Hello everybody I am posting Zarina and roses number on this website these goons need to go. First and foremost for eveyone to not understand or see that it was very selfish of them to reneovate the office downstairs in 9707 for David’s new team. That was for them not us and 100k went towards that renovation. This all Zarina!!! Please we need her out immediately!!

The corruption is top to bottom there is a rumor that the head of security is extorting the guards. Apparently this guy Lakani is firing guards and hiring new guards but for a fee. If Navid is aware of this then he’s just as guilty. Hopefully the proper authorities will be called in to deal with all these folks and they get what they deserve.

People forget, the entire reason that Rose and Zarina were given bans to do sales in the building was they were caught faking documents for buyers and tenants and doing illegal sublets. What on earth do people imagine they have been doing for the last year. 4% is actually a blessing.

First they borrow millions and then raise the maintenance at the highest rate in at least 20 years. The previous high was never more than 3%. But why should we complain. After all, we’re getting a new management office for an increased management staff and some pretty holiday decorations for our money (LOL).
This site is filled with complaints about the board and Zarina, but that wont change anything. We need candidates that will go out just like Rose and company did and get proxies to change our board membership. We had good candidates this time, but most waited until election night to even present themselves. We need to use the same tactics – getting proxies dated the day of the election. Otherwise, nothing will change.

You are foolish to think the 4 % increase will be the only increase in 2023. Brace yourselves for an assessment in the near future. They fail to mention they must also cover the new refinanced mortgage payments.

Side deal# 1 new furniture and updates to the management office in 9707 for David and his team. They could have kept it the old way just to be humble. But no they chose to hide in that splendid new office so Zarina can come and look at apartments to sell.
side deal 2# security office in basement 9707- fully renovated and has no commercial tenants. Loss of income for coop. Construction being don by Russians who Zarina knows.
side deal #3 hiring akam and attorney Emma to and made deal with akam to put zarinas husband if they win the board elections.
side deal #4 – all rentals to Russians and Uzbeks and immigrants with no documents getting in park city with no board approval!
side deal #5 _ pending elevator project still no progress in the capital improvements however more billing for elevator expenses for now until the project comes through. Contractor is zarinas friend and is bucharian.
side deal #6- garage doors. Not necessary and no changes from previous doors. Just to waste money and make new contract with a new company.
side deal#7 – new vending machines, was not really important but Zarina wanted her deal and kick back with a new company, she could’ve kept the old one. Side deal #8 – new laundry machines and new company could’ve kept old one but Zarina hired new company to make her money. Wasting ours . Side deal# 9 – security cameras in the hallways, not necessary if we have security guards down stairs but Zarina wanted her Money!! Side deal #10 – increase in Maintence staff, new Russian faces, Zarina’s friends, who she recruits and makes a commission off of every paycheck.

How do we go about terminating current board members now. I need signatures in regards to the Maintence increases. Please assist I no longer want Zarina Yusupov and her real estate communist USSR team running the show. We need her out asap but a big lawsuit is coming to her for messing up this coop. Did you attend meeting on the pool deck? They promised they will not increase the maintenance fee if they are re-elected.
They gave reason for refinance with high interest because they don’t want to increase maintenance fee.
You can’t compare with national inflation.

Percentages are deceptive mathematics. Right now we “should be” paying maintenance of $2.8329 (two dollars 83 cents) per share.
A 4% increase would change it to $2.9462 (two dollars 94 cents). That’s an increase of 0.1133 cents per share.
The original Offering Plan states the coop has a total of 303,849 shares. Multiply that by 0.1133 cents and you get $34,426.09 per month.
For an entire year it comes to $413,113.10 (four hundred and thirteen thousand dollars).
How incompetent is our board that they could not have foreseen this BEFORE they contracted the unnecessary cameras project?

Multiply your shares by .1133 cents and that is how much more you will pay each month. The average studio is 168 shares so their increase will be $19 (nineteen dollars) more each month.
I come from an Italian family and my grandfather once told me that, when you go into business, the person most likely to screw you will be another Italian. As an experienced businessman I can tell that is true of every nationality.
Call me racist but we have a Russian controlled board and the majority of the people who voted for them were Russian-speaking shareholders. None of them looked at the qualifications of the candidates in the last election. They just listened to the Russian bullshit and voted for them. The board promised ‘no fees unless all the shareholders agreed to them”. It never happened. “No maintenance increase in 2023”. You people believed them because they spoke Russian and voted for them. WHEN ARE YOU GOING TO LEARN?
Vote for them once is just a mistake. Vote for them twice shows you are ignorant!
Ron said if we can get shareholders with shares that total over 51% that we can vote out one or more members or the entire board. How many people are willing to do it? Probably none and that’s the reason this board is raping the coop with their eyes wide open.

Combining both the 4% maintenance increase and 8.9% garage increase, we have a total increase of 12.9% which coincides with the local inflation rate (they say the national average is about 7.9% but it’s obviously greater in NYC). So my question is when was the last time maintenance increased under Jain and what was the % increase? Although I am not happy with the increase, I am not surprised considering the overall economic landscape and inflation. It would be silly to expect that maintenance would not increase, even without the bullshit projects like camera installation. It seems that they also expanded the security guard team which definitely adds expenses. I am not trying to justify the current board, I am simply trying to weigh this from a rational standpoint without all the inter-personal gossip and bullshit. It wouldn’t be difficult to find out why they increased because all we have to ask for is a breakdown of the increased costs to justify it, and then compare the sum of money increased to the standard by which they are judging Park City to be “a healthy coop” and see if we meet that standard. Can anyone answer those 2 questions I asked ? ~ tenant

I think we need to all stand out side the coops and strike them out of the office that is only way!! How can we organize this anyone know? Who is in charge of the watsap groups? There is no way I am going to allow a highly known fraudster run the show and make it miserable for the rest of us!!

Zarina Yusupova might know, one day somebody might sue her regarding with Park city 3 & 4 . She definitely keep reserve fund from park city refinancing million dollars. She was accountant and studied in LaGuardia community college. So she know very well about weep hole from co-op management and took advantage when people were bitter taste with old management.
That is why fired most of loyalty employees and organization after new board were elected. Protect by herself, leak the importance news from new board.
Many share holders mind set are “Whatever happened we don’t care as long as maintenance are not increase.”
Now they announced 4% will increase in February 2023. Including garage fees, even though, garage roof were worst leakage and made poon in the garage.
Obliviously, they are not taking care gardening nursery or other facilities of park city.
I mean take the money from people then should give back better service.
They are not transparency for employing at management office or AKAM.
I am working in big Cooperation company, I know how cooperation are luxury salary and poor service.
All share holders, should wake up and attention on this increasing maintenance fee.
We should consider worse scenarios and select one from lesser worse.
