I just want to say if you’re 100% sure the election is rigged you have a legal right to challenge the election. Im sure there are a lot of shareholders interested in doing just that.
The bigger issue is NO ONE here is willing to put their money where their mouth is. Its been like that a few years

Yes there is cheating and thats why when you mail or hand in your ballot you should cross out all of the names you are not voting for. Use a marker to cover the name. This board operates just like Putin.
To protest you should cross out all of the board member names, using a black marker, and mail the ballot in.

For the last two years the election company received more election ballots than they mailed out.
The election people tell the board the names of everyone who didn’t mail the ballots back and then I think the board falsifies your ballot in their favor.
Then when you show up at the meeting with your official ballot in your hand you are told they already have your vote.
When they sign your name to a hand ballot they are forging your signature and you should take a picture of the forgery ballot and notify the police and NYC Attorney General to invalidate the entire election.
We also think there is more cheating then that.

A pervert has committed crim**es and lives in the building rent free is not even a shareholder. Continuously har**a*sing multiple tenants does illegal activity around the building premises for many years and solicitates shareholders promoting his IT tech services so he can find his new victim. The management does nothing however there is a law that if he committed a crime he’s not allowed to receive government benefits and vouchers to live for free. Board doesn’t do anything. therefore all tenants should be aware at least!!

8/3 post regarding renter in 97-07 that has a gun. That makes two. Another renter in a different PC 3&4 building brags he too has a gun, claims he needs it for his personal business activities. Criminals that would never be approved for a rental in any respectable co-op are gladly accepted in our buildings by this Board.

They are always live in shadow how did they kicked out previous management group.

They are turning the buildings into rentals so building maintenance increases does not matter to them. If you speak up you will be on managements naughty list and they will provoke you to get kicked out.

We should make the rules to prevent corruption.
The group liked to keep our coop as their own business as long as they give better service to share holders. That’s ok, right!
We want less out of our pocket after monthly maintenance.
Think about that the people who is working, he got every week pay check, don’t mind $50. However when you start retired, every $1 is counting, deduct from your social or pension.
We should request their employee list, and responsibility.
When you request maintenance, four men come, three is chatting and only one working.
Why we need four, we only need one. Let say , we pay for two employees expense, increased the skill of maintenance guy. Then the guy will more respect on shareholder and we saved 2 employees expense.Obiviously BOD and manager can’t increase our monthly maintenance.

Under NYC HPD flip tax explanation is very ckear and it is cover for capital projects ( maintenance of building) it is prevent to increase monthly maintenance cost from shareholder.
