So it is true Zarina’s son jonathan Yosef along with his wife Chaya has purchased apartments with cash. The attorney approves it and this is called collusion, fraud and related party transactions. Also coop was sold for below value and not at arms length. Which destroys values of other coops in the buildings. This is enough to send to the district attorney office as proof of fraud and hiding. Let’s do this

Wow! That’s a lot of information but sadly not surprised at all. The corruption is unraveling and coming to light. Fellow shareholders let’s get active and make a positive change for our Coop before we are left with nothing.

Keymaster- Wheres the money going?
- I’m told two apts in 9740 are owned by PC 3&4. they were bought when shareholders went into default.
- I checked and the studio #7N would pay maintenance a little over $500 but as a rental it could go for $1700 per month.
- And the one bedroom #9F would pay about $800 maintenance but can rent for over $2000.
- AKAM is billing the co-op for those apts at shareholder maintenance rates (500 & 800).
- But if the renters are paying $17oo and $2000 then WHO are they paying the rent to???
- NYC shows 7N was bought in March 2024 and the 9F bought in April 2021.
- Some one must be billing the renters and the extra moneys are not shown on the financials.
I think I can guess WHO is billing the renters and pocketing the extra money. What do you think?

Great New-it’s my understanding that night-shift lobby/ desk security has resumed in all Park City 3+4 buildings! Good to know that our security (which we pay for) concerns were addressed and returned to what Park City was known for 24/7 in person building security. Velarie 9737#12H

It sounds like two years of capital a**essments and nothing to show for the money topped off with a 6% increase!

KeymasterDOES THIS RING ANY BELLS?
Generative AI is experimental.
AI Overview
In 2023, condo owners at the Palm Bay Yacht Club in Miami, Florida, alleged that AKAM, the property manager, inflated the cost of repairs needed to recertify the building. The owners claimed that AKAM’s estimate was more than double the amount needed for the repairs.
What happened?
- The building needed a 40-year recertification, which requires an engineer to assess the building’s structural and electrical condition.
- AKAM’s engineer estimated that the building needed $46 million in repairs.
- Residents hired their own engineer, who estimated the repairs would cost around $23 million.
- Residents filed a lawsuit against AKAM, the association, and others, alleging fraud, negligence, and questionable financial decisions.
- The lawsuit claimed that AKAM knowingly included unnecessary repairs to inflate the cost of the project.
- The lawsuit also claimed that AKAM mismanaged association funds.
The Problem
Upon further investigation, the initial engineer largely inflated the cost of repairs. Residents believe AKAM is not only inflating numbers but also wants to hire their sister company, Project Management Group, to oversee the repairs. Many residents say they did not know Project Management Group was associated with AKAM.

For those of you who live in a three bedroom don’t you think the maintenance is a little too high? It’s like renting an apartment

Anyone curious as to why the manager & our President Rose continues to approve overtime for Security. Enough is enough! Hire the proper staffing so the Supervisor & his wife & a host of others are constantly working extra shifts. It’s the boards fiduciary responsibility to stay within the budget.

IMO To the comment that said and compared the heat to when JAIN was here, being a tenant that lived more than ten years, I remember the heat blasting and being very hot. Nice try Emma or David. Atleast he was not cheap about the heat and persevered our money. Only did Maintence increase of 1% percent a year and always need board approval tenants to move in. Weird people your bringing into thr buildings as well and weird rules including allowing big big dogs in the building where they take dumps on our elevator carpets. Thinking people will favor you for that rule. No they actually don’t.

IMO Because he turned the heat he is probably going to send us maintenance letter increase blaming the heat but not blaming himself and his team of stealers

Imo our esteemed manager wore out his welcome here, knows it, and this whole estates debacle is him trying to jump ship to delay the inevitable

I just received a call from the Housing Preservation and Development department asking what the heat was like in the building. Guess the 311 complaints are working. To be fair though, the heat is on; it is just low at times and definitely turned on less than when Mr. Jain was around.

Collusion and retaliation with the lawyer David and Akam and they are doing this to shareholders which we can bring upon a lawsuit for those are the terminologies
