      On the 20th day of every month I check my meter and I write the number on my calendar. I match it against my monthly bill and its usually very close. Its easier to do if you have a Siri or Alexa to remind you. Just say “set a reminder for the 20th day of every month” “check electricity” “10:45pm”

      Once you have it all on your calendar its easier to challenge those errors.

        here is information regarding electric charges

        file a personal case to investigate your meter, to  know if it’s broken or not!

        It’s better call them and speak to a representative than filing online!

        you will have to provide your account number,which can be found on your maintenance statement

        They will open a case for you, and will come to your apartment and check your meter and readings

        during this time you don’t have to pay anything for electric charges. They will do an investigation

        Thats what the representative told us

            People . electricity charges for the month of december- you need to check your 6months electric charges and compare it. Some people got $200, some people got $180, some got $50, etc and charges are  not correct

            Something is wrong -management is claiming that meter is broken in every building. Very strange i think it has also to do with elevators, and now they want to switch to a con edison, while getting some money from new electric company and charge us more.

            I would pay only what i usually pay for the month of September/October, i highly doubt that they will credit people back next month.

            I would cancel autopay for the month of december

              By Laws page 4 (next to last paragraph) “a director who ceases to be a shareholder shall be deemed to have resigned as a director”

                UNBELIEVABLE!  Tuesday will be the coldest day this week and theyre shutting down the boiler. That’s what happens when you let a jeweler change his name and become an instant property manager.

                It’s just “poof” done without any intelligence.

                 

                I wonder if Rackmin’s trading company is selling the Holiday decorations to our co-op at his usual profit? After all, he is the co-op treasurer and knows how to shave the numbers.

                  Once again, there is no heat or hot water in 3 buildings- on the coldest day of the season to date. Why is there so much maintenance needed? I understand that these are old buildings. The E line in 9805 will also once again have no water tomorrow.  Can’t they fix things once and for all?

                      Whenever OneVoice notices are posted to laundry room bulletin boards, the maintenance men take them down – most likely at the instruction of the management office. Anna also removes them to post her flyers.  There is a way to utilize the website so that you can create subject specific folders such as “next election” or by each building… in absolute secrecy.  Go to the website’s REGISTER tab and read the bottom comments.

                      I have to point out that once the THOUGHTS tab was created, before the pandemic, no one has bothered to use the the REGISTER tab in the past 2 years. But it is still functional for registered shareholders to anonymously use it for they’re own purposes (but no advertising).  Ron

                        Tenants do need a way to get organized but the way this site is set up makes it difficult for someone to follow what’s going on

                            SUBLETS:

                            FYI – “ONLY” the investors who purchased an apartment from the original sponsor – C.A.H. formerly known as Carol Management – have the right to bypass Board approval in renting their apartments. Those investors are referred to as Holders of Unsold Shares. The power of the Holders of Unsold Shares to bypass Board approval is clearly stated in the Proprietary Lease on page 26, reference Section 38 (a) through (e).  Those powers may pass from investor to investor so long as neither the investor’s family nor themselves ever occupy the apartment.

                            Under no circumstances can any shareholder, broker or agent (who is not a Holder of Unsold Shares) rent or sublet an apartment without Board approval.

                            In January, 2015, House Rules were amended by the Board regarding sublet requirements and fees as follows:
                            (ii) “All purchasers must reside in the purchased apartment for a minimum of one (1) year prior to applying to the Board of Directors for sublet approval and must comply with all of the terms of the Proprietary Lease.”
                            (iii) “The shareholder can sublet the apartment for a maximum period of five (5) years from the date of the first Lease Agreement. The sub-lease cannot be for a period of less than eleven (11) months.”
                            (iv) “After five (5) years of subletting the shareholder must either move back into the apartment or sell it.”
                            (vi) “The sublet fee of fifteen percent (15%) of the monthly maintenance will be charged per month to the shareholder for the first 3 years that the apartment is sublet. Shareholders have the option to sublet for a fourth year at a fee of thirty percent (30%) of their monthly maintenance, and a fifth year at a fee of fifty percent (50%) of their monthly maintenance.”

                            Illegal sublets might be the reason the Board spent $840k to put cameras in the elevators; on every floor; on every stairwell; the lobby, the laundry room; mail room and God knows where else in all six buildings. Surprised none are in our apartments being that they needed to look in our closets during the annual safety inspections.

                              Isn’t it a violation of privacy to be taken pictures of us, why does he want a face to every tenant? I’m wondering is it easily be identified not even the social security office does this to people!!! What the heck

                                If you or members of your family, or visiting guests, are denied entry into your building just because you have not updated the key fob – then you should call the 112 police precinct and tell them “your landlord’ (the co-op corporation) is denying (you/family/visitors) access to your building.

                                  Chandra was efficient I heard they want to change the meters for the electricity another fraud Zarina came up with and they want to use con Edison get ready to see your electric bills go up I’m telling you all these little projects he’s doing and scheming. Zarina behind it and David is her puppet. Little does he know that once they get caught Zarina runs free with all the money. Enough with these little projects
