My neighbor still keeps complaining about the terrible job the maintenance supervisor did in his apt.  My question is why the maintenance supervisor taking private jobs? I thought the men were no longer permitted to take side jobs here?

Also don’t forget : «IF MANAGEMENT REFUSES TO INSTALL OR ACСЕРТ  purchased gas detector via amazon (UL1484 UNIT) – ASK FOR A LETTER OR AN EMAIL EXPLAINING WHY (SO THAT YOU CAN SHOW IT TO THE NYC DISTRICT ATTORNEY FRAUD DIVISION – AND FINALLY GET THE JERK ARRESTED)

Better yet, call the Queens District Attorney and tell them about fraud”

Scroll  down and search in the comments from before ( this  comment someone wrote ( i believe it was Ron)

If we all will be on the same page and do the same thing, management  won’t be able to anything to us

            In reply to a comment:

“Other coops are either not charging at all or charging 25 dollars for a gas detector. Why are we paying 73”?

I read comments on the site through the link you shared … yep … that’s how it should be, but we have it otherwise in our coop unfortunately

Our pseudo “manager” is making profit of each apartment approximately $10 each for gas detectors it’s $10.000 per building if everyone will pay for gas detector

encourage everyone who you know in park city to buy your own detector !!!

and I agree with you, but we need a strong legal help

or we all should  start calling and writing to DA office, with complains, we  write here and complain, but we don’t have either guts to act or we don’t know where to go, or we afraid ?!

Those crooks keeping us like stupid sheep and we comply

Ever since David and Zarina took over they were able to purchase apartments buy a big house in Roslyn before them taking over they did not have this money and they did not do this prior to them taking over the management. This is why I see that they are getting a lot of money they are making cash Deals where they have money to purchase these properties on the side and it is really really getting me up upset

No, I commented this and it is not coming from Zarina. I am a very upset shareholder. I don’t understand why I am paying so much maintenance for what there was not one normal capital improvement and the maintenance went up 6% each year since David was here. Where is my money going? I don’t understand. She is still in power and I do not like this. We need to strike the way that she strike in the park with her big mouth talking about Chandra we need to strike as well.

Below is an A I reply to a co-op enacting a rent strike. Your proprietary lease might prevent taking that course of action. Further, if the proprietary lease stated it is not allowed – and you do it anyway – you could face eviction (and wouldn’t the board just love that).

                              A I REPLY:

In a co-op, a rent strike, while potentially a legal strategy, is a complex issue with significant risks and potential legal repercussions. While New York courts have recognized collective rent strikes as a legal tactic in certain circumstances, co-op agreements and the warranty of habitability play a crucial role in determining its validity and consequences.

                              Key Considerations:
                              • Warranty of Habitability

Tenants in a co-op, like those in rental properties, have a right to a habitable living space. If the co-op fails to provide essential services like heat, hot water, or repairs, a rent strike might be a valid defense against eviction.

                              • Co-op Agreements:

Co-op agreements typically outline the responsibilities of the co-op and the unit owners. Rent strikes might violate these agreements, potentially leading to legal action from the co-op board.

                              • Legal Consequences:

Even if a rent strike is ultimately deemed justified, there’s a risk of legal action from the co-op, including potential eviction proceedings.

                              • Eviction:

If the co-op initiates eviction proceedings, the burden of proof will be on the tenant to demonstrate that the co-op has breached the warranty of habitability or violated the co-op agreement.

                              • Legal Advice:

Due to the complexity of co-op laws and the potential legal consequences, it’s crucial to consult with a legal professional before undertaking a rent strike.

TALK TO A LAWYER BEFORE YOU ACT… unless this suggestion is just another Zarina scheme.???? She’s VERY sneaky!

It’s called strike he won’t have time with the attorney to write legal letters and over bill us but all of us have to do it as shareholders
