Somewhere in your apartment you have a meter.
In some apartments it’s in the upper portion of a closet or just inside the entrance door near the ceiling. It records your electricity usage.
Periodically the electric company somehow scans the apartment (like WiFi) and gives the usage for all of the apartments of all 6 buildings to AKAM. AKAM shows the usage dates for the 30 days and the per hour rate on your maintenance bill to the right of your name and address.

They didn’t start disclosing the KWH until October 2024
Usage Jul/Aug = 0.25898
Usage Aug/Sep = 0.32160 an increase of 6 cents
Usage Sep/Oct = 0.27303
Usage Oct/Nov = 0.25106
Usage Nov/Dec = 0.27903 an increase of 3 cents
Usage Dec/Jan 2025 = 0.35607 an incease of 8 cents SO FAR
I wonder if they are using current rates for previous months usage????

and look at the electric charges ! pay attention to the dates and rate per kilowatt

Rate for park city is :
Dec 2024- January – was 9.08 per kilowatt
Jan-Feb 2025- increased to 11.33 per kilowatt
last month bill my electricity was much less,
man’s this time is $20 more
what is going on?

Regarding 1:59 pm – ACRIS and not finding your name –
Try again but this time select PARCEL IDENTIFIER
Select QUEENS block 2086 Lot 50 and enter your apartment number (under the Queens tab).
This is a more difficult search because its going to show every same apartment number in the co-op
(meaning if you enter 5A then every 5A apartment activity in all 6 buildings will come up).
You can tediously click on each one until you find yours OR BETTER –

look at the headings on the black bar. Click on MAX ROWS and select 99 (there won’t be 99 line items)
then, under the black bar is a Grey bar. Look at the columns on the right headed Party 1 and Party 2
Those columns show buyer and seller or buyer and mortgage bank
Scroll down slowly. If you don’t see your name in either column – you might have a problem but more than likely you will find your name misspelled or under the name of a family member that is the purchaser of record.
