The proxy collection is old news. One of the board members from the previous board have already begun collecting as of two weeks ago. Chandra has also been forced to pay people to collect for him this year.

There are important differences between airborne transmission and transmission via respiratory secretions. Airborne transmission occurs when small virus particles become suspended in the air and can stay there for periods of time. These particles can spread on air currents, or sometimes even infect people who enter a room after the infected person has left. In contrast, monkeypox may be found in droplets like saliva or respiratory secretions that drop out of the air quickly. Long range (e.g., airborne) transmission of monkeypox has not been reported.
Is there a difference to “enter a room after an infected person leaves” OR enter an elevator and touch the buttons and doors?
People! go back to wearing a mask and carrying Purell. Its the same as looking both ways before crossing a street. You have to protect yourself. Maybe if everyone calls the office that the uncaring Board we have will return to disinfecting the public areas.

I was told there are people going around asking you to sign some form of proxy for the September 8th election.
Two people just knocked on my neighbors door with the proxy. I stopped my neighbor from signing it.
Since today is August 9th and the new candidates have until August 15th to submit their BIOS – those “proxies” are nothing more than a scam by people supporting the current Board.
What those people are asking you to sign is a proxy that has no date…(they will put a date on it the night of the election and hand it to the election people).
What they are doing is illegal since, as of today, no one knows who the new candidates are.
They are misrepresenting the purpose of their proxy with some scam to get you sign a proxy that they will use on September 8th to ensure the current Board gets re-elected.
DO NOT SIGN ANYTHING!
The election count is supposed to be based ONLY upon the actual Ballots mailed FROM YOU to HONEST BALLOT (in the prepaid mailing envelope they provide).
Just tell those people you will wait to see the actual Honest Ballot proxy with candidate biographies – but take a copy of their proxy and hold it – it will be evidence if we need to file a grievance with the Office of the New York Attorney General.
You have an obligation to yourself and other shareholders to wait for the actual Honest Ballot proxy that will be mailed to you and it will have the description of everyone who wants to represent you by being on the Board of Directors. You should read about each one of their Biographies and then make an informed decision.
Don’t become a victim of co-op voter fraud.

I cannot leave a comment accusing anyone of stealing from the co-op on this website.
It makes me liable for libel if I leave it there. I just deleted it.
It actually reads as if you were on the Board and that the Board believes there was theft and I’m sure you have no authority to speak for the Board.
If you want to re-post it and put your actual name on a new comment – I will leave it there. You CANNOT accuse people of anything on this website unless you are willing to sign your own name to the accusation (so the accused knows who to sue for damages to their reputation).
That also applies to ALL distasteful comments where recently someone stated another person was a whore.
ps: To the two people who commented on August 8th at 5:16pm and at 9:04pm. In my personal opinion you both did an excellent job of putting things into perspective. I can only hope both of you are running for the Board in the next election. You have a little more than five days to submit your BIO/photo/proof of residency to the office. Deadline is noon Monday.

I don’t know if the problem is as much with Akam as it is with the current membership of the Board. With 4 members resigning, one of whom wrote on these pages about corruption, we should be wary of the decisions of the remaining 5. At the recent informational meeting, they sat there unable to speak up so it appears that their mouthpiece is making all the decisions. And the fact that their lawyer who gets paid for attending each meeting says that they meet every week appears that we’re being taken advantage of financially. We can debate whether the management is doing a good job or not, but there’s little to debate about the lack of competency of the Board and the money-making skills of their overseer.

I am the same writer of the comment regarding low voter turnout at the meetings. I understand there is alot of frustration with the new management and rightly so. However, there seems to be alot of focus on keeping the maintenance bill low and that is obviously something we want to maintain, but we must understand that there is a cost associated with that and that cost will be our quality of life here at Park City.
Chandra Jain was able to keep the maintenance stable but it came at the expense of neglected maintenance across the entire co-op. Filthy garbage rooms in the basement, tons of waterbugs, broken garage doors, broken basement entry doors, filthy elevators, packages piling up in the mailroom and hallways etc. We have to be willing to accept an increase in the cost of living that is proportional to an increase in the quality of life here. We need new laundry machines and the laundry rooms are disgusting and filthy. They stink like mold and stale water, the ceiling is crusty and crumbling over the tops of the machines. We can benefit from a separate mailroom for the overwhelming amount of packages being delivered and a few other things that can help modernize Park City.
If all people cry about are the elevators and the maintenance bill, you can expect the current management to do no better a job than Chandra Jain since you have set the standard so low. And again, if this is the standard by which you will judge the success or failure of the new board, then you are giving them ample space and opportunity to spend our money for their own purposes, which is the very thing that Jain was accused of doing, in which case it made no sense to get rid of him. We have to take a comprehensive approach and stop thinking about mere dollars and cents and start factoring in quality of life issues.

It’s disgraceful that the elevators in 9805 don’t work in the middle of night, due to Zarina hiring her new contractors and making new deals with them. We should have just kept the old elevator repair company, at least they were able to fix the elevators In a day or two, unlike this new bucharian Russian elevator guy. How is an old person, who cannot take the stairs, who comes home late due to an eventat night supposed to go home? Call the ambulance and go upstairs with a stretcher??

Some of the Russian shareholders don’t speak English and all the votes went to new board because of their loud mouths in Russian which the Russians believed but were fooled in the end.

The writer of the last comment has it exactly right. More than Zarina, Akam, the current management or the current board, the biggest problem is shareholder apathy. Some previous annual meetings have seen as few as 50 people showing up and a building informational meeting saw only 1 person attending! The shareholders that don’t vote are the ones that will be our downfall.

What has always stood out to me is the fact that out of the 1,000 somewhat apartments in Park City 3 & 4, only about 100 people tend to show up to the board meetings, and if we assume that each apartment has at least 1 shareholder residing in it, that’s 10% of shareholder turnout at meetings. Pathetic. Ironically, out of 9 million residents currently living in NYC, only 1 million New Yorkers voted in the last election for NYC mayor, that’s about 11% of resident turnout. Again Pathetic. Seems like most people are apathetic and it usually takes a catastrophe for people to wake up and get involved but by the time that happens, it’s usually too late. Hopefully Park City does not face the same fate as NYC.

Per the below comments outlining the expenses as a comparative for 2020 when Chandra was in office full year, to 2021 which new management took over only the last two months in 2021, therefore, within those two months in 2021 your telling me management fees increased?!! Find out the ways how we can control expense and safe building, effectively maintenance for building design life. Usually 120 years for building design life. That mean buildings are structurally sound within 120 years with regularly minor maintenance.
