The main concern for David should be how to fix the broken elevators in 9707. The other day and old lady was having a heart attack and it took 20 minutes for EMS to come upstairs and get her. I smell a big liability because of the faulty actions of the Property Manager Let him find the funds and the means to fix the elevator that has been broken for two months already and such a big apartment unit building to only have one elevator working, which is nearly breaking as well. What a big shame

At that time, we were not just 6 separate residential buildings – we were a “community” occupying 6 buildings. It was a well kept and wonderful place to live and raise families.
By the time we became a cooperative we were neighbors. We were friends. We knew each others names. We went to church and synagogue together. Our children played and went to school together and we cared about the future of our community.
But that all changed with the former Board of Directors whose members were predominantly investors. They hid behind closed doors and hired a tyrannical manager to shield them from shareholder inquiries and complaints. Their underlying intent was to intimidate our friends and neighbors to leave our co-op and seek other housing. In addition, the manager and that Board strongly favored the resale of apartments to outside investors because it was the investor’s voted shares, and some collusion, that kept that Board and manager in absolute power

We are paying high rate maintenance? You need to move to Anita Terrace or Park City Estates – maintenance is 50% cheaper there !

Can you confirm it’s $3.27 a share please. Where can I confirm this?

There was a question here earlier about the monthly rate of a 3 bedroom apartment. The message disappeared so I’m thinking the person did not click on SUBMIT.
In answer to her question, the shareholder “rent” for a 3 bedroom varies slightly from floor to floor based on the number of shares.
For example, the (3 bedroom) E apartments in 9740 are 413 shares for first floor [1E] and it goes up for each floor until apartment 15E that has 439 shares. The current rate “per share” is $3.27. So 1E should be $1,350.12 a month and 15E should be $1,435.53 a month.
The number of shares for every apartment – in every building – can be found on pages 10 through to page 87 of the original Offering Plan (a thick book that should have been given to every shareholder upon their purchase of an apartment.)
