      Easy to compare Estates to us but was Estates charged $4.35 per share for a June 2023 “assessment”.

        Checked with friend in Park City Estates.  Their maintenance is going up 5.46%.  Anyone know of other coops in the area?

          There are 9 members comprising the Board of Directors. It takes at least FIVE (5) of the NINE (9) members to agree on an action.

          One or two “good board members” can’t do anything for the co-op. There were three people on the prior Board who disagreed with almost all of the excessive spending – especially the $840,000 cameras – but SIX members out-voted them and now we have meaningless cameras everywhere.

           

          The Board took out a $30 million mortgage when they came into power. They paid off the $16 million old mortgage and then starting spending. It made them feel powerful. But then they had to beef up the piggy bank so in June 2023 everyone paid an additional $4.35 per share “Assessment”… that came to about $1.3 million dollars more in their piggy bank… and they are spending it.

          The average 224 shares one-bedroom paid an extra $976 for the June 2023 Assessment and now the 4.7% increase will be an additional $31.00 a month more in maintenance in 2024. Will that feed their money-hungry mouths or will there be another “Assessment” in June 2024?

          They need the 4.7% increase so that they can either balance the 2024 budget or spend more on unnecessary stuff.  WHY! When we are scraping bottom, did the Board create “merit based increases for some security and staff members”?

          Did your boss give you more money because you work “beyond meeting minimum requirements”?  I DOUBT IT!

           

          This will continue for as long as shareholders just sit on their hands.  We need to remove this Board asap!

            There is no need to get all new board members as the key is to have board members unafraid to hold management counsel and members accountable

              Even 1 or 2 good board members who are tough can do a lot of good for the coop

                After the recent boiler repair, there is almost no water pressure for the hot waterin our bathtub in 9805. I will call the office tomorrow. Anyone else have this problem?

                  As for many of the recent comments on this site, each of you will find your answer in the ABOUT US tab of this website. I also encourage you to view the Certificate of Incorporation (Page 4 “Section 4. Resignation and Removal”) posted in the DOCUMENTS tab of this website – if pages do not open, look in Downloads and click on the file.

                  Basically, with a meeting called for the specific purpose of removing members from the Board of Directors, a shareholder majority can remove one, two, three, OR ALL members of the Board (it is stated as such in Section 4 of our By Laws). The big question is “What then?”

                  We already tried putting 9 inexperienced shareholders on the Board and, in my personal opinion, we only managed to empower a lawyer to lead them by their noses for two-plus years!

                   

                  Going back to “What then?” – again, in my personal opinion – we have to start with a new lawyer from a different law firm and if the entire Board must be removed to accomplish that then – so be it!

                    It’s very distressing to go on Zillow and see how many people in the complex are trying to sell and how long some things are on the market even after big price drops. It seems like half the listings for sale in rego park are in our complex.

                      Putting big desks for the security was a waste of money making a big new office for David so he can sit like a king is a waste of our money who the heck is he. Greedy person robbing all of us! What kind of person does a renovation for his nasty self as the first project which he probably spent around 250k for including all the new equipment. Who the heck is he to have a brand new office like that. Who approved this?! Rose? Zarina best friend!!

                        Organizing a protest outside the office makes 0 sense. Just talk to your neighbors, express your disappointment, and don’t vote for these people next time

                          The thieves just sent a letter 4.7% maintenance increase. Time to get Zarina out. We need to organize a protest outside of the building. Ron how can I get into contact with you?

                            I passed the below information to members of OneVoice Tenants Association and thought I’d share it here.  I hope it’s helpful to those with  billing issues.

                            I went through my last 7 months of 2023 maintenance bills and, using the kHw usage divided into the dollar amount charged, I came up with what looks like we’ve already been paying a variable rate.

                            May 2023 reads .1698870056cents per kHw {that’s almost 17 cents} to simplify the next 6 months, I’m only going to use the first 4 digits:

                            June 2023        = .1738 (again, these are all cents per kHw not dollars)

                            July 2023         = .1647

                            August             = .1831

                            September        = .1953

                            October             = .2218

                            November         = .2457

                            December         = .2385

                            While it may appear the rate is getting higher – I spot checked some 2022 rates, as follows:

                            May 2022                = .1922   

                            September 2022     = .2435   

                            December 2022      = .2235

                            Lastly, do what I do. On the 20th day of every month check your meter and write the usage number on your wall calendar (it helps when you use ALEXA reminders – or SIRI ). Then, when you receive your maintenance bill showing the prior month’s usage you can compare it and should be within 50kHw of your calendar entry.

                              If that’s the case then the management should review the expected process of how to resolve delayed billing as outlined on the NY DPS website

                                in reply to the below comment: Even though they don’t regulate the company our management uses which is amps elemco, they are able to file a case for investigation. You have to call and ask for sub meter department who deal with it and ask for Mr Rick

                                You need to obtain a copy of an electric statement from the management office, and find an account number there and your individual meeter number.

                                This information you need in order to file a complaint

                                Electric company is not responding to phone calls and messages. So better deal with dps, they will help

                                  Hi I called the dps website for the electric submeter they said they don’t regulate the company our management uses which is amps elemco
