            As per signs posted everywhere in 9740, there will be NO ELECTRICITY from10am to 1pm on Wednesday October 22nd.
            No electricity means NO laundry, NO elevators,NO TV, NO Radio, NO nothing for 3 hours.
             
            There’s still enough time to place an order with Amazon for Freezer Packs if you have a lot of perishables in your refrigerator/freezer OR to buy a few bags of ice from Foodtown on Monday.

            Am I the only shareholder who feels that 9740 is being “targeted”?  
            I’m not sure but I think 9740 is made up of mostly seniors and renters. 
            Are these “no water – no Electricity” outages the Board’s way of forcing the seniors out?
             
            Back when Jain was still here 20% of 9740 units were investor rentals. I’m sure that has increased since.
             
            Is it the Boards dream to have one of our 6 buildings totally for rentals only????
            How very profitable, under the table, that would be!

                Its crazy, when the elevators were approved I thought to myself “this maintenance contract and specialized parts for this exclusive service better be worth it.” Elevators look pretty, sort of quicker, definitely NOT worth the $ or exclusive service contract. Same thing for all these surface level “pretty” projects that are worth too muc…. I wonder who got paid for that one Steve, Navid? BTW Whats the story with the RICO board member?

                  So now we have all of these companies doing different kinds of repairs to our buildings and the Board – instead of obtaining 3 bids from different contractors, as is commonly done by all building owners – chose to select just the contractors that AKAM recommended. How uncommon!

                   

                  THE FOLLOWING STORY SHOULD RAISE YOUR EYEBROWS:

                  In early 2023, AKAM was the management company for a 3 bldg condo in Miami, the Palm Bay Yacht Club, and AKAM did a law-mandated “40 year  recertification” inspection of  the condo buildings. AKAM assessed the needed repairs at $46 million dollars.

                   

                  The condo hired an independent engineering company who reviewed the AKAM assessment and did their own inspection of the AKAM listed repairs. The independent engineer stated that many things AKAM listed were not even required for the recertification and felt the actual required repairs would cost just $33 million dollars.

                  It was also reported that the some of the companies AKAM intended to subcontract for the different repairs were companies that were affiliated with  AKAM.

                   

                  Please watch this old Youtube CBS Miami video report about AKAM over charging $50 million for repairs for that would cost the condo residents $175,000 (that’s thousands) per unit.

                            Pay attention to the posted signs about building inspections and the possibility of men hanging from ropes outside your apartment.

                            They are inspecting the buildings construction.

                            They are not trying to break in or harm you. Do not harm them or call 911

                                  We’ve been thinking about the number of turnovers of security people. The thought that came to mind is that they are hired for a few weeks and then he lets one go and he asks the board to authorize a severance amount  The board agrees – thinking to avoid more wrongful termination suits.

                                  BUT when the check is cut we think it is cashed and cleared by one of Rackies businesses and the fired worker never sees a dime of it.

                                  Just a reasonable thought as to how else we could be scammed by the partners in crime.
