Too many complaints to 311 because of no heat. The inspector keeps dismissing it because everyone is reporting it anonymously. Please put your apartment number when filing the complaint. No need to be afraid of David he cannot do anything to you for complaining and saying the truth.

The office is so funny with their email about the handy men and Maintence work holiday tips from us. First they want to pick up the repair charges and maintenance second they want us to tip the Maintence (which I feel bad not too) but sorry we cannot afford it. I advise all not to tip at all especially to the Securty guards. The security guards are not the same like back in the days, they were more sincere and would get up to open the door, now these new ones look like they all fear of the mob boss sitting in their chairs. Maybe the office should tip all of them from all the money they stole from us already

Problems galore – First off
Financial statements for most competent and professional corporations are prepared monthly, when they have nothing to hide. The practice of having one (1) board meeting each year, to be handed a batch of year end financials when you enter the hall, and have little to no time to actually read these and prepare questions, is borderline criminal. Then the accountant made such a fool of himself trying to explain the garbage his company prepared, that the curly haired bulldog had to grab the microphone from him. (I apologize to all bulldogs for the comparison). No opinion given as to the boards obligation to first and foremost act in the best financial interests of the corporation’s shareh–olders, and whether their insane amount of discretionary spending does not violet that trust, or responsibility. We are financially in s–t shape as far as I can see, spending more than taking in, and will still owe at least 25 mil at the end of the current mortgage 10 year term in July, 2032, my guess only. ( see page 14 of the financials you were handed at the meeting}. All it took for Anita Terrace to go belly-up was to have a over spending, bribe taking board, like we have here. Don’t let the old red head fool you, she’s laughing all the way to the bank! Her and Czarina, the Cleopatra of corruption.

It’s been a while since I’ve been on One Voice and I hope someone can answer a couple of questions I have. Like all shareholders I am not happy about the 2025 6% maintenance increase. Has it ever been over 5% in last 20 years?
Another question/issue I have involves Security Staff. Has Security always been part of the coop’s salaried staff? Was security staff ever contracted with a security company? I am asking because coops (that I’ve lived in) contract with security company to hire Security employees.
If we are trying to keep maintenance increases down this might help. The coop avoids the DIRECT impact of union increases and health etc. benefits added to salaries. Of course xtra costs are factored in by the companies but to competivly bid/win negotiated contract amounts are kept down. Some coops do a mix and hire Security Supervisor on staff but regular union security under contract. Was a cost benefit analysis ever done to determine the best way to go? Thoughts?

When Akam first took over, they leveraged our building with a $3 million investment.
They promised to manage the board at the lowest cost, but the reality has been the opposite.
Property prices have fallen, while the Akam CEO has become wealthy from the cooperative business, using their influence to secure positions within the community.
Mismanagement and misuse of resources have led to a 6% increase in maintenance fees.
We have already gathered the necessary information to oust dishonest individuals.
Change is essential, and it shouldn’t take more than four years.

In addition we have a board member attempting to run in other properties and another board member facing RICO charges. This is not a good look and something needs to be done. Whether or not you like the board there is no excuse for their decisions lately.

The fact is this is a bad look for all of us that is going to affect our property values.
A building’s maintenance going up 6% in a low-inflation environment while neighboring properties have a 5% decrease is going to make it harder to sell our apartments and lower their overall value.

IMPO Emma Zarina David Akam was all a side deal. Zarina told akam I will put you as a management company if you hire my future hubby with no experience. That was how the deal was made. Rose is connected to Zarina. The heirachy and facts and connections continues fbi loves this connection of dots.
