I just learned today that starting 3 months ago, we no longer have security overnight. Instead, there are 2 security personnel walking between buildings. Was there any notification of this change?

If we were just notified that the election would be in October how come Rose was going from Building to building soliciting shareholder votes ON JULY 24TH?????????

Same guy, in my opinion, he thought putting a (-) between the El and the G would fool people. Please print a copy of this for yourself. Now exit page and just google his name. Very interesting fellow, a very nice family, minus 1! Next time you crawl out of your sewer to speak fondly of your fellow criminals on the current Board, after bragging about your decades as a landlord here, be sure to mention you were also a board member and took in some good bribe money! This criminal was also at the park meeting with Zarina when Rose put together this clown show. He and Rose actually hugged one another after it ended. Rose is in on this up to her neck, and in my opinion her position on the board requires that she face criminal charges, including Conspiracy to Commit Fraud!

Bad property manger equivalent to coop down fall. All these lawsuits that David is creating against people, in collusion with the attorney who is getting paid for all these scams he is perpetrating to. And who pays for the property managers bad habits and attempts? The shareholders!! Get David and his board out now!

For the idiot who posted about Ron- You should mind your own business. The people in this co-op are too uneducated and uncaring to realize what happened and what is happening.
Ron and a few others are watching out not only for themselves, but for the good of the community. What have you done to watch how much it is costing us and all the ridiculous new rules? How many people do we need in the office. We already have a property manager who has no experience and AKAM caved and made a deal just to make money, by taking him. AKAM had people who knew what they were doing once they came in when Jain was thrown out and then we ended up with David (or whatever his real name is) because they were told, use him or lose the contract.

KeymasterIt is rumored that current members of the Board have sold their apartments. According to our By Laws – the last paragraph of Article II Section 5 – (on page 3) –
“Except for Holders of Unsold Shares, a director who ceases to be a shareholder or whose spouse ceases to be a shareholder, as the case may be, shall be deemed to have resigned as a director.”
Further, the By Laws Article II Section 1 were amended on February 29, 2000 by deleting
“at least one less than the majority of the Directors to be elected must be residents of the building owned by the corporation”
and was replaced with the following language
“all members of the Board of Directors must be both residents of the building and shareholders or the spouses of shareholders residing in the building. This provision shall not apply to holders of unsold shares or those individuals elected as the representative of the holders of unsold shares.”
If the rumors are true then the Board must notify shareholders as such with the effective dates of each director’s resignation.
The By Laws can be found in the DOCUMENTS tab of this website and can be read as a pdf file in your Downloads folder. The Certificate of Incorporation can also be accessed there and shareholders should be aware of the fact that the terms of the Certificate legally overrule the terms of the By Laws. That is important for shareholders to know when any Board attempts to modify the By Laws.

Wow, just amazed on how many law suits David has caused for the complex due to this egoism reinforced by the manipulation of Zarina. Just imagine if Doris wins 3 million for the lawsuit she has now with David. Who shall pay for he winnings, the coop shareholders who would have never fired her? Or the roudy hag we have over there. What do we do? The cause of bankruptcy will be because of him.

New office manager say hes name is David Javidan. We cannot find hes name using google or no where in internet. He say he work for thousands of buildings in many parts of NY. Why google cannot find him? Some people say hes real name is Navid Ahadian and got a tracing report for that name. Report showing drug use – a lot of traffic violations – and some criminal misdemeanors all from 2013 to 2019 most in Maryland and connecticut. Why when we tell this to Akam they do not do full background check and tell us?

Include information about the board taking in an additional $1 million in year 2023 and $1 million again in 2024 as Capital A-sessments and showing the same photos of corroded water pipes for 3 consecutive years while spending the money on unneeded cameras and beautification projects and the number of lawsuits filed involving the co-op.
