Hi everyone,
Just wanted to provide you inside information on the boards plan to charge us all capital assessments and increase our maintenance bills through this tactic. Elevator not working for two months in 9707. They are making pretend they cannot fix it so they can find a contract deal with a new elevator company get a kick back from them and instead of fixing the elevator they are going to replace it. This is their tactic and motive. Meanwhile all of us are suffering to fill their pockets and the communist regime. I hope this news spreads to all of our coop shareholders.

There have been many negative comments about the present Board and Management here. If they’re not true, it would be easy enough for them to hold a regular meeting so that we could hear their side. Since we no longer get monthly newsletters and no annual meeting, it appears that they have no defense. The last newsletter that we received months ago said we would be told about new projects, but nothing was heard since. They promised to be more open and forthcoming when they ran for office, but have basically been invisible. It’s time for them to come out of their bunkers and face the shareholders of Park City.

Elevator not working for one month. What do we pay maintenance for? To be stuck in our houses? Senior citizens, people with disabilities are suffering due to this issue. Is there any action being taken to speed up the process. All I see is all our money going to rebuilding David’s new office and renovation process sure is going by Quickly, rather than fixing the elevator. What a shame!

Using all the issues with Chandra to justify the gang in charge now is no excuse. I’ve lived in several coops before and have never seen this level of underhanded behavior. Chandra was bad, but what we have now makes me worried about staying in my home.

Really dislike the new secretary. She is extremely rude and mean and little spy. Maintenance workers are scared to speak to shareholders any more. Park city becoming very hostile environment. Don’t feel the peace over here any more and the happy vibes. Second it’s like they are making it a communist regime here. Chandra held it down way better. David not fit for property manager. We need a change ASAP. When is the meeting?! God I hope they bring Doris back, I hate that new secretary.

In past years, the June Maintenance Bill would reflect the New York State Rebate that would be used in part to reduce the maintenance and, in part, be used by the Coop to use some of the rebate as an assessment. That assessment money would be used for Coop projects. Since Park City shareholders have not been shown a budget for this year (unlike every previous year), we have no idea how that assessment money is being used. A record of no accountability by this Board continues.

What we need now is a whole new management/board with no ties to the past or present. There are shareholders with no ties that have said that they would run. If the present board members knew that they would win, then they would have held an election this month. Obviously, they know that they would lose.
The only issue would be their performance and their accomplishments – poor staff morale, firing Doris, no annual financial statement, nepotism, outside influence and control, favored approvals based on using a particular real estate agent, unqualified hirings, delayed election, few monthly updates, eliminating previous fines as promised but imposing new fines in spite of promises, and, perhaps most of all, potential loans that will put us into financial debt.
So here is a challenge to anyone on this site that feels that the present management/board deserves to remain. What major improvements have been made that haven’t also had a negative side? For instance, you can now pay your maintenance conveniently on-line, but can no longer bring it conveniently to the office. Great for many of us, bad especially for others with little or no computer skills. So let’s hear from you because, otherwise, your silence will speak louder than words.

Regarding reduced maintenance – I personally heard from an elderly Russian senior in my building who said that shareholders would be promised a lower monthly maintenance bill. He was also asked for a campaign contribution and he gave $100. I doubt that he or anyone else actually got a reduced bill in spite of the rumors. At least I hope it’s not the case.

To clarify my conversation with an attorney – she was doing a personal favor for me by reviewing the co-op By Laws and website THOUGHTS.
This is an open forum so I will not mention the items that I did discuss with her… or her responses and suggestions.
Factually, right now, she is just a friend who happens to be an attorney. I have not yet officially engaged her or her firm to represent me.
There is no need to be concerned with contributing to her fees. As a tenants association, any fees will be funded by me personally.
I don’t want to say anything more at this time.
Also, I don’t like keeping you in the dark but Rome wasn’t built in a day… it was done one brick at a time.
