No more elections I guess?
In my opinion, I don’t think Akam really cares about the slums in between as long as they get their money. Here it’s not about respect, honesty or integrity. This is all about making fast cash.
Hopefully in the end they all end up in prison where they all belong.!!
I’m surprised the Akam even deals with Zarina. A well known accredited management company working with a fraudster? Corruption to its finest!
In all seriousness, does anyone have a clue about the annual meeting or elections? Are they planning to hold a clandestine vote at 3am or some other scam?
Got a newsletter today. Board says four months since they took over. It’s been six months.
There are only eight members of the Board listed – there should be nine. Our By Laws prohibit a change in the number of directors without the prior consent of the shareholders at an annual meeting.
According to the “news” we don’t need any people in the office at all.
Our repairs and things we would normally call the office for are going to be done online [if every senior has access].
Our monthly payments can be paid electronically or mailed.
Apartment sales applications will be done online to Akam (if you really believe that).
They imposed a $100 fee for slobs who toss trash the compactor rooms and while we might agree to it – all fees were supposed to be voted on by the shareholders (said the attorney in a very loud voice).
After 42 years of doing their work in this co-op the Board/Akam decided to create a new schedule of the maintenance staff’s work – and we are unaware of exactly what that means to us.
The rules for pets and garage have always been in effect so this Board had nothing to do with them. The laundry rooms are probably being updated because of a contract renewal – as happens with each renewal so the Board really did nothing.
The only thing that looks promising is that with all of the added online features we don’t need 4 people in the office and don’t need an onsite manager when we can just have the assistant manager walk around and take pictures to send to Akam.
WOW, are we going to save a lot of money by getting rid of all of those people being replaced by online services!
I guess that’s all that has been done in six months except for violating our By Laws concerning an Annual Meeting and election of directors to take place on the second Tuesday of May “each and every year” and with a minimum of 10 days advance notice to every shareholder.
Nothing in the By Laws covers any exception (except for legal holidays) so the Board can only remain in power “for a full year” with a court order of which we have not been informed.
To this Board and their attorney – apparently our corporation By Laws are just paper to be ignored.
Do we need to form a protest and invite news reporters to bring this scam Board out into the open? Maybe we do need to have news reporters gathered in front of the office to hear our protests. Any other THOUGHTS Ron, Lewis, Lalit, Arthur?

I just found out that the Board is so afraid of Doris that the attorneys sent her a Cease and Desist letter saying she was bad-mouthing them.
That’s a load of CRAP.
I spoke with Doris right after she was fired. She told me she thought it was the best thing for her because of the tension she felt in that office AND she said she prays for them. THAT’S NOT A HOSTILE RESPONSE TO BEING FIRED.
As if that wasn’t bad enough, the Board of Directors sent her a notice to revoke her month to month lease and said she must move out by July of this year.
My comments and others have all said that if there’s a new Board they should rehire Doris to run the office. The Board’s act to make her move just shows how very afraid they are to have an honest, and experienced, person looking over their shoulders.
Both of those things are disgusting acts by a frightened Board and they deserve to be voted out of office FOREVER!

Why did the building put up paid bike racks if many residents are now keeping bikes, strollers and carts out on shared cat walks? Do rules apply equally to all residents anymore or do some people have special rules based on ethnicity? Not to mention some people have mentioned that their neighbors are getting clothing washing machines in their units, causing plumbing and electrical issues for nearby apartments.

This website’s primary intent is to unite the voices of a minimum of 800 RESIDENT shareholders who are separated by six buildings.
In effect, a body of those RESIDENT shareholders speaking in ONE VOICE against an uncaring or hostile Board of Directors.
They are horrible people and will keep trying to make the shareholders think they are following the rules and doing things by the book.

Very funny, the new board must be on this site daily. Yesterday someone mentioned posting the garage list and today it’s up by the mailrooms. Certainly everyone who became extra special priority after the election, got spots already, but to the victor go the spoils.
It’s not important but comments made by Zarina & company are so very obvious – like this one (following below).
This time, I won’t delete it. I’ll leave it up for a while so everyone can read into “their” intent to discredit this site.
I’ve deleted every comment about the strike and the impossible $100milllion mortgage because they’re irrelevant today. I delete every libelous comment – for instance when someone actually uses a person’s name and calls them “a piece of shit”. (next time, don’t use her name and I might let it go).
My point of view lies solely for the good of the co-op. Why else would I keep this website open? It was initially created to act against the old Board… but I believe everyone knows it still serves that purpose… just a different Board.

Unfortunately, we have no idea how Ronald Migut is manipulating posts on this website. Some posts are edited. Some posts are deleted and some posts are allowed. I agree with another user that Ronald Migut seems to only allow posts that align with his views.

Use your own judgment as you evaluate Ronald Migut, the current board, David J. and the current state of Park City 3 + 4 Apartments.
In my opinion, keeping track on all the sales and who the listing agent should be a must.!!!
you should also request to have the garage list PUBLIC. You need to make sure David & Zarina are not packing money under the table by selling garage spots. David’s parents were number 20 on the list when he became the GM. David assigned his parents a spot immediately.
The Co- op will be in high financial risk if these Idiots don’t get kicked out soon.!!
When is the next ELECTION.????
Lots of units in the complex are recently listing for sale, I’m going to start keeping track of which units are from zarinas east coast reality vs all the other agents and if any from other agents are allowed to close. This way we could present this at the next shareholder meeting or maybe to the DA office.

she handles everything from Bulgaria and calls the shots on all purchase and sales applications.
Never time your purchase or rental application gets denied you will no why or you can simply list your apartment with Zarina to make sure you get approved without a doubt.
not a person on that board cares about Park City 3and4, their only motive here is their personal revenge they have going against Chandra.
The attorney on the other hand is getting lots of cash in return for her service💰💰and for covering up for them.Shareholders, Park City 3and4 future is in your hands.. are these the type of people you want handling the affairs of this beautiful Co-op.???
