      If your apartment stinks, and you don’t have a dog, maybe you should flush your toilet more than once a week, and take a shower and change your underwear at least once a month. I don’t have a dog, go up and down the elevators all the time, and have never had a dog touch me, pee, or stink up the elevator. You must be the one that was complaining on this site about “the big scary dogs with the big teeth.” It’s the small dogs that are aggressive and barking due to their insecurity. Are you aware that Little Red Riding Hood with the big bad wolf  eating people is only a fairy tale. Maybe you should lay off the juice!

        Speaking of the big dogs in the building which david changed the rule just to get votes and favored. Disgusting dogs peeing and stinking in the elevator and touching others that don’t want to be touched. Please get those dogs out and stinking the elevators and stinking apartments up.

            Neighbors, hedges-really?

            The old hedges, and they have been here forever, are well past their purpose. That type of hedge has leaves only on the outside, which is the top and sides. The internal stems are shaded by the outer growth and are nothing more than empty brown sticks without vegetation due to lack of sunlight. And the fact that people frequently allow, and even encourage their kids to push their way through the hedges and run around the lawns does not help either. People from here, and neighboring buildings, constantly let their male dogs urinate all over the hedges every day. Anyone think that’s good for the hedges? The proper, yet more expensive fix would have been to remove all hedges and replace them with iron 4 foot fencing, which is permanent and durable. Paint every 8-10 years or so done by our maintenance staff. Case closed.

              TH*OSE BLARING AMBULANCE SIRENS WE HEAR RIGHT NOW, ALL H*OURS OF THE DAY AND NIGHT, ARE FREQUENTLY RUNNING DOWN QUEEN BOULEVARD. THAT’S A COUPLE BLOCKS AWAY AND THE SOUND CARIES TO ALL BUILINGS ESPECIALLY AT NIGHT. SO, IF YOUR RELIEVED, THINKING MY BUILDING IS NOT RIGHT ACROSS THE STREET AND A BLOCK AWAY, AND YOU WON’T HEAR ANYTHING, YOU OBVIOUSLY USE A HEARING AID. ARE AMBULANCES NOT ALLOWED DOWN YOUR STREET ? THOSE NASTY HATZALAH AMBULANCES ARE EQUIPPED WITH FIRE DEPARTMENT SIRENS, AND ARE ALSO ACCOMPANIED BY BLACK SUV’S ALSO BLARING SIRENS. THOSE AMBULANCES SHOULD BE TICKETED, AND TOWED RIGHT ON THE SPOT. THESE PEOPLE HONESTLY THINK THEY ARE BETTER THAN THE REST OF THE POPULATION. THE LOSS IN UNIT VALUE OF TH*OSE LIVING ON 97 TH STREET, WILL ALSO EFFECT THE OTHER PC 3 & 4 UNITS AS WELL. PEOPLE CAN AND WILL COMPARE PRICES ONLINE AND THEY CAN SEE WHAT IS ACTUALLY PAID FOR A UNIT, AND NOT THE ASKING PRICE WHEN THEY SH*OP FOR A CO-OP, ARE YOU AWARE OF THAT ?

                  WHEN THE REGO MALL WAS BUILT, THE ONE WHERE COSTCO SITS, VORNADO WAS THE DEVELOPER. DURING EXCAVATION OF THE SITE, THEY DUG DEEP INTO THE AQUIFER UNDER THAT PARCEL. IT INTERFERED WITH CONSTRUCTION, SO VORNADO DRAINED SOME OR ALL OF THE WATER WHICH WAS CRITICAL TO THE STRENGTH OF THE GROUND ABOVE IT. BUT, THAT DID NOT STOP THEM. AS A RESULT, THE FLOOR OF THE PARKING GARAGE OF PARK CITY ESTATES, WHICH IS LOCATED UNDER THE HUGE DRIVE THRU ROTUNDA, SUFFERED SERIOUS CRACKS AND MAJOR DAMAGE TO IT’S FLOOR. PC ESTATES TOOK VORNADO TO COURT FOR THE COSTS TO REPAIR THE DAMAGE, BUT THE COURT RULED IN FAVOR OF VORNADO AND PC ESTATES GOT ZERO! NOT A PENNY. THERE IS A VERY SEEDY, SLIMEY CULTURE THAT RUNS NYC, AND IS OUT TO DRAW EVERY PENNY OUT OF IT, AS WELL AS THIS ENTIRE COUNTRY. AND THEY DOMINATE NY’S REAL MARKETS. THINK OUR VERY OWN POTUS.

                      The 1954 legal agreement that our co-op rescinded with Vornado will now allow for a hospital to be built across the street on 97th street and from 63rd road to 62nd drive.  It’ll be a few years before its built so shareholders in 9707 and 9710 still have time to sleep peacefully without blaring ambulances throughout the night and can still enjoy using the 97th street garage entrance without all of the future extra traffic.

                       

                      If the co-op got $18 million for selling us out I wonder how much has or will line the pockets of the board members???

                       

                      You really don;t think it was a humanitarian decision or that the $18 mil compensation is going to benefit us shareholders. No, it’ll be more of buying things we don’t need like the $864,000 security cameras – that no one is actively watching. If it’s something that a contractor can kick back money to the borad and akam – they will buy it but it won’t be to fix all of the broken things they already paid for… Can you say elevators?

                       

                      This is just one more thing they’ve done without the REQUIRED 75% of shareholder votes!

                          A  co-op corporation & management company often need to be added as “additional insured” parties on your individual homeowner’s insurance policy as this protects them from liability for claims originating within your unit. Do with that what you will.

                                Per the newsletter distributed today/yesterday 1) where is the $18Million dollar lawsuit the board claims to have settled where is all that settlement money going too where they gave praise to Emma about it where is the money going??? 2) why are we in a $550K deficit 3) no we don’t need air conditioners int he lobbys we are doing perfectly fine without them 4) why they not writing about the settlement with Doris and that we as shareholders will have to pay $250K out of our operations for doris’s settlement. Why are they lying so much
