Just confirming that the overnight security is limited to one guard for the 3 buildings on 63rd Rd and another guard for 3 buildings 62nd Dr.

IMO Lupu is on it too I when never seen an attorney be so involved and so much activity with the coop. Instead of spending money on capex projects they are inflicting lawsuits on numerous things and finding ways to reinforce it so they can scam and take the money from the coop in this way through Miss EMMA, this is one allegation I would write on my case against them

Basically they are throwing all these lawsuits to max out as much as they can IMO they are writing extremely high invoices to the attorney lupu so she can bill as much and give a portion of it to David and Zarina as a cut in cash. Did anyone ever think of this scam they are doing as well

IMOSo it is true Zarina’s son jonathan Yosef along with his wife Chaya has purchased apartments with cash. The attorney approves it and this is called collusion, fraud and related party transactions. Also coop was sold for below value and not at arms length. Which destroys values of other coops in the buildings. This is enough to send to the district attorney office as proof of fraud and hiding. Let’s do this

So far looks like only 9820 has confirmed night time lobby/desk security has resumed in that bldg. I’ll be checking 9737 this week and should know where my buildiing’s security stands by next week and will report. Pls follow-up with One Voice on status of your bldg’s night shift security.

Wow! That’s a lot of information but sadly not surprised at all. The corruption is unraveling and coming to light. Fellow shareholders let’s get active and make a positive change for our Coop before we are left with nothing.

Keymaster- Wheres the money going?
- I’m told two apts in 9740 are owned by PC 3&4. they were bought when shareholders went into default.
- I checked and the studio #7N would pay maintenance a little over $500 but as a rental it could go for $1700 per month.
- And the one bedroom #9F would pay about $800 maintenance but can rent for over $2000.
- AKAM is billing the co-op for those apts at shareholder maintenance rates (500 & 800).
- But if the renters are paying $17oo and $2000 then WHO are they paying the rent to???
- NYC shows 7N was bought in March 2024 and the 9F bought in April 2021.
- Some one must be billing the renters and the extra moneys are not shown on the financials.
I think I can guess WHO is billing the renters and pocketing the extra money. What do you think?

Great New-it’s my understanding that night-shift lobby/ desk security has resumed in all Park City 3+4 buildings! Good to know that our security (which we pay for) concerns were addressed and returned to what Park City was known for 24/7 in person building security. Velarie 9737#12H

Anyone curious as to why the manager & our President Rose continues to approve overtime for Security. Enough is enough! Hire the proper staffing so the Supervisor & his wife & a host of others are constantly working extra shifts. It’s the boards fiduciary responsibility to stay within the budget.
