No it’s bucharian people who act like Uzbeks. They make a bad representation of who bucharians really are. Zarina is the problem everyone! Notice how nothing changed since Chandra but only worse and more expenses for the managements personal needs! It was better too just keep him and cheaper. Elevators not going to work until Zarina decides she wants to allocate the stolen money to the elevator project and find someone who is willing to work with her and and agree to her Ponzi schemes.

Hello All,
This evening 7:00 PM meeting at 98-05 building lobby. Please join if you have any questions to board member.
Q1) If the shareholders are paying for the camera system, then we must all have access to the app that will allow us to view the cameras in real time.
A1)
i) Everybody can access audio system ( FOC )
ii) However if you want to see video, you have to pay one time charge, couple of hundred dollar.( That is optional and your choice )
2Q) NYC Local Law 97 of 2019 relating to reducing greenhouse gas emissions which is going to force buildings over 25,000 sq feet to upgrade and retrofit certain energy structures.
2A) No one asked this question.
3Q) Has Rose filed a Conflict of Interest Form? Just Google: Conflict of Interest Rules for NY Condos & Co-op Boards
Her real estate job and being on the Board must be filed and disclosed to shareholders.
3A) No one asked this question.
But she explained they are trying to working on park city 3& 4 green and clean. There has many capital projects will come with priority. She invited shareholders who like to give suggestion for board of directors.
One lady suggested just open suggestion boxes in building link website. David noted and they will follow up.
4A) The new camera system cost is 650 thousand dollars? Whoever listed the number of cameras forgot to include the ones in each elevator and the garage and the ones outside facing our entrances and all of the ones in the lobbies and laundry rooms.
4B) No one asked this question. However David explained a lot. Security Desk will move to inside and installed the screen and directly call from our apartment to security via that camera audio system. Someone asked that security camera manufacture company name and cloud service, David don’t know it. He will prepare terms and conditions, user manual and more about that camera in next news letter. Someone asked to David, you all are considering about security of tenants and share holders so do you plan to install bullet proof door system? They all were laughing and this area is safe. Not need or Not plan to install bullet proof door in park city 3 & 4 building.
So then why they are going to install cameras?
5Q) AKAM bad news with Property managed with Miami Condo. That will affect our park city 3 & 4 future image.
5A) No one asked this question but David promoted his employer, how did they work and lead in co-op building management.
6Q) Why do we need attorney for shareholder meeting ? How much cost for her annually?
6A) They will not invite her for upcoming meeting, last year she has been working for multiple lawsuits and lost with Phoenix case and paid about $400,000.
But she still working as a retainer for this co-op, annually pay about $36,000.
7Q) Why AKAM increasing the fee 46% during two years?
Nov 11, 2021 , Board of Directors (Current board) hiring AKAM will save $205,400.00 per year than self-management.
Management fees & Office Salaries + Professional fee from $523,400.00 to $318,000.00
In actual (2021 Statement of operations ) $500,929.00
In News letter Jan 13, 2023 ( Projection ) $464,175.00 that increased 46% from Nov 11, 2021 ( Current board) promised .
That is totally incompetency of current Board of Directors.
7A) Increased 46% but still less than previous management cost. They employed one more supervisor, so now total 4 supervisors. Each super worked 11 days per month, three super work 33 days per month more than enough! right! why they employed one more super, everything is expensive now a day.
8Q) How did you spend New Loan $30,000,000.00?
8A) Board of directors or David don’t know how much they left from that 30 millions.
That is avoiding to answer. They make the decision for capital project from reserved fund.
The questioner explained, she asked this question because if left some fund from 30 millions, do some project, that will benefit for elderly people, for example install physical exercises equipment in our parks, repair the existing ADA access ramps.
9Q) How did you review the projects which were benefit for shareholders?
9A) No one ask this question.
- One lady requested park opening hour as laundry room opening hour. David said Park can’t open without daylight time because of security and insurance reason. Park can open between sun rise and sun set.
- The water is safe and they do test but after travel to pipe they don’t know. So you just buy filters from HomeDepot for your health and safety.
- They made inquiry to Cable and internet service company with bulk price. Why they are not contact Starlink?

PLEASE NOTE:
At the 9740 meeting on the 15th, a lady shareholder asked David if our water was safe to drink.
David hesitated for a moment and then said “You should boil it”
Each of you should search the internet for the effects of high IRON in drinking water and the effects of hard water.
If any of what you read is applicable to you personally – then you’ll know why.
Yes, the city tests the water they provide to our co-op daily – but then that tested water goes through our untested water pipes and into your apartment.

It’s hard to imagine the camera project could be anything except a kickback scheme. We have much cost coming down the road, like the city green regulations and constantly broken elevators. I cannot think of a good reason why they would do this, aside from personal gain.

Welcome to Stalag Park City 3&4 – the Rikers Island of Rego Park.
They’re already assigning us prisoner numbers when we register our phones for their intercom system.
All we need now are striped uniforms with our building number on the back and our assigned prisoner number on the front.

Everything this website so far predicted since 2021 is all right. The attorney is a liar and criminal Zarina is a liar and so is David. Next will be a capital assessment charged to us for $10,000 each apartment. Elevators still not fixed after two years. They are just as the same level as Chandra. Zarina thinks eveyone is stupid and she is the smartest one. We have big people living in these buildings who personally know the district attorney. Her time is coming very soon. I hope she reads this and backs out with her friend Rose this is just a warning.

Scott will be watching the cameras from his mobile phone and home computer.

The new camera system cost is 650 thousand dollars and is not yet completed.
David advised that two additional cameras will be added to each floor – facing the C-D-E line and the J-K-L line.
Nothing was said as to how these (minimum) 252 apartment area-viewed cameras will be monitored – hourly/daily/weekly /or just for suspect violators? No mention of what person or persons will have authorization to view them.
What is the logical reason for these cameras?
In my opinion 60% is to monitor shareholders who violate House Rules (so that they can be fined); 30% is to monitor the maintenance men doing their jobs properly (or working in an apartment on company time); 10% for the AFTER THE FACT identification of persons who assault or rob tenants, or burglarize an apartment. I say again “AFTER THE FACT”.
The “security cameras” have nothing to do with shareholder security – and that is factually realized.
What is the most prominent downside of these cameras?
Outsiders, or scrupulous insiders, hacking the system and noting who lives alone, and/or has a dog, and the times that working people/school children leave and return to their apartments – or noting when a tenant/family is seen with suitcases – all indicating a temporarily empty apartment that can be susceptible to a break-in.
With access to those cameras, anyone who wants to get into your apartment “CAN” – at any time – but it’s best for them when they are sure you are not home.
FYI: Published statistics for 2022 from the 112 Police Precinct (Forest Hills and Rego Park) show 88 robberies, 119 burglaries, 488 grand larcenies (items valued over $1,000 and taken without force or violence – or fraud), and 107 automobile grand larcenies.
Every shareholder should Google “Bump Keys” – and then consider installing an inside chain lock on their door to prevent the possibility of being burglarized as you are sleeping.

Yeah in regards to the new faces it’s all Zarina and I really am not being racist however she is putting people here that fit criteria. Also see a lot of non tenants using the laundry rooms. Also Zarina collects brokers fees with Rose and Anna to rent out apartments here in park city. Seems like the best thing is to call a protest right outside of our buildings. Can we get a list and phone numbers of tenants.

GENERAL ANNOUNCEMENT URGENT
All tenants, please read into NYC Local Law 97 of 2019 relating to reducing greenhouse gas emissions which is going to force buildings over 25,000 sq feet to upgrade and retrofit certain energy structures. This will have a huge financial impact on our maintenance bills in the form of assessments IF the bill passes. For now, it has been delayed until 2030. Please spread the word and raise this issue in your lobby meeting.

Has anyone else seen a lot new faces in your building? I’m suspecting something underhanded is going on. For example the neighbors on my floor sold their 3 bedroom apartment 5 J last year. They told me they sold it after a trying for a long time. Now I come to find out the people living there are RENTING! Someone said they paid under the table to get the approval to rent. Why is the Board allowing this to occur? So much for our security. You can put all the cameras you want but if Management or Manager is allowing this then they/he is the problem. Please answer that Board of Directors!
Also what is the name of the camera company??

If this woman named Zarina who owns a realty company moves into the old office rent free, all shareholders MUST vote the existing board members out. This is a mafia move. I once saw her on the premises pointing and telling David what to do.
AKAM is bad news. The video of AKAM scamming the Miami condo should raise red flags to everyone.
Everyone should call their representative or congresswoman about illegal votes being handed in
