with all the energy costs going up for gas, electric, fuel, now and thru the winter shouldn’t we have sidelined the cost of unnecessary cameras?
after all the cameras won’t be monitored 24/7 and will not prevent any crime. they’ll just be used to identify a criminal after the crime or maybe just for the board and office to keep track of renters they do not like.
and I like the CHEERS person.

halo everbady, im Yura here tuday i talking with somebady from bord and say camera will be inside allway close to elevador also starescases. I am not think this good becose who is looking camera all the time and no privatazy in my bilding. why is camera projeckt ? and who is paying? manetenance billing is go higher? please frogive my enlgish not good but you understand me? Yes the building is paying it back without a maintenance increase.
There were meetings and newsletters that explained all this.

Not a gift at all. Paid for with the loan that was taken out on the building. Did everyone forget already?

Gift$ are wonderful. We are told the maintenance of boiler$ is done and the elevator$ are being fixed and the camera$ project is taking place and the garage$ lighting is being improved and the garage gate$ and motor$ are being installed and laundry room$ are being renovated.
Since there are no cost$ specified for those things and we have been assured there will be no maintenance increase$ in 2023 these must surely be GIFT$.

So can the bylaws be amended while the sponsor has shares or not?
It is better stated in the Certificate of Incorporation that (so long as there are any unsold shares) any transactions relating to the By Laws requires 100% of the issued and outstanding SHARES. That means 320,000 shares which would include the Sponsor, Holders of Unsold Shares, Investors, and Resident shareholders.
We actually need clarification of the investors who are classified as Holders of Unsold Shares.

In the event there are no unsold shares then it would require two-thirds of the issued and outstanding shares. That means 213,334 shares whether they are investor or resident shareholders.
These restrictions were violated when the Board chose to ignore the By Laws and repealed Article 1 Section 1 – cancelling the May 2022 Annual Meeting and Board Elections. The co-op lawyer stated at that time that she “did not agree” with the By Laws stipulation that prevented the Board from taking that action.

NO! Do not let the Board change the By Laws.
All the Board has to do is create an AMENDMENT to the By Laws for vacancies to pass to the person with the next highest votes.
Think about it. Congress does not change the US Constitution – They pass AMENDMENTS.
The By Laws are our protection against a Board of Directors dictatorship
Do not believe anything they say. AMENDMENTS are common on every federal – state- and city law – and AMENDMENTS also apply to By Laws

2 – NO – we do NOT want to change the By Laws (that protect us from a dictatorship Board).
3 – YES – to accomplish point #1 all we need is an AMENDMENT to the By Laws that state Board vacancies are to be filled by succession of the most recent election of the Board of Directors.

How do you know flu from a covid ? There is lot of both around. I am home to not get it and go out only for needed things. To many people forget it wen news not talkng about it. I also do not see disinfection. Do we have new board? Is Carl new president. Very bad they do not say any thing like before.
