Are elections now going to be held annually in October or will they return to the original dates in May?

Does anyone remember when the grass areas of our co-op were a rich healthy green just like a golf course?
I guess they had to cut back on lawn grooming to pay for the unnecessary spy cameras and the renovated management office.
If they were doing their jobs right they would not need a plush office.

May I ask you? Did anyone watch tv before midnight to morning 3-4 am everyday?
Did you hear sound from your neighbor when he is watching tv?
once per week or at weekend is understandable. But everyday disturb sleep from neighbors TV was terrible.
To complain about neighbor disturbances – go to the CONTACTS tab of this website and call the number listed for your building OR the number for the Security Supervisor OR the 112 Police Precinct.
Also, call the Office in the morning and make them aware of it. Phone 718-897-2000.
Even better to email the office so that you have a record of filing your noise complaint.

Comment about the last co-op election for the Board of Directors:
According to the Honest Ballot [HB] Certification of the September 2022 election:
1 – HB mailed 1,078 proxies. HB received 1,088 proxies;
2- As follows, HB removed 389 proxies – which is the equivalent of more than two entire buildings:
(a) 27 (hand-proxies) because shareholder attended meeting with actual HB proxy in hand;
(b) 167 were hand proxies bearing the same date as actual HB proxies received;
(c) 197 hand proxies were removed due to challenged signatures.
Many of the obvious and presumed falsified hand ballots were for shareholders of East Asian ethnicity (which if factual is a deliberate act of bigotry).
OneVoice recommends, for the next election, when a person comes to your door with a non HB proxy that you do one of these things:
1- Ask the person with the hand proxy to clearly write their name at the bottom of the proxy and leave a copy of the blank proxy with you OR
2- If you do choose to vote for some or all of the candidates on their hand proxy, you must sign and date it with the current date AND make another copy of the hand proxy (with their name on bottom) showing only those candidates you voted for – for your own personal records.
3- If the person at your door refuses to put their name on a proxy, or refuses to give you a blank copy – make a calendar note of the date and time they appeared at your door so that, with the new camera system, they can be identified at a later date and if necessary prosecuted.
The sake of an honest election clearly lies in your own hands.

Admin Note:
Next week, I will be deleting all comments relative to the recent building lobby notices as they do not offer any real information.
I’ll also review some old stuff that might be deemed offensive or makes unfounded accusations.
To repeat the purpose of this website section –
It is for a live-in tenant’s, or non-resident shareholder’s, anonymous free speech commentary relative to the co-op – NOT national or regional politics.
Also, it is preferred that you begin your unsubstantiated beliefs with the words “in my personal opinion” or simply “IMPO” to avoid removal of your comment.

Any word on upcoming elections? How will shareholders prevent fraud from management/existing board? What is the response this time around to fake proxies submitted on behalf of Rose? It will be nearly impossible for a new slate of candidates to win if the onsite office is copying signatures on file and forging them on proxies.

Further to the below comment about the maintenance old man – about a half hour later 4 cops were at my door claiming I shoved the old man out of my apartment and he was having a heart issue because of it and was downstairs with an ambulance.
That reeks of a set-up by the old man to get money from me OR a set-up sponsored by the management office because I’m on their “hit list” of shareholders who dislike the manager and the board.
NEVER let that old man in your apartment. YOU have the right to deny access to anyone – for any reason – or without explanation.
JUST SAY YOU MAY NOT COME INTO MY APARTMENT!
Also – during routine inspections YOU can insist that no pictures are taken without your prior consent.

If maintenance comes to your door and there’s a short old man with glasses. Tell him up front to put his camera in his pocket and don’t let him in the door until he puts it away.
Maintenance has no right to take any pictures in your apartment without first asking your permission.

I recall two former board members, lalit and arthur, promising to bring to light a bunch of issues with the board.
Not only have I never heard them speak but they went dead silent since then.
Is this the best we can do?

WASHING IN DIRTY WATER
My neighbor said she ran hot water in her bathtub for 15 minutes and a dirty ring formed all around it. I did the same. I let 4 inches of hot water only fill the tub and there was a black ring all around it. I clean it regularly so it wasn’t from poor cleaning.
Everyone needs to know that when they shower that they are washing there body and rinsing the hair in dirty water.
That never happened with the old management. The inexperienced new person is doing something wrong or forgeting to do something right.
A manager with experience would know what to do. How long will we put up with this corrupt board putting our live in ignorant hands?

There used to be a round male coaxial outlet on the lower wall of apartment living rooms that allowed you to plug the male coaxial cable into the wall and then you’d screw the female end of the coaxial cable on to the back of your television. That connection would give you the basic local network channels 2-4-5-7-9-11 and channel 6 was the closed circuit black and white channel to view the main lobby 24/7. It was controlled by a roof antenna on each building.
That system disappeared as soon as full service cable TV became “the thing to have in your home”. I believe the first cable company to offer service in our co-op was RCN and they would raise their price just about every 6 months. It started at something like $14.99 and was around $60 when the other cable companies opened competitive service.
The older maintenance guys would know if that wiring still exists in the walls but with all of the renovations that have been done it’s doubtful.
If it does exist – one might be able to just buy the male/female TV coaxial cable connected to a small monitor and have lobby viewing access or via a cable splitter if you already have a cable connected service.

Since door Security stations are being moved indoors and we now have security cameras-shouldn’t there be a way for shareholders to see their visitor(s) on tv when Security is ringing them? For example, Coop City residents( and I’m sure other coops) can turn their tvs to a designated channel and see visitor/security vestibule. There is no charge to residents. VFMelvin

Who gave the pool manager that contract?
Guest
My intention on my post WAS NOT that the Pool should be inclusive to PC3&4, but we should have benefits before people who do not love here. We should have a manager who is leasing the pool who cares about the tenanats, WE DO NOT. the co. running the pool thinks of this pool as their cas cow trash pool, believe that. Dirty bathrooms, broken furniture, etc. That’s why it attacts trash. To thse who have never witnessed fights, pls come watch out front on hot days when the line is to the end of 62nd drive and they close the pool due to capacity. Then let me know how you feel. Living on 62nd drive4 is not so fun in the summer.

Our park city own, large acre lot, park, pool and parking.
Tenants and shareholders limited to use their property who paid the cost.
Whatever management team increased the fee, we paid it. However, the water leakage to the parking when rain.
That is not expensive to repair the leakage if they are willing to work. Just buy water proof cement from Homedepot and repair with workers during couple of dry days.
The plants are not healthy, less flowers in the park. Our park is private property and tenants only open the door lock.
However, allow to use very less hours per day.
Swimming Pool is treasure of Park city. Maintenance of swimming pool is very expensive. Should make income from pool season and save for after design life maintenance. Proper membership fee is backup for maintenance and part of property tax.
However, should regulated affordable membership fee for Senior citizen and the family with kids.
