      Ron, can you explain what happened when you tried to get access to the coop records?

      ANSWER:

      I wanted access to all Board Minutes and the Akam – and other contracts.  Normally a standard Affidavit is required, basically stating that the information won’t be used for other than informational purposes, HOWEVER Emma notified my attorney that a more restrictive Affidavit was required AND Emma stated that after that restricted affidavit was accepted that I could not disclose any of the information with anyone else (if I did, the coop would take me to court).

       

      While a “normal” affidavit is cited under Business Corporation Law (BCL), Emma decided to ask for one that is used by Tenant’s Associations which would, under the circumstances, require greater confidentiality since the Tenants Association “parties” are not elected by the shareholders and would be entitled to some form of personal secrecy.

       

      My attorney and I agreed not to pursue it further until the results of the September 2022 election was over – and we would hopefully be dealing with a more righteous Board but that did not happen. Subsequently my attorney was working on an out-of-State case for her firm so our discussions stopped. 

       

      The thought is still in my mind to pursue a judge’s decision to rule that the coop must revert to a “normal” Affidavit – as well as a ruling on the illegal removal of shareholder rights under By Laws Article 1, Section 1 and to reinstate the illegal omission and go forward with the month of May 2023  Annual Shareholders Meeting and Elections for the Board of Directors.

              cant help but noticed all on board are getting fat. guess threir weekly meetings are catered. the old board just ordered pizza. there is another way for them to get fat but we cant prove that until an outsider examines our books.

                Regarding the horn blowing every 20 minutes:  I expected a lot more noise from the construction on 63rd.  The horn is a necessary safety measure for the workers and it never blows past late afternoon.

                And I’m glad that you’re back Ron.  Let this site be only for issues relating to Park City and our neighborhood and not about either political side.  There are more than enough other sites where people can spout their social and political agendas.

                    That horn is so annoying every day and every 20 minutes. Is anyone complaining to 311 for that building across the street they seem to be disrespecting our living. What is the purpose of that horn blowing day and night?!!!!

                      I would hope that “the point of this group” would be to find out what is happening in our coop.  For instance, this group was the only way that we found out how much we’re being charged to install an oven.  It’s been months since we’ve received a newsletter from the coop letting us know what is happening.  Under the previous management, we received newsletters each month.  So sharing whatever information we have is the point of this group.

                        While I had supported Chandra and did not vote for the current board, I do agree with the last comment.  Racist attacks against anyone, including our maintenance staff, should not be tolerated by anyone from any group.  We may disagree on the direction that we take and who should be leading those efforts, but our remarks should center on facts and not on one’s prejudices.

                            Just an aside about the word “tip”.  While most people think that it stands for To Insure Promptness, that is not the case.   It’s an 18th century English slang term meaning “to give”, which is why we not only give tips of money to waiters but tips of inside information to our friends.  And my “tip” is for you to look into things further because everything you’ve come to believe may not be so.

                              The maintenance men and porters are all Union Members. They get paid a fixed salary as was negotiated earlier this year under their Union’s new contract (a city-wide contract for all residential buildings in NYC). There should not be any increase just because of that new contract.

                               

                              Under the original Offering Plan, the Sponsor allowed for 7 apartments to be delegated to building superintendents. One apartment in each building was reserved for the “super” of that building and the 7th apartment delegated for the head supervisor (I forget what his title is). The 7 apartments are specified in the 3rd Amendment of the Offering Plan indicating that those apartments were not to be sold by the co-op. That was THEN but many things have since changed. One change is that at least one super purchased his apartment and has been a shareholder – paying shareholder rates.

                               

                              To the best of my knowledge no maintenance staff are living in an apartment “for free”.  The Offering Plan did not specify the amount the supers were to pay.

                               

                              The origin of the word TIP dates to the 18th Century and was applicable to a restaurant’s “Maitre’D” who would seat the customers. The TIP was handed to the Maitre’D before he seated the customers.  To Insure Promptness – TIP [for a good table and prompt service].

                               

                              Offering a TIP “was” generally made to any person who provides excellent service – though today you’ll see a TIP request on some creditcard scanners – (like at SUBWAY) and at the bottom of your restaurant bill. Today, the TIP is optionally given as your personal appreciation for the workers who receive low wages (delivery boys, restaurant servers, sandwich makers, Lyft, etc.).  Tipping is not mandatory in any business – it’s simply optional.

                                I am not comfortable for a maintenance increase! This Board took out a larger loan and we will all have to pay for it. In the mean time they are wasting money on cameras, new garage doors that they leave open all day, a new office for the manager along with a pickup truck!. Doesn’t anyone see what is going on??

                                  “Shareholders” should not be punished financially because management picked up the fees. Shareholder comes first. Maintence workers work to provide services for us.
