Our Proprietary Lease DOES STATE THAT WE MUST HAVE INSURANCE FOR OUR APARTMENT.
The Proprietary Lease SAYS NOTHING about making the Board or any Management Company (Akam) an “additional insured”.
The Board has no authority to change or amend the Proprietary Lease by adding an “additional insured” clause BECAUSE IT TAKES A VOTE OF 75% OF ALL SHAREHOLDERS to make any and all changes to the Proprietary Leases.
Even if your insurance company allows “additional insured”, you are under no legal responsibility to add the Board or Akam. Especially NOT Akam and especially NOT the Board or individual members of the Board.
We have the power to drop individuals from the Board and, under a new and honest Board, we can change the arrogant management company and it’s lame/inexperienced property manager.
DON’T BE INTIMIDATED BY FALSE THREATS OF ILLEGAL FINES!

That means theyre covering their butt for any and all of Davids screw ups and possible fraud.
David is an Akam employee. when you insure Akam – YOU INSURE DAVID!
There’s nothing in our co-op docs that requires us to insure the management company!

Did ya notice they let the old hedges die? Probably waiting to buy more of the expensive hedges and more profit for them. Last year I asked a worker who was installing the newer ones how much they cost. He jusst smiled and said “no enlish:=”

So is everyone happy with their Maintence moving forward? I only hear birds chirping… we can get rid of him if we want too. Due to his negligent actions causing our Maintence to go up each year very ridiculous what we are paying for. Heard a lot of neighbors are scared to call the office sometimes because they are very mean with everything and only looking to charge. So what are we paying Maintence for?
