They keep putting already spent and received dollars for years 2022 and 2023 in the financial report and each time those numbers change. WHY are numbers for 1 and 2 years ago increasing dummies? This is 2024!!!! where the heck are the expenditures for what we’re spending TODAY and projection for the rest of THIS YEAR? and where the heck is the 2025 budget??
The auditor was a fast speaking incompetent noting David and Emma had to field questions for him. What was poorly rushed through was the Real Estate Exemption Tax. Every year that Jain was here those tax redemption amounts were GIVEN TO US on our maintenance bills. Not so for the past two years!
There was a comment in the financial report that the tax rebates were not included in the figures but later someone rattled on that the city gives the shareholders the tax credits and the co-op takes them back as capital as.sessments. Hey guys, those credit dollars come from the annual taxes that the co-op owes.
The city says Your total co-op real estate taxes are $X,XXX.XXX and then tells the co-op which shareholders are individually entitled to $X,XXX as R,E. tax abatement credits. AND instead of the city giving the individual money directly to the shareholders – the city says for the co-op to credit everyone and reduce the amount of the co-op’s total taxes that the co-op is supposed to pay.
Realistically if the abatement creidts are coming out of taxes the co-op must pay and the co-op decides to keep those credits THEN the co-ops total tax obligation should be reduced by the amout of the abatement dollars. But NO. Our board looks at it as additional income to flush away on useless projects.

The RICO guy didn’t show up and four others didn’t speak at all.

Go into it to express your concerns with fellow shareholders and organize!

One Voice members have taken into account the numerous comments posted on this site describing the failures of the current Board members and the qualifications of the additional candidates. ONE VOICE MEMBERSHIP WILL SUPPORT JUST FIVE (5) CANDIDATES. THEY ARE:
GREG ABRAMOV
BATIA BRANDEL
JOSEPH CHAU
LEONID ILYAYEV
BENJAMIN KASHVILI
ONE VOICE ASKS THAT YOU VOTE FOR JUST THESE FIVE CANDIDATES TO ENSURE A BOARD MAJORITY AND POSITIVE CHANGE IN THE AFFAIRS OF OUR CO-OP.
Unlike the first Board, where no one was familiar with a Boards responsibilities, One Voice Members voted to retain three knowledgeable members of prior Boards. In effect, in most cases, the co-op attorney will not be needed at most Board Meetings.
Further, with five controlling members, Rose Markov can be removed as President, putting an end to the many rumors of conflict of interest with her real estate associate.
TO ENSURE PROXIES ARE NOT TAMPERED WITH PLEASE CONSIDER THE FOLLOWING:
1. Use a pen to XXXXX out the names of those you do not want to vote for and:

Have you seen anyone going around collecting ballots or campaigning? Neither have I. That’s why opposition candidates never win here. You have to work at getting elected, not just sit back and expect shareholders to vote for you.
