      Just got the AKAM “Safety Information Pamphlet” in todays mail. You see the notice on the page “Building Information Section” that it shows AKAMs new address at 99 Park Avenue. Did you know they moved?

      You can also see that in your buildings description that the box for Fire Alarm reads NO.

      And the Public Address System box reads NO.

      But notice that it shows boxes for speakers (in other co-ops) could be located in a stairwell, Hallway, Dwelling Unit and then OTHER.

      The OTHER is where an intelligent Board and Managing Agent (AKAM) COULD HAVE purchased a camera system that included a Public Address System and or a Fire Alarm. But NO, the only future purpose to the un-monitored and very expensive camera system is solely to see who attacked you in the elevator section of your floor AFTER THE FACT -OR- to be able to see you panicking during a fire or choking on excessive smoke on your floor – AFTER THE FACT.

      The only other purpose for the stupid cameras is to see who doesn’t dispose of their garbage properly so that the office can fine you… more money in there unreported slush fund????

       

      You need to change this Board.

      Its not racist to get rid of the Russians on the Board because they have the majority and control the Board and the Rose/Zarina/David enterprise and our money.  Do not ever vote for them again. They are not your friends and probably do not care if you live or die.

        The NYS STAR exemption is closed to new applications as of August 2022 but if you were receiving the Basic STAR exemption you will continue to receive it. NYC will send you a letter if you are required to renew your existing application. In addition, if you are receiving Basic STAR, you can still upgrade to Enhanced STAR if you qualify.

         

        Also note that if you are not actually living in your apartment, you are not entitled to the  Property Tax Abatement or Senior Citizen Tax Exemption. If you sublet – you lose those credits.  Claiming them when not living in the apartment is against the law. Reporting ownership/residency changes is the responsibility of the Board and Managing Agent but individual shareholders may still be liable.

          If you got STAR in the past, I assume that you don’t have to reapply each year since we never had to previously.

            If you are a resident shareholder and are age 65 or older you are entitled to annual tax credits for STAR or Enhanced STAR, or Senior Citizen, Veterans, or Disability exemptions… those exemption credits are given to you once a year – on your June monthly maintenance statements – but only if you file on time.

            YOU MUST FILE WITH NYC Department of Finance NO LATER THAN MARCH 1st.

            Photo Identification is required and in some instances they want a COPY of your shareholders Stock Certificate.

             

            You can obtain additional information by calling NYC 311 – or texting 311-682 – or online to https://portal.311.nyc.gov

            In some cases, a local Community Center might offer some assistance in obtaining the proper forms.

             

            As of November 19, 2022, only 343 resident shareholders have applied for STAR and only 68 applied for Enhanced STAR.

              Sorry I have not checked the site in a while but I’d like to address the upcoming maintenance increase.

              As a candidate on Election night I discussed the fact that NYC property taxes increase every year so maintenance increases reflect that amount at a minimum. My Bklyn coop held  an annual Budget meeting late Fall where the Coop’s Chief Accountant explained/ broke down the components of the maintenance increase  for the shareholders including City property tax % increase and answered shareholders questions. Park City’s Board should hold such  meetings and also explain in the Newsletter.

               PS-Again it was NOT THE CANDIDATES’ choice to introduce our selves Election Night we wanted to have  Candidates Night a couple of weeks before!  Hopefully future candidates will not have the headaches and unfair treatment that the 2022 new candidates slate had.  V.F.Melvin

                When Emma first took part in the fight against the Jain Board she was getting $300 an hour.

                When the new Board came to power Emma was charging $400 an hour

                Emma openly admitted there where no records or files left in the office by Jain but that didn’t stop her from filing suit against Jain and Phoenix “alleging” -even though she had no paperwork to prove it- that they conspired to cheat the coop and at her new $600 an hour she took them to court and lost the case against Phoenix and the coop had to pay past due money to Phoenix.

                Does the Board pay Emma personally or pay the lawfirm she is or was working for???

                    Emma told us at a meeting that they’ve now hired a “great” elevator company.  Maybe they’re “great” at causing  elevator breakdowns because since they’ve taken over, we’ve had more instances of elevators not working in most if not all of our buildings.  Is this a coincidence or preparing us for an excuse for an expensive elevator project?

                      Instead of fixing those two office downstairs in 9707 making own a security office which was not needed and one for the management  team fixing everything costing 200k, you couldn’t make a gym for us instead for the residents!!!!

                          Miss Zarina walking around rego park with 3 boyfriends waiting for her outside, everyone sucking up to her to make money, all her fake friends to make money off of her. Anyone who makes money with her (not clean money) fraud money, will get locked up like her ex boyfriend Leon did for ten years cause of her! So all the buchs who are hungry for money and side her to make dirty money must he possessed and don’t know what’s coming for them as well! Cheers! Keep stealing park city’s money!                             There is a way to fight the Maintence increase if we’ll get together and get signatures I think Zarina and her bucharians/ Russian fraudsters need to go out. The amount of shit I am seeing how many people got parking spots after making deals with them is so ridiculous. Miss Zarina you will be out soon my dear your projects never last.

                              There is no way to change the 4% increase.  You voted for a board to act (in good faith) for the benefit of the coop. THEY DID NOT! If you think about it, the increase is just paying for the camera project that is useless except to those on the board who will profit from the installation.

                              It’s like them taking your life savings and investing in Russian Rubles except that a Ruble has a one cent value against the American dollar and the cameras have no value at all.

                               

                              So we all have to live with it until the next election and hopefully you will all not make the same mistake.

                                you are all bunch of ungrateful selfish people that only see whats convenient to you.

                                like it or not the old Management cared and just wanted to do right by you and the Co- op, but u made your bed now lay on it and shut up.!!

                                  It’s not fair to say people got what the deserve. As dozens of shareholders were harassed or intimidated into handing over proxies. Multiple others are claiming they had either forged signatures and did not vote for Rose and gang members.
