It sounds like two years of capital a**essments and nothing to show for the money topped off with a 6% increase!

        DOES THIS RING ANY BELLS?

        Generative AI is experimental.

        AI Overview

In 2023, condo owners at the Palm Bay Yacht Club in Miami, Florida, alleged that AKAM, the property manager, inflated the cost of repairs needed to recertify the building. The owners claimed that AKAM’s estimate was more than double the amount needed for the repairs.

        What happened?

        • The building needed a 40-year recertification, which requires an engineer to assess the building’s structural and electrical condition.
        • AKAM’s engineer estimated that the building needed $46 million in repairs.
        • Residents hired their own engineer, who estimated the repairs would cost around $23 million.
        • Residents filed a lawsuit against AKAM, the association, and others, alleging fraud, negligence, and questionable financial decisions.
        • The lawsuit claimed that AKAM knowingly included unnecessary repairs to inflate the cost of the project.
        • The lawsuit also claimed that AKAM mismanaged association funds.

        The Problem
Upon further investigation, the initial engineer largely inflated the cost of repairs. Residents believe AKAM is not only inflating numbers but also wants to hire their sister company, Project Management Group, to oversee the repairs.

Many residents say they did not know Project Management Group was associated with AKAM.

For those of you who live in a three bedroom don’t you think the maintenance is a little too high? It’s like renting an apartment

Anyone curious as to why the manager & our President Rose continues to approve overtime for Security.  Enough is enough!  Hire the proper staffing so the Supervisor & his wife & a host of others are constantly working extra shifts.  It’s the boards fiduciary responsibility to stay within the budget.

IMO To the comment that said and compared the heat to when JAIN was here, being a tenant that lived more than ten years, I remember  the heat blasting and being very hot. Nice try Emma or David. Atleast he was not cheap about the heat and persevered our money. Only did Maintence increase of 1% percent a year and always need board approval tenants to move in. Weird people your bringing into thr buildings as well and weird rules including allowing big big dogs in the building where they take dumps on our elevator carpets. Thinking people will favor you for that rule. No they actually don’t.

Imo our esteemed manager wore out his welcome here, knows it, and this whole estates debacle is him trying to jump ship to delay the inevitable

I just received a call from the Housing Preservation and Development department asking what the heat was like in the building. Guess the 311 complaints are working. To be fair though, the heat is on; it is just low at times and definitely turned on less than when Mr. Jain was around.

Totally agree with the last comment. We are the shareholders in this coop not the manager, Akam or the attorney.  Retaliation from him or his attorney is not acceptable change your mindset.
You can continue to send emails to Akam and keep a log of all communications. They cannot ignore all the complaints.

If the manager retaliated against you that is something you can track and report to your government. Honestly you all need to understand akam isn’t the city government and the city loves to Crack down on corporations
