What did you expect when you openly voted for Mata Hari Zarina and her 40 thieves.
Isn’t it ridiculous that we spent $13,137 for exterminating in 2021 and $52,707 for exterminating in 2022? Did we pay for their wedding??
Did you know that David was buying products from a company that is partially owned by the co-op treasurer Rackhmin? .. (and Rackhmin bought those same products from Staples before he resold them to the co-op).
The NYS Business Corporation Law (BCL 713) refers to conflicts of Interest between members of the board and all third parties.
The NYS Business Corporation Law (BCL 727) mandates that an Annual Report must be issued and sent to every shareholder, identifying every transaction involving a member of the board OR the board must send each shareholder a copy of a signed statement (signed by each member of the board) that they attest there are or were no conflicts of interest. Search the internet for BCL 727.
The last such signed statement was in early 2021. Has this board had too much to hide since 2021?
Does anyone believe that profitable-lawyer Emma is not aware of any of the underhandedness of the board? Do you know that each time David fires one of our Spanish-speaking maintenance men that they file a grievance with their union and Emma gets paid to represent the co-op at a hearing with the union lawyers?
Want the co-op to save a lot of money? FIRE DAVID and EMMA!

Zarina being married to the AKAM property manager is in itself another CONFLICT OF INTEREST.
Now they’re calling for elections. Remember, none of them had any co-op management experience when you first put them in power. If you have common sense YOU are qualified to run against this uncaring and lame board of puppets.

The staff is being mistreated to open up spots for friends and family of Zarina and Co. for kickbacks

maintenance staff is being abused and set up for termination and ALL some care about is how many apartments are for sale ?

From public information it looks like we have 35 units listed for sale in the complex and only 5 closings in the last 6 months. All of Rego park has 275 listings of which 200 are coop apartments. This means 1 in 6 of the apartments in all of rego park for sale are in our complex, and clearly only 5 people were foolish enough to buy a unit almost year to date. The 5 families who were able to get out are very lucky.

Other buildings, co-ops, condos, rentals have a pet fee monthly. This covers the damage and clean up of people’s pets if someone is a slob.

There are four washing machines out in 9805 ( including one of the two large ones). As bad as Sebco was we never had 4 machines out at once. I called the office to report it and I was asked – “you mean in the common area”. DUH! Where else would the machine be but in the laundry room? I was also asked which ones. I told her just send the guy from the company, I didn’t take numbers or a picture. The plugs are pulled, he will figure it out. The maintenance staff had to see the plugs pulled, why didn’t they report this?

If your dog poops on the grass – the co-op’s going to fine you $100.00 You, me, and others aren’t going to pay $100.00
We’ll use the excuses “not my dog – must be someone else”; “I don’t care what your camera video taped – prove it was me”.
So, in time, it’ll go to court and because our co-op is a legal corporation … a lawyer must represent us in court. So Emma will get several hundred dollars to represent the co-op on a $100 dog-poop fine.
If the board had common sense (they don’t) they’d set the fee at $25.00. A guilty person is more likely to pay it and apologize and, most likely, they won’t let their dog do it again. The same applies to the $100 or $200 fine for improper disposal of garbage.
Anyone else remember Emma telling everyone that before any fines are made, all the shareholders will have to vote on it first. LIAR!
We need a new board. We need a thinking board. We need an honest board. We need a board that communicates.

Haven’t read it all but Page 9 – Note 1 reflects absolute incompetence.
Our buildings might have been certified for occupancy in 1953 BUT WE DID NOT BECOME A COOPERATIVE UNTIL JUNE 5, 1980.
That is the date on our Certificate of Incorporation. A copy can be found in the DOCUMENTS section of this website.
It’s looking like people in power are pulling information out of the wrong end of their anatomy.
—- and just to top this off, as of today (August 14, 2023) the New York State Division of Corporations still shows Chandra K. Jain as the co-op Chief Executive Officer at 9805 63rd Road
