KeymasterHey everybody, I used to be a shareholder and Board member many years ago. I love this website because it shows all of the horror that we escaped.
A former neighbor told me about default letters being sent questioning ownership and threatening eviction. The co-op board and this Akam have no hard copy paperwork proving anyone does or does not own their apartments.
Every corporation is REQUIRED to maintain a Stock Book. The Stock Book is a continuing record of each apartment showing who bought it and when; for how much; sold it when; for how much; to who and so on. When I last saw one year of it, it was just a cheap note book with loose leaf pages. But that book and files related to it were presumed taken or destroyed by Chandra Jain when he was fired. At least that is what I was told. Not having a Stock Book is a violation of Business Corporation Law [BCL].
So now, they must have someone, maybe the crooked lawyers, searching for your names in ACRIS = New York City’s Automated City Register Information System for the purpose of evicting people because there is information missing from ACRIS (and your greedy Board can profit more money from rentals than from shareholder maintenance).
The attorneys who handle the sale of an apartment are supposed to file the record of sale or transfer of title with NYC Department of Finance who then enter the transaction in ACRIS. I personally know of cash sales that were not recorded in ACRIS and there were a lot investor transactions made by Chandra’s lawyer that didn’t make it to ACRIS. Those investor ‘trades’ were done though the management office. Chandra was bad in many ways but he didn’t try to screw anyone out of owning their apartment. As I read your comments, this manager you have now would screw his own family for a buck in his pocket.
Anyone can access ACRIS online and search for their name or their apartment history. It’s a little difficult in the beginning but gets easier. You just need to know the co-op is QUEENS BLOCK 2086 LOT 50.
If you are getting default letters from the crooked lawyers then you should also know they are sending a copy to the bank you have, or had, a mortgage with. If you no longer have a mortgage then they are intentionally defaming you and hurting your credit with financial institutions. They get the mortgage information from ACRIS. If the default claim is false you can report the lawyers for an act of fraud to the NY Attorney General, and the FBI, and the FTC, and contact another lawyer to sue for damages. Making a phone call does nothing. When you write a complaint to any city or state agency it must be replied to. That applies to complaints to the Attorney General or District Attorney. Do not be afraid. If they threaten you then the AG or DA will charge them for retaliation. You are always protected if you file a complaint in writing.

URGENT.
Theres a story going around that David is sending men to mess with the water supply to certain apartment lines. The men are too stupid to realize they are accomplices to a crime and can be arrested with David and be deported for endangering the lives of men women and children.
If the men come to you to do any work in your apartment INSIST that they come back with a letter from David stating the purpose of their visit.
Also. If you or family have been having stomach illnesses, go to doctor and ask if infected or dirty water could be the cause.
We know he’s incompetent and vindictive but now he got carried away and is endangering our lives. This is AKAM negligence for hiring an inexperienced and ignorant person as manager. Our campaign should be SUE AKAM – bleed their bank account dry.

It’s absolutely outrageous that we as shareholders have to put up with the corruption. Navid and his wife are getting bolder and more arrogant and feeling they are above the law. We have to act soon and get them out! Start with Navid!!

theres plan to annoy people living in 2 and 3 bedroom apartments. Navid send men to do something in your apartment to klog water and drain for apartment below you. If they come to your home write a note on your calandar of the date and time the men came and also ask threre names and write that too. their names. tell neighbor below when they do stuff to your bathroom. when we can proof it then Navid gets fired.

Sometimes, all it takes are a few well placed strikes to topple a giant. In this case, a few calls to the Queens District Attorney’s office can start the ball rolling for an official investigation that will hopefully rid us of this giant headache of Navid, Zarina, and crew.
I called the DA’s office today to file an official complaint. They asked me to submit my grievances in writing, and will get back to me. I asked if there were other complaints about the current management, and he said there were.
The more complaints, the more they will take this seriously. We don’t need to hire lawyers when we already pay for lawyers with our tax dollars. If there are crimes being committed, which we all believe there are, then they should be punished and removed by the laws that protect us.
If you can post your grievances and knowledge of crimes being committed in this forum, then you can easily call and send your complaints to the DA’s office too.

When I was running for the board I sat in the lobbies with a list of candidates. People came in from work and mostly waved me away until I said “Don’t you want to get rid of Chandra Jain”. Then they stopped and came back to take my candidates list.
I bet you could have the same result to get people to stop for signatures.

and fyi -people are willing to start gathering signatures, but most of them are ignorant or / are afraid for some reason!
shareholders waiting for someone to start – and it’s understandable because we need a good legal team to deal with the absurdity that is happening in Park City , and who is going to pay to the legal team?

first need to get rid of the current board. for that we need to collect 250 signatures per by laws, and then have a new board of directors- so that they can start making changes.

Heard from and inside source that David makes us freeze at nights sometimes, so we are forced to to sell our apartments and him and his wife make more money on the sales

I want to confirm the comment from February 17, 2025 at 9:36 pm. Park City no longer has overnight security the way we previously did — one guard per building. Now we have a limited number of guards on a rotating post. I can confirm this because I walked-into my building as the guard was going to his next post.
