Agree that current board members’ posts should stay. The more they say, the worse they look. They’re even incompetent in holding on to power. If they had been smart, they would have waited until after the next election to fire Doris. By doing that, they’ve upset even more people. But consider this: If they win the next election, then we’re more incompetent than them.

Please stop posting your obvious and childish comments to this website. You’re making every attempt to distract shareholders from the underhanded management of our co-op and it’s just not working. I’ve deleted every single dumb-ass comment you post and I will continue doing so.
For the real shareholders.
1. The number of 800 shareholders is an approximate number of RESIDENT shareholders of our co-op. You’re not taking into consideration the other 260 or more shareholders who are investors or sublets – and who are just as pissed off by this Board as we are.
2. Our By Laws are specific that the annual shareholders meeting/elections must take place on the “second Tuesday of May each and every year“. There must be a written Notice, signed by an officer of the Board. “Such notice shall state the time when and the place at which such meeting is to be held, and a copy thereof shall be served, either personally or by mail, upon each shareholder of record entitled to vote at such meeting, not less than ten (10) nor more than fifty (50) days before the meeting.”
That is stated on page 1 of our By Laws and can be seen in the DOCUMENTS section of this website. The Quorum section is on page 2.
This Board might attempt to hold election nominations directly from the floor of the meeting HOWEVER “except that any qualified voter may demand a ballot vote, in which case the voting shall be by ballot…” Further, “to constitute a Quorum and to permit the transaction of any business except to adjourn a meeting, there shall be present either in person or by proxy the holders of a majority of the shares entitled to vote thereat.”
In a nutshell, if you receive a ballot, or one is handed to you, DO NOT SIGN IT nor should you trust another person to vote on your behalf.Be sure to tell your neighbors as well.
Like last year, it’s possible Rose will go door to door to “collect” votes (under any pretense?) SIGN NOTHING!
3. Chandra did have a good grip on the co-op’s business but he got power crazy and the Board of investors allowed him to continue with what many of us call his reign of terror. Under no circumstances should he ever be permitted to return to this co-op.
4. Many THOUGHTS comments call for good and thoughtful shareholders to step up and become a candidate for a new Board.
To those people I ask – “why haven’t you looked in the mirror for that good and thoughtful person?”

How come after the new wanna be GM and Akam asked shareholders not to drop their maintenance checks in the box outside the Management office and to mail instead to the P.O. Box.. now all of the sudden they are accepting payments in the office. Don’t that sound fishy.. let’s think for a second here…….oh I know why.

How come David, skipped the Garage list.??? His parents were #20 and all of the sudden had the privilege to skip the garage list and get a spot immediately. There is evidence that will come to light. Facts, Facts.!!!

They set rules and then go back on their words to pretend like they care and want to help the shareholders. What a Scam.!!!
How come they told told shareholders to inform their buyers that purchase and rental applications were no longer accepted at the Management office and that everything was handled electronically on board packager.
zarina had the privilege to drop a few physical applications by Management with the help of her boyfriend David while other brokers had to struggle and follow Akam rules.

I don’t like Chandra, but I don’t dislike him enough to be happy about a 300-400$ a month increase in maintenance worth, which is going to be the end result of all our new board is doing, if not worse. Kicking out these crooks does not mean Chandra would be brought back in. Regardless of all the rumors and talk in the group, we can factually say that we still have no budget for the current year, no info about legal fees and no info about elections.

In my opinion, one of the biggest problem I see here. A lot of you people are so angry at Mr. Jain that you are willing to accept anything thing that comes along as long as he is not the GM here.
This is a terrible approach. While you people are wasting time here going back and forth about who is right and who is wrong these monsters are getting Away with murder. This is not about Chandra anymore. This is about finding good honest people to run for the board, People that actually care for this Co-op and this community.Nothing good or positive can happen with anyone that’s associated with zarina, Rose, Igor and that bully attorney that thinks she can call the shots here. Don’t complain later when it’s too late and don’t say you wasn’t warned.!!!

Akam Management can care less about Park City 3and4 and the shareholders. The only thing they care about is the MONEY.!!!!!
these board members are all corrupt. Any person that’s involved with zarina, Rose and Igor is bad news period.!!!
They owe Phoenix construction over $550,000.
They owe Maxwell plumb close to $100,000.
That refinance is going to be the end of this Co-op if you Shareholders don’t wake up and act quick.
David hired a shareholder to work in the Management since he has no Management experience. It is a conflict of interest for a shareholder to be able to look at other shareholders accounts and personal information. That same shareholder goes around harassing the maintenance staff. Akam is just as guilty as zarina, Rose, Igor and the rest of their pets. We should put them all in prison for corruption. All the facts will be out very soon.!!!

i hope the are not making a move to replace the current maintenance staff(which has always been very helpful and friendly to myself and my family over the last decade), with a kickback for jobs scheme in Zarina and Rose’s community, the building will get sued into the ground by the Union and for discrimination.

I have been living here for nearly 20 years and have had a very good opinion about our supers and porters. Whether it was during blackouts, snowstorms, hurricanes or the current pandemic, the staff has worked hard to maintain our complex. Most staff are friendly and responsive to our needs. Just the other day, a shareholder was locked out of her apartment and was helped even though the super was heading to lunch. No matter what we think about past or present management, the staff deserves our thanks.
