      I have an uneasy feeling.  Things have been going too quietly even though the election is this Thursday.  Do you suppose that the fix is already in?

        This is the final Monday before the Annual Shareholders Meeting and election of a new Board of Directors.

         

        The names of the 10 NEW candidates as they are alphabetically listed on your Honest Ballot proxy are:

        CHOOSE WELL.

        IT TAKES ANY FIVE – OR MORE – OF THE NEW CANDIDATES TO GAIN CONTROL OF THE NEW 2022-2023 BOARD OF DIRECTORS.

         

        THE CURRENT BOARD HAS COME UP WITH MULTIPLE PROJECTS TO BE PAID IN THE FUTURE. A NEW BOARD CAN LOOK AT THOSE PROJECTS AND DETERMINE IF THE WORK REALLY MUST BE DONE NOW.

         

        OUR BY-LAWS SPECIFICALLY STATE

        “AT EACH MEETING OF SHAREHOLDERS, THE PRESIDENT, OR IN HIS ABSENCE A VICE PRESIDENT, SHALL ACT AS CHAIRMAN OF THE MEETING. THE SECRETARY, OR IN HIS ABSENCE SUCH PERSON AS MAY BE APPOINTED BY THE CHAIRMAN, SHALL ACT AS SECRETARY OF THE MEETING. SO FAR AS IS CONSISTENT WITH THE PURPOSES OF THE MEETING, THE ORDER OF BUSINESS SHALL BE AS FOLLOWS:

        1.      CALL TO ORDER

        2.     PRESENTATION OF PROOF OF DUE CALLING OF THE MEETING.

        3.     ROLL CALL AND PRESENTATION AND EXAMINATION OF THE PROXIES;

        4.     READING OF MINUTES OF PREVIOUS MEETING OR MEETINGS.

        5.     REPORTS OF OFFICERS AND COMMITTEES.

        6.     IF THE ANNUAL MEETING, THE APPOINTMENT OF INSPECTORS OF ELECTION, IF ANY.

        7.     IF THE ANNUAL MEETING, THE ELECTION OF DIRECTORS.

        8.     UNFINISHED BUSINESS.

        9.     NEW BUSINESS.

        10.   ADJOURNMENT”

         

        THERE IS NOTHING IN OUR BY-LAWS THAT CALLS FOR ANY ORIENTATION OR DECLARATION BY CORPORATION COUNSEL.

              A history lesson:

               

              After WWll Russians knocked at the doors of the 15 Eastern Bloc countries. Spoke in a familiar language and became the USSR… all with the intent to convert those countries to a socialist lifestyle under communist rule.

               

              Many of you are very familiar with that history so I’m compelled to ask you …

                So the management is up to scheming again with the election.  It seems they want us to show up at 7pm but the “official proxy”says 6:30pm. So what is it? Do they want people to show up late and not be able to vote??? They are so untrustworthy!

                  Walking the complex I noticed a lot of confused shareholders. It’s a shame that they are allowing and trusting the current board to do whatever they want with the Co-ops money. POWER in the hands of the wrong people is dangerous.!!

                  i heard there is a celebration coming up soon. Guess who will be paying for it.??? Your pockets.!!!

                    New newsletter came in today claiming all the new improvements we need (phony improvements to just make their new contract deals) 1. Besides for purposely keeping us hostage with the elevators, why do we need to spend money on a new FOB system and cameras. Did’nt the prior management recently change that??

                    2. They forgot to mention the renovation they are doing for the big boss David and his new office in 9707 all the way in the basement. He is making a fully new renovated office for himself and his high horse. Was that needed? He could have simply moved into that office humbly. Why they are not mentioning that in the newsletter????? I really hope they lose!

                      I remember when this group was an investor wary Resident Shareholders associaton. It even says so in the about us

                      Now its allowing pro investor comments and a non-shareholder in a leadership position.

                      Claiming this is due to free speech isn’t true as the owners delete comments they disagree with all the time. By allowing all this it seems the group has completely changed in its original mission

                        The only way that we can stop using Honest Ballot and their hand-picked lawyer is to get at least 5 new candidates elected to the Board.  Otherwise, there wont be any changes to our situation.   We still have too many shareholders that wont bother to vote and that is our greatest impediment to change.  Hopefully enough of them don’t repeat their past inactions and this time send in their ballots or submit them at the meeting next Thursday.

                          We’ll NEVER use Honest Ballot Assn again. They are in the pocket of the people who pay their bill. Notice how they permitted their proxy to show who new candidate “investors” were but no mention of the realty brokers on the current Board.

                           

                          At least one new candidate is referenced as an investor. When he owns the apartment so that his mother can live in it – does that make him an investor? Investors have a stake in our co-op. They remodel their apartments and are concerned about the building’s up-keep – else no one would want to rent here. It’s good for bringing in new people, new families. It’s good for resident shareholders too.

                           

                          Let’s look at our current Board realty brokers. Their business is getting shareholders to move out and getting commissions for reselling it. But you won’t see the words realty broker next to their name on the not-so Honest Ballot Assn proxy.

                           

                          Birds of a feather stick together, and that applies to con artists and criminal conspirators as well.

                           

                          Say goodbye to Honest Ballot. Say goodbye to the Rose Markov entire Board.

                            Don’t know what legally can keep us from ousting their lawyer, but she can be prevented from billing us by not using her services.  But if she doesn’t have a contract, she’s totally out of here.   Either way, she’s soaked us already for her on-site appearances and her part in borrowing $15 million.

                              What you are asking is what the new Board Candidates also want.

                              That’s why they are running.

                               

                              No one can answer the question about the attorney because we won’t know what kind of agreement the Zarina Board committed our co-op to…. but if it’s possible -she will go too.

                               

                              I hope that gives you the answers so that now you can vote.

                               

                              They also know their fate is in the hands of shareholders like you. Why else would they pull the dirty tricks of removing new candidate BIOs from the bulletin boards; putting up their full color BIOs everywhere; and faking signs that there was no August 24th candidates meeting in the 62nd street park.

                              THEY ARE SCARED!

                                Question before I send in my vote: will the new board, not ZARINA’s board, terminate the attorney Emma, David and Akam? And will they pay off the attorney for all that was billed this entire year? Or was this all done to scheme us and cash out how much they can for their pockets? What is the plan?
