Call 311 complain to Buildings Dept. would you be able to hire an elevator repairman and bill Akam ? Would that wake up this alleged management team? BTW I spoke to the Phoenix foreman who said he was paid but had no knowledge if Phoenix was paid.

To the comment below, I think if only 75% of the cash revenue that the pool makes is stolen we are lucky. Do people think the don’t take credit card to avoid the 2 percent fee.

The elevator has not been going down to the basement in our building for a week, there is not even a posting that it is broken, people with carts and strollers just stand there until someone happens to go down there. Where is the responsible professional management? If David doesn’t know how to use a computer get him some crayons and paper. For someone who told us has experience managing thousands of buildings, you would think he knew a single repair company to call. If you call the office the phone just rings. Is it shareholder responsibility to arrange elevator repair now?

The new thieves are 1000% worse than we had. Doris was amazing, a great asset to our co-op.
On another note, I see the same thief will be running the pool this year with his insane rules, reglations, filth & drama. He has turned this “pool club” into a less safe place than a NYC public pool, with all the trash he attracts, all the fights that occur out front & all the garbage that comes to vist RP during the summer. I guess the new board making bank here as swell.. What use to be a community/PC pool in a wonderful safe area has become a SLUM all summer. Where is the outrage in the dozens of years this has been allowed to go on. All thieves, new & old. It’s quite sickening.

In my opinion, we should all find out what’s the connection between zarina, Rose & the attorney. They seem to have a very personal close relationship. Think it’s more personal than professional here with them. We should hire a private detective to get to the bottom of that.

Good evening all. This is Doris Martinez. First I want to say thanks to all my shareholders who allowed me the opportunity to work for them all these years. It was a pleasure from the bottom of my heart. I am sure by now most of you know I was fired. I knew that day was coming sooner or later once the new Management took over, and I was only being used. To be honest the day they fired me was one of the happiest days in my life. No one deserves to work under so much stress and on top of that being bad mouthed by the GM because he couldn’t do his job. When Akam took over, they quickly removed me from administrative assistant to assistant Manager. It was a plan all along. Slowly they removed me from the front desk and wouldn’t allow me to answer the phones anymore. When people would call and ask for me they would tell them I was busy or away from my desk. It was a perfect plan to vanish me slowly. I know everyone has an opinion about the old board but everyone on that old board always respected me and never ever made me feel like I was a piece of shit. The new board are all bunch of arrogant, heartless people. I always walk in faith because at the end of the day I can rest my head on my pillow and know that I have not done anything wrong. There is so much more I can say but let’s just go with this. When one door closes a better door opens. I wish you all the best and good luck.!!!

I’ve been looking over the comments about real estate agents and I need to respond. To post this anonymously would be ineffective, so let me identify myself. I’m Lou Kramberg and up until about 3 years ago I and another shareholder did the interviews for new shareholders over at least 6 years. During that time, we dealt with a number of real estate agents. The overwhelming people we rejected were due to issues with income. I also remember rejecting a person that wanted to sublet after a few months. As the writer of today’s 5:47 PM entry wrote, they used Ines Guerra, not Miriam.
I’m very proud that we interviewed and accepted shareholders of different cultures, races and sexual backgrounds. But please don’t take mine or any of the other posters word for this. Speak to any of your neighbors of recent years and ask them about their interview process and who their real estate agent was when they applied. To paraphrase those old commercials from the Men’s Warehouse, “An educated (shareholder) is our best customer.

Has anyone considered Rose wants to drive people to flee the building so they can have more listings? This is the only logical explanation. Maybe she can be the listing agent on the foreclosure of the complex?

We purchased a few years ago with Ines Guerra as the seller agent and exit as our agent, so I’m not sure who Miriam is. I’m sure Chandra had his side deals going on but from speaking to other shareholders in the past months I’m hearing some disturbing stuff. I’m also very upset about what happened with Doris.

FYI: Akam has a lot of their properties under the CPA Neumann and Kaufman I guess that’s why they let them stay as the accountants, that is a business relationship for them.

First, there are very few people who did not know that Miriam was getting preferences in co-op sales. All applications had to pass through Jain’s hands and he rejected many on the spot. Many never even got to the Board. EVERYONE was aware of that and, if they did not know it, Ana would bring it up whenever possible.
MIRIAM IS OLD NEWS. IT’S A DEAD HORSE AND YOU CAN’T MAKE IT RUN ANYMORE.
You want to push the Miriam thing out in front of THOUGHTS to alleviate postings about the illegal actions of Rose and Zarina, etal – as attested to by Arthur who was present while their deceit was occurring so YOU ARE CURRENT NEWS based upon your blatant actions.
Just one last thing on Miriam. Jain formed his own real estate company as an LLC. When he filed with NYS he had to provide a contact address. His filing reads Chandra Jain, 9740 62nd Drive Apt STF, Rego Park NY 11374.
The 29th Amendment to our Offering Plan specifically states that apartment STF and apartment LF are one and the same apartment.
LF is MJR’s office at 9740. So that’s a positive indication that Jain and Miriam had a concealed realty business association.
But I repeat – it’s a dead horse!
What Zarina and Rose have been doing is CURRENT and people have a right to bring up their disgust with your actions as often as they choose. Shareholders had no real say about the Miriam favoritism as it was happening but today shareholders are looking for Board responsibility and an end to what appears to be obvious corruption and nepotism. I am really surprised that you people haven’t been summoned by the District Attorney or Queens County Attorney General to account for your actions.
SO THERE! I left your (below) comment up for everyone to see how unfair I have been in deleting your past comments about Miriam (to deflect from your own actions).

Ron, I see that you pick and chose comments you want to stay and ones you don’t like you deleted. As long as comments are not full of hate to particular individuals they should stay, not only those against current board. I do not see comments from yesterday that were saying that every real estate agent was able to do business here, but only Miriam clients were approved. You can’t hide it. Evey shareholder knew that if you want to sell or buy apartment you should go with Miriam and only then will be approved. THIS IS NOT A SECRET. No other agents were approved no matter what. So, why so much hate for Zarina and nothing for Miriam?. They are equal. Now Miriam is so vocal that one of her apartment wasn’t approved by the board to be sell to someone who gave bribes or whatever was there. Why was she so happy and not her or any old board members didn’t say anything that it’s not fair for only her apartments to be approved? Did the old board even knew about it or only Chandra was involved? How come that every Saturday her and Chandra only were in the office? What were they doing there? Do you want to be fair? Be fair to everyone equally.

I agree that a good manager with experience and reliable property management company is a must. I hope it will happen soon. Let’s see. But people on the board important also. Random people not necessarily will be honest or suitable for the board. Most normal honest people who are very busy with their own life just don’t want to bother. That’s all.

You don’t need 9 experts, this is why you have a real property management company and professional manager. The board just needs to be normal honest people. I have lived in several coops and normally no one cares or knows who the board is since it’s not supposed to be a position used for personal enrichment.

It’s easy to say then do. Good luck to you and specially to 9 random shareholders. Where are they? How do you know that random people would be better then old or current board? That’s the thing. If we have good knowledgeable people who are ready to sacrifice their time for our coop and spend time and work for free with nothing in return personally. Bring them in for next election.
