Hey, did anyone get the name of Davids plumber and check it aginst the NYC list of Master Plumbers?????

As far as the plumber goes. Anyone who has been told this should file a criminal complaint for extortion to the US Attorney. Under the RICO act. And name AKAM as well.You do not have to use who they say. It is not in the by-laws, As long as you use a licensed master plumber. The c0-0p is not in the business of being a contractor. Lawsuits are the only thing that makes them open the books and records.

The June 15th comment is correct about closing the management office. However Akam can allow the management office staff to be off on every single holiday BUT both maintenance and security personnel are paid by the co-op (not Akam).
So the office can close at their whim but they cannot adjust staffing of our maintenance men or security people. Akam cannot interfere with co-op employee hours and-or paid holidays.
David is overstepping his place in co-op business!

If you need a Master Plumber or a Licensed Electrician, NYC provides an updated listing of them, as shown below. You can find one nearby and probably get a cheaper price quote.
Also, write this info down or put it in your cellphone for future reference.

NYC provides a complete pdf file of Master Plumbers (gives names, addresses, phone, license number and expiration date of their license)

We have come to expect limited communication from this Board so we have to rely on One Voice for updates. The other night I came home late and there was no guard to be found. Speaking to my neighbor he tells me the same thing. Speaking to a 3rd person I was told they have the guards roaming from building to building. Can someone please report back because I’m usually asleep by 10pm. Another disturbing piece of information is the new inhouse plumber. With the blessing of David this man is charging over $1200 to change a stove valve and additional fee for installation! The kicker is it must be paid in CASH! This is insane and corrupt on all levels. He also charges an astronomical price for any plumbing he does. Does the Board know about this? We all have to ban together and get the corruption to stop. Speak to your neighbors tell them what is going on. We need to ban together and get these people out.

Correct me if I’m wrong but doesn’t the co-op pay the management to perform 24/7 for 365 days a year?
Who gave Akam the authority to reset hours? Who authorized the office being closed every single holiday on a calendar? Most legitimate businesses allow for closing on just 8 national holidays a year. The other holidays are employee optional at no-pay but the doors stay open.
Lastly, if they’re going to leave 4 hours earlier – then their paychecks should be for 4 hours less.

There is a predator living in building 9707 beware to all the ladies and only young girls. He likes to steal pictures from peoples phones and bribe them and expose them. Please be careful. He looks like a geeky innocent person, but he is not. Beware of those men.

ANSWER:
I installed a package program that rejects a multitude of vulgarities, including the slang words.
At one time, it rejected “should” because “ho” was within the word. Another word being rejected is assessment so what we have been doing is asking shareholders to copy n’paste any rejected comment into an email and send it to me at ParkCityOneVoice@Yahoo.Com.
So long as the comment is “clean” I will paste it (unedited) into a THOUGHTS comment block for you.

KeymasterIn June 2023 there was a Capital Assessment described as “a one time special assessment”.
At $4.3548 per share it comes t0 over $1.3 million dollars.
Followed by an approximate 4.5% maintenance increase for 2024.
In June 2024 there is a Capital Assessment again described as “a one time special assessment”.
At $4.5232 per share comes to over $1.4 million dollars. and we might as well anticipate another (just under 5% maintenance increase for 2025)
I guess a “one time assessment” means one time EVERY YEAR! It indicates that they are over-spending a million dollars a year… BUT ON WHAT?
Could it be the special bonuses they decided to handout – to whom and how much? How about “another” $40,000 annual increase for exterminating or again doubling the cost of supplies?… or an increase in Emma’s hourly legal fee?
This Board believes they have a limitless piggy bank and feel they have no obligation to inform the shareholders.
How long are we going to keep letting them get away with this?
WE need a new board to stop over spending and who will hire professionals to examine the books!

KeymasterYes, for years we had to put up with “attitude” but it didn’t surface until 2013 and for the 10 years prior to that we all enjoyed the pleasure of an efficient and hospitable management office and major projects that added to the beauty and value of our co-op such as the remodeled co-op park and new terrace railings.
We were informed of the projects and their costs before construction and we could physically SEE where our money was being spent.
Last years assessment gave the board about 1.3 million dollars.
What was done with it?
Did they tell us what it was being used for?
CAN YOU SEE IT?
Next months assessment is also going to give the board another 1.3 million dollars but don’t expect an explanation or any visual improvements.
New door knobs just won’t cut it.
And under the heading of big “B.S.” if an apartment sold for $676,000 it was in the neighbors dreams because nothing for that amount is factually listed with NYC Department of Finance.
Pay more – expect nothing!
