PLEASE TELL YOUR NEIGHBORS!! If they don’t vote the board will steal their proxies. Tell them at least to X out all the names and send or give their ballot in.
EXPLAIN that a board member has a lawsuit by Geico in FEDERAL COURT for RACKETEERING and CORRUPTION under the RICO act. He was our TREASURER now a DIRECTOR.
He “got us a deal” on the year’s worth of toilet paper in cahoots with David.
TELL YOUR NEIGHBORS THEY SPENT OVER $800,000 ON CAMERAS SO THEY COULD GET RID OF SECURITY. CAMERAS THAT ARE NOT MONITORED. CAMERAS THAT HAVE MICROPHONES AND IF THEY TURN THEM ON, THEY CAN HEAR EVERYTHING YOU SAY, EVERYWHERE IN THE BUILDING!!

Unfortunately, I see a pattern is emerging.
Dear Shareholders,
Board members are your representative. They are elected to protect YOUR interests. There is no reason someone facing these accusations should remain in a VOLUNTARY position overseeing your financial decisions.
This is also not the first time concerns have been raised about this board member.
Do you really want to trust someone willing to do that with your finances?

Why don’t you ask david to “sign” when he is falsely accusing maintenance and setting them up for termination on false charges even when they have children and making them homeless showing he is not a “manager” but a power hungry tyrant …. not different then chandra ?

Why are we getting maintenance increases, garage rental increases and LESS in services?
As a comparison PC Estates has night time security, has not increases their garage rental cost, AND lower rate of maintenance increases compared to us

Baaa baaa we are all soooo afraid of upsetting the wolf pack Board of Directors. Admit it. We are stupid sheep!
We have an annual meeting coming up soon. Let’s become sheep dogs and bark back at the wolves and ask these simple questions:
Why hasn’t the Board issued a BCL 727 report to all shareholders. The Business Corporation Law 727 requires all members of the Board to attest that there were no conflicts of interest in the prior year and each member must sign that report. The last signed report that was actually received from the Board was in January 2022. Nothing since.
Maybe the Board didn’t want to tell us of the conflict of Rakhmin, who was then the Board Treasurer, ordering commercial rolls of toilet paper from Staples and having it shipped to his company “Myrtle Avenue Trading” and then selling that same paper to our property manager… for a cheaper price? DOUBTFUL. One of the fired maintenance men took pictures of the 40 cartons in the 9707 basement. The boxes were imprinted with the Staples name and the packing list on each carton read SHIP TO: Myrtle Avenue Trading LLC, 7611 Myrtle Avenue Glendale NY, Att: Rakhmin Dekhkanov and the printed purchase order number was PO# Park City 3/4. No conflict here huh? Woof woof woof. Are there more conflicts????
Let’s skip to a non-shareholder Director on our Board. Dr. Renee Mehrra sold both of her apartments in our co-op. One sold in June 2024 and the other in August 2024. Emma’s law firm filed the records of sale with the NYC Department of Finance but Emma neglected to inform Renee and the Board that Renee can no longer serve on the Board. Our By Laws state (Article II last paragraph of Section 4) “…a director who ceases to be a shareholder or whose spouse ceases to be a shareholder, as the case may be, shall be deemed to have resigned as a director.” BUT Renee is still on the Board and Emma said nothing. Another conflict of interest or just legal negligence?
We spoke with a lawyer about other things that bother most of us –
receiving notices by email instead of “service by mail”/ thank the pandemic restrictions and Governor Hochul for allowing emails to be used.
making changes to By Laws Article 1 Section 1/ illegal action as any By Laws change requires 100% of shareholder votes/ but BCL mandates a Board to hold an Annual Meeting once every year and this Boards year began in September.
the brief 6 day email notice to run as a candidate for the Board/ doesn’t matter because nominations can come from the floor at the meeting and the smart to-be candidates will have had their own stack of signed proxies ready to be handed over after the nomination is seconded.
Don’t be a frightened sheep – speak up LOUD at the meeting. There are many other things we want to know about our finances and the cost of the unnecessary work being done.
ASK QUESTIONS and insist that Board members answer them!
We didn’t vote for Emma or David. We want answers from the shareholders that we voted for.
