I have been living here for nearly 20 years and have had a very good opinion about our supers and porters. Whether it was during blackouts, snowstorms, hurricanes or the current pandemic, the staff has worked hard to maintain our complex. Most staff are friendly and responsive to our needs. Just the other day, a shareholder was locked out of her apartment and was helped even though the super was heading to lunch. No matter what we think about past or present management, the staff deserves our thanks.

After sleeping on the opinion of the person who hopes that all Spanish speaking supers and porters are fired I remind You that is just cause for their Union to sue us by using Your (IMHO) bigoted thoughts against us! Poor Doris was not a Union employee but everybody else is, so be careful about what you wish for!

You not we are proud of Akam, Zarina and firing Doris – IMHO somebody on the new board is an Akam shill-after this corrupt board is gone-is Akam next?

Does anyone have info if we will have an election in May or will that only be after the cash out refi and money is spent?

Guys the best thing to do right now is to organize a protest outside of the buildings. We should contact local news and district attorney and expose what is going on with Park City, a very well know cooperative community where people run to live in one of these apartments.

When the new board came in the boasted that Doris is getting a much deserved pay raise during the first meeting. Now that some people are raising the alarm about the complete information blackout of what is happening with budget, lawyer fees, refinance, illegal rejections of qualified buyers/renters who are not with East coast reality agents, they moved to fire Doris since she is the only person who is not in on the action with access to info. Akam is a deadbeat management company which is difficult to reach or have any problem resolved with, as anyone could easily see from the countless reviews online and many experiences of fellow shareholders in the last 3 months. So the complex is basically under full control of a person with no prior experience and questionable ability, which I think anyone who has called the office can attest to. Anyone who lived in this area might remember the Anita terrace fiasco, where a new board was elected, quickly refinanced the buildings and just as quickly had millions in major projects go unfinished and unexplained, along with year over year double digit maintenance increases until they declared bankruptcy.
we have 800+ shareholders who were promised transparency, but so far they make Chandra look like honest Abe Lincoln.Guest
One Voice has deleted usage of a word that appears to be applicable to numerous nationalities that were derived from the Mongolian Empire. We believe it to be degrading and borderline racist and have removed it from comments, and will continue to remove its usage in this forum.
On the other hand, usage of the word mafia is defined as “a group of people of similar interests or backgrounds prominent in a particular field or enterprise”. It has been commonly applied to many different nationalities and enterprises such as Italian, Japanese, Russian, etc. as well as the cocaine mafia. Therefore, we view its usage as a characterization or likeness of a body of people within a specific majority.

Good Morning Everyone,
If you want an example of what happens when a co-op falls apart, you can look online and read about “the Acropolis” in Astoria, NY. The head of the coop was corrupt, he swindled the coop out of millions and fled. Ultimately the shareholders stopped paying their maintenance bill and the coop defaulted on the mortgage. Apartments were selling for 50% of their value, but the deals had to be done in cash because no bank will lend against a defaulted co-op…..alot of those deals fell through because they were using an interim lawyer in conjunction with an interim management company to handle those closings- it was a complete disaster. I am not sure what the outcome is today, but it’s worth following up on that story.
Bad actors always get caught. So if the current board is doing corrupt things, they will be caught…but until then , things can get very ugly here.

Phoenix was the contractor who did the outside of the building, but I don’t know if they were paid.

The vendor that did the outside of the buildings has yet to be paid.

“This includes vendors that have not been paid”
Name the vendors

Please let’s not divide ourselves by ethnicity, race or any other means. We need to present a united and diverse front opposed to the specific individuals that have taken over.
According to the New York State Business Corporation Law 602 (c), an annual meeting and election must be held and a quorum is required. We need strong participation by the vast majority of our shareholders to support a diverse slate of candidates to wrest back our Board.
The actions of our present management and board are already leading to proposed lawsuits against our co-op which, if successful, will fall on us shareholders financially. This includes vendors that have not been paid and real estate agents that have had rejected clients because they did not use Zarina.
The campaign issue is simple: Remove outsider control and connected individuals from our Management Office and from the Board. Now it’s time to unite as one to make that change.

What is 10-20 million in legal fees and lawsuit settlements divided by 800 shareholder units going to be? I can see what they are doing a cash out refi.
Guest
Why did they fire Doris? They are so stupid for doing that! Guess what all the spanish workers will be out soon as well! New board favorables coming in as maintenance workers.

Firing the only person who would testify about what they are about to pull. They are not even trying to pretend this is not a grift anymore. Rose could write a 5 million dollar check to the mafia queen for a “consulting” fee and not a single person outside the crime family board would even know it happened.
