        S8912 – a Push for (co-op)Transparency

        Another bill generating buzz in Albany this session is Senate Bill S8912, introduced by Senator Shelley Mayer just last month. This proposal takes a wider perspective on co‑op governance, aiming to amend the Cooperative Corporations Law to increase transparency in how co‑ops are run.

        If enacted, S8912 would expand shareholders’ rights to information about their co-ops, reshape how boards interact with members, and impose limits on certain powers held by management companies. Essentially, it would give shareholders more visibility and voice in their buildings’ affairs.

        The measure is still in an early stage, having been referred to the Senate Corporations, Authorities and Commissions Committee in January 2026, and it includes complex provisions that blend corporate law principles with housing governance. The bill’s sponsors argue this is a long‑needed update that reflects the realities of modern co‑ops, where large sums of money and high stakes demand strong accountability; opponents counter that broad changes could unintentionally burden smaller buildings, or complicate routine operations.

            With the threat of mom, Danny going to increase property taxes by 9.5% and the threat and the jealousy of Zarina increasing our maintenance because she thinks we deserve to. I wonder how much our maintenance will go up next year again.

              Just saw an email where property management advised all buildings. All staircases will be closed. However, what if there is something that happens the building will be held liable for this. They should not be closing the stair staircases. This is a safety hazard

                I wonder how much Emma billed for this, it’s like she wanted there to be a case it was all a scam don’t you guys get it they teamed up they don’t care about us they just care about making their pockets bigger and anything they can find to Persue so they can take more money from the coop

                  For the case with Doris which probably took 3 years you forgot to add the legal fee of attorney Emma and all the time she spent on This case which we shareholders are paying for plus the 250k due to David’s negligence

                    How long people are waiting to start acting ?

                    I know someone from local TV who I spoke to  last year, we have to show up and give out our names and faces to come out in public and being able to speak up in front of the camera, etc

                      Did you all see Fairview apartments on grand central and how they were complaining about their management and the board on the News. They went in front of the building and were protesting. At this point this is our only option to contact the news and start protesting we need David out. He is not good for us and especially Rose.

                        Why do have two cameras in the elevator one is enough, literally one in the middle was added, is he trying to see our phones and privacy. Two things to couter sue for, invasion of privacy, threats, and negligence of property manger cause our coop financial distress.

                                  Also even if you do run for a board, you do know that they cheat on the elections and Zarina pays them off so what’s the point it’s a mafia. The only thing we can do right now is countersuit the management for having David who is negligent and threatens employees and misbehaves. He should be holding accountable for paying Doris with his wife
