Ever since David and Zarina took over they were able to purchase apartments buy a big house in Roslyn before them taking over they did not have this money and they did not do this prior to them taking over the management. This is why I see that they are getting a lot of money they are making cash Deals where they have money to purchase these properties on the side and it is really really getting me up upset
Guest
No, I commented this and it is not coming from Zarina. I am a very upset shareholder. I don’t understand why I am paying so much maintenance for what there was not one normal capital improvement and the maintenance went up 6% each year since David was here. Where is my money going? I don’t understand. She is still in power and I do not like this. We need to strike the way that she strike in the park with her big mouth talking about Chandra we need to strike as well.

KeymasterBelow is an A I reply to a co-op enacting a rent strike. Your proprietary lease might prevent taking that course of action. Further, if the proprietary lease stated it is not allowed – and you do it anyway – you could face eviction (and wouldn’t the board just love that).
A I REPLY:
In a co-op, a rent strike, while potentially a legal strategy, is a complex issue with significant risks and potential legal repercussions. While New York courts have recognized collective rent strikes as a legal tactic in certain circumstances, co-op agreements and the warranty of habitability play a crucial role in determining its validity and consequences.
Key Considerations:-
Warranty of Habitability
Tenants in a co-op, like those in rental properties, have a right to a habitable living space. If the co-op fails to provide essential services like heat, hot water, or repairs, a rent strike might be a valid defense against eviction.
-
Co-op Agreements:
Co-op agreements typically outline the responsibilities of the co-op and the unit owners. Rent strikes might violate these agreements, potentially leading to legal action from the co-op board.
-
Legal Consequences:
Even if a rent strike is ultimately deemed justified, there’s a risk of legal action from the co-op, including potential eviction proceedings.
-
Eviction:
If the co-op initiates eviction proceedings, the burden of proof will be on the tenant to demonstrate that the co-op has breached the warranty of habitability or violated the co-op agreement.
-
Legal Advice:
Due to the complexity of co-op laws and the potential legal consequences, it’s crucial to consult with a legal professional before undertaking a rent strike.
TALK TO A LAWYER BEFORE YOU ACT… unless this suggestion is just another Zarina scheme.???? She’s VERY sneaky!

It’s called strike he won’t have time with the attorney to write legal letters and over bill us but all of us have to do it as shareholders

That makes no sense !

The only way to get rid of David is to stop paying Maintence as a whole

Funny you should mention chandra. The same guy zarina, her crooked “lawyer” and david claimed was charging ILLEGAL fines for improper disposal of garbage and other infractions. They are doing the same thing just calling them “administrative fees”. But at double the rate. Whose the stupid insane one here ? IDIOT !!

I hope there is some truth to the previous post.

KeymasterI think NYC DoF investigators asked for an accounting of the “Capital A**sessments for the last 2 tears that the Board took back from NYC DoF abatements to shareholders) and now Davids sweating to show some justification and hired the jimmy guy.

What is “JIMMY’S” real name? what’s his company name?

It’s time to play hardball with David and the Board.
All along the board has been hiding behind David, and David hides behind the actions of his Uzbeks, who are employees of the Board.
One complete circle of non liability so only the Uzbeks go to jail for fraud.
The Board wants to bleed the co-op and cheat the shareholders they close their eyes when David comes up with a plan to skim and scam us. So David takes his (probably illegal) workers and uses them as pawns to cheat and lie to the shareholders – or else – he’ll fire them and report them to I.C.E.
Let’s shortcut the obvious and add the Board and David personally to what is happening every day – little by little.
There is a new form available to us, and when you get to “OTHER” and then tell the story of these “non-American Uzbek” workers being used to scam and defraud shareholders then maybe ICE will look at the citizenship of who their bosses are!

Beware of management lies on gas detector installations.
A shareholder just informed me that management told her the Amazon CH4 Gas detector she had in her hands was not in compliance, and they would not install it because:
1 -it didn’t have a lithium battery like the one management is selling
2-they lied and said it her CH4 Detector was only 4 years and must be 10 years
FACTS:
Lithium batteries ARE NOT REQUIRED by NYC LAW;
there is no requirement as to the life expectancy of the unit’s batteries
LOOK ON THE PACKAGE OF YOUR DETECTOR.
IF IT (OR ITS ENCLOSED INSTRUCTIONS) READ UL 1484 then you are in full compliance.
IF MANAGEMENT REFUSES TO INSTALL OR ACCEPT A UL1484 UNIT – ASK FOR A LETTER OR AN EMAIL EXPLAINING WHY (SO THAT YOU CAN SHOW IT TO THE NYC DISTRICT ATTORNEY FRAUD DIVISION – AND FINALLY GET THE JERK ARRESTED)
Better yet, call the Queens District Attorney and tell them your management is trying to openly scam you
Here is the information to contact the Queens DA’s office: 718-286-6000
Be sure to tell your neighbors and even strangers on the elevator and via the SIGNAL GROUP
