I cancelled the purchase of stove with PC Richard a couple of weeks ago. I had no problem paying $363 for installation by a licensed plumber provided  by PC Richard as our Management stipulated since I knew NY codes were stricter thanks to horrific gas explosions in Manhattan and the Bronx.    But thanks to AKAM’s contract with Wasoff Plumbing the master plumbing fee is nearly $1800!   As a result some stores (I’ve heard Home Depot is one) will sell and deliver appliances that require gas installation like stoves/dryers etc. but will not  install in private coops and condos.

FYI-this is the email I got  on Oct 11th- I did not even bother to reply:

My name is _____ and I work for Wasoff Plumbing in conjunction with P.C. Richard & Son.

We are the plumbing company P.C. Richard & Son subcontracts their plumbing work to within the five boroughs. I am writing to inform you that your management company Akam is requiring us to file a full permit with inspections with the Department of Buildings for your direct gas stove replacement.

There is an additional cost of $1745 via PayPal or $1695 via check payable to Wasoff Plumbing for us to proceed with the LAA paperwork. This is in addition to the delivery  and installation fee charged by P.C. Richard. Also, additional charges may occur if we find that the valve and or pipes need to be extended or updated to meet the DOB SAFETY REQUIREMENTS AND CODES (This is determined upon delivery/installation date). This is the responsibility of the customer/tenant and not the building management nor P.C. Richard & Son.

Once we receive the signed copy of the non-refundable contract and payment, we file the permit with DOB and then set up a date and time for the installation to take place. Once the work is done, we notify DOB, and they schedule an inspection which they set up and someone must be present for them. If you wish to proceed with the process, please let me know asap.

I paid $1740 for my gas stove directly to PC Richards in May/2022 for installation- stove was $1900 .the plumbers replaced the gas  valves  with  new NY STATE APPROVED  gas valve ,it was filed  with the City DOB ,  the next day Gas Inspector From DEPARTMENT OF BUILDINGS came  and did a final inspection to approve the work.

i do not think anyone’s life is worth leas than $1740.

          SCAM WARNING

I don’t want to distract from co-op business/complaints but there is a scam in our area where a company claims a “limited time only” for FOREVER postage stamps ordered online selling at half price.  The scam has been going on since December 2021 and is openly advertised on the internet especially now with Holidays coming up.

According to USPS authorities, the real postage stamps will glow as it is scanned under a USPS UV light machine. The half price counterfeits will not. When counterfeits are detected the mail is confiscated and forwarded to the United States Postal Inspection Service.

The only offense is the cost of installation. Call the management office for confirmation and breakdown of the cost. Actually the Management should be transparent and informative so that we all know the costs involved.  Put that on your next newsletter!

No offense but thos group also started quoting a bunch of numbers, like the 100 or so million dollar loan, that turned out to be bs.

Can the person claiming the 1800 fee walk through the break down?

For the stove guy with the issue, yes there is a new law I heard that the store you ordered the stove from you would have to pay extra with the delivery of the stove which is about $300 with pc Richard along with your purchase. $1800 is too much, and I believe management have made the prices go up as well which is not very nice. It’s really a five minute installation to set the gas up , they are nuts with that $1800 price.

That cannot be true. $1800 to install a stove? Has anyone else heard of this?

You also will not be cheering if you at some point  have to replace your stove. It will cost you nearly $1800 for the Board/management’s master plumber to do the installation.  You read correctly almost $1800 just for the installation!!!

Just to clarify, Park City 3 & 4 got a Letter C Grade right before the change in management.  For whatever reasons, the improved letter grade wasn’t posted.  The present management team may not be aware that we have improved and that is why the old grade is still posted.

Whoever “cheers” is should become part of writing for the park city news letters, we’ll add an additional section for fashion and weekly attire of the PM.

Chances are gas/energy is purchased with a contract including a specified fixed price

with all the energy costs going up  for gas, electric, fuel, now and thru the winter shouldn’t we have sidelined the cost of unnecessary cameras?

after all the cameras won’t be monitored 24/7 and will not prevent any crime. they’ll just be used to identify a criminal after the crime or maybe just for the board and office to keep track of renters they do not like.

and I like the CHEERS person.

Yes the building is paying it back without a maintenance increase.

There were meetings and newsletters that explained all this.
