It’s time to play hardball with David and the Board.
All along the board has been hiding behind David, and David hides behind the actions of his Uzbeks, who are employees of the Board.
One complete circle of non liability so only the Uzbeks go to jail for fraud.
The Board wants to bleed the co-op and cheat the shareholders they close their eyes when David comes up with a plan to skim and scam us. So David takes his (probably illegal) workers and uses them as pawns to cheat and lie to the shareholders – or else – he’ll fire them and report them to I.C.E.
Let’s shortcut the obvious and add the Board and David personally to what is happening every day – little by little.
There is a new form available to us, and when you get to “OTHER” and then tell the story of these “non-American Uzbek” workers being used to scam and defraud shareholders then maybe ICE will look at the citizenship of who their bosses are!

Beware of management lies on gas detector installations.
A shareholder just informed me that management told her the Amazon CH4 Gas detector she had in her hands was not in compliance, and they would not install it because:
1 -it didn’t have a lithium battery like the one management is selling
2-they lied and said it her CH4 Detector was only 4 years and must be 10 years
FACTS:
Lithium batteries ARE NOT REQUIRED by NYC LAW;
there is no requirement as to the life expectancy of the unit’s batteries
LOOK ON THE PACKAGE OF YOUR DETECTOR.
IF IT (OR ITS ENCLOSED INSTRUCTIONS) READ UL 1484 then you are in full compliance.
IF MANAGEMENT REFUSES TO INSTALL OR ACCEPT A UL1484 UNIT – ASK FOR A LETTER OR AN EMAIL EXPLAINING WHY (SO THAT YOU CAN SHOW IT TO THE NYC DISTRICT ATTORNEY FRAUD DIVISION – AND FINALLY GET THE JERK ARRESTED)
Better yet, call the Queens District Attorney and tell them your management is trying to openly scam you

We’re being conned. The April 9 and 10 comments about the gas meters were intended for us to ignore the right info on gas meters. so that as the due date comes closer david can charge more for his inventory of meters.

An internet search for NYC gas meters isn’t going to convince you more because you’ll think the City’s mandate is just their opinion.

KeymasterI’m going to delete several misleading posts about the required Natural Gas Detectors that mainly are false reports that ConEd provides a free detector. Yes ConEd will provide one detector near their main gas line coming into THE BUILDINGS, but NOT to the apartments within a building.
Shopping for your own detector:
Most of the detectors showing online are “plug in type models”. They are different sizes and different prices.
Before you consider ordering a plug in model –
LOOK to see where the electrical outlet is in your kitchen.
THINK about where you want the detector to be (NO LESS than 3 feet and NO MORE than 10 feet from your gas stove) and keep in mind that it must be WITH-IN 12 inches from the ceiling) – and then check to make sure that the model you like comes with sufficient electrical cord to go from the wall outlet to the place you intend to put the detector… [3 to 10 feet away from the stove and mounted within 12 inches from the ceiling].
If you are not handy, or capable of standing on a ladder then you have no choice but to ask the office for help.
I am not making any recommendation but I decided on a battery operated model with a 10 year life span. It comes with the two wall anchors and screws necessary to mount to the kitchen wall – Model CH4 $39.99 from Amazon, delivery April 25 to May 5th.

BRICK CITY 3+4 APTS. Is everyone blind and NOT seen bricks all over the property. In drive ways, around trees, in front of hedges. Is the cost of these bricks and cement being used and contracters used to lay them REALLY necessary ? Not to mention they are being done by “jimmy’s” boys (the plumbing contractor). Park City Estates is giving out detectors for free yet we are paying 70 dollars for it.
Keep in mind Igor, our Vice-President, is a member of both boards. How is this possible?

KeymasterDavids putting up camaras near the trash bins sso he can charge a fine to people who dont compost properly. Im sure the Fines will be more than the city charges – so thats more unreported income for David!
If the co-op wants us to put food scraps and stuff into the compost containers then the co-op should put a clear plastic bag dispenser on each floor or at least in the lobbies. Other wise we have to steal bags fron the grocery stores to store food waste in our refrigerators until we leave the bldg. Or david shoud set a specific day and times for his workers to go from floor to floor to collect compost stuff 3 times a day after breakfast after lunch after dinner. We can cooperate but he should do HIS job.

The Board owes the shareholders a duty to operate the coop in a manner consistent with the Proprietary Lease, the By Laws and state and local law.
And since by laws has been violated – we have all the right to seek counsel and get them out

Then we sue the elected board (most of them)
except one person on the board who is not in favor of what’s is happening in our coop.
Doris was an employee of Akam when she was terminated.
If and when a judgement is made, the co-op will have nothing to do with it.
