SHAREHOLDER MEETINGS IN YOUR LOBBIES
Remember to address your questions directly to members of the board. To Rose Markov as president and Rakmin Dekhanov “treasurer” for financial questions.
The lawyer is not an ELECTED OFFICER of the co-op. David is not an elected party either.
The only question the lawyer should answer is how much is she being paid to be there and how much money has the co-op paid to her in all of 2022??
Ignore the lawyer and insist that your questions are answered by Rose and Rakmin ONLY! The board should be able to answer all questions about what Akam (David) is doing.
If the board members cannot answer the questions they should resign on the spot!

We need to keep in mind that we are both – a shareholder and a tenant in a corporation cooperative.
As a shareholder, the Board of Directors is mandated to explain their actions and expenditures on a regular basis.
As a tenant, you are protected by New York Rent Regulation laws.
When it comes to co-op By Laws and NY Rent Regulation laws – the Housing Court usually favors the NY State Laws.
Board intimidation of a shareholder/tenant is LANDLORD HARASSMENT defined as any action by the “landlord or its agents” that directly or indirectly interferes with your privacy, comfort, and enjoyment of your apartment.

Why hiring extra people in Management Office? Why elevators in worst shape since new management took over? Why are we paying for lawyer to run meetings rather than Board members? Where is a complete financial statement and when will we be receive it? Are new cameras listening into our conversations? Will we have a fair election where there is a candidate’s night prior to election night? Why such a high fee to replace an oven? Why spend money on a new management office that is also prone to floods? Will the old office be used by Zelena? Why is Rose doing interviews, which is a conflict of interest and has she put that down on the NY Conflict of Interest form?

TOILET STAINING
In all of the years that the old property manager was running things there was NEVER staining in our toilets.
In at least the past year there was disgusting staining in the toilet no matter how many times I cleaned it. Several weeks ago someone mentioned the staining on this website and miraculously the staining stopped UNTIL TODAY.
As of a few minutes ago the staining is starting again. The internet says something about it caused by hard water and mineral deposits so I have to ask why there was no such problem for the 10 or 15 years that the old manager was running this co-op?
Is it the quality of the water or the quality and experience of the different managers?

Just tell about Facts.
Before Rose Markov is elected president of board of directors, our co-op mortgage matured at September 1, 2024.
Last Year, after Rose Markov was president, we received Financial statements and supplementary Information documents for December 31, 2021 and 2020. We heard 30 millions Loans from meeting but not reflected in that statement.
That made people are not interested whoever running the co-op. And they won again.
However, Our apartment have more debt 30Millions, that will clearly see in ” Financial statements and supplementary Information documents for December 31, 2022/2021 statement.
When we know clearly see on paper, we are already late. They turn to new blood everything.
We are in so much trouble, please wake up and think for yourself and your families.
Who ever voted these people as Board of directors.

I just look through yearly statement December 31, 2021 and 2020 with News letter Jan 13, 2023.
Nov 11, 2021 , Board of Directors (Current board) hiring AKAM will save $205,400.00 per year than self-management.
Management fees & Office Salaries + Professional fee from $523,400.00 to $318,000.00
In actual (2021 Statement of operations ) $500,929.00
In News letter Jan 13, 2023 ( Projection ) $464,175.00 that increased 46% from Nov 11, 2021 ( Current board) promised ( They liked to select and compete with Jain )
That is totally incompetency of current Board of Directors.
How they will cheat in upcoming financial statement 2022/2021 ? New Loan $30,000,000.00
Still elevators are issued.
They are taking advantages from ignorance or new immigrant share holders.

I would like to invite you to discuss second page Operation income and Operation Expense for Year Ending 12/31/2023.
After 4% increased, Collected Maintenance fee will be $10,656,539.00 ( Net increased $426,261.56 )
That mean, collected maintenance fee in 2022 ( $ 10,230,277.44)
According to last year pool deck meeting ” 2021 December 31″ Maintenance fee collected ( $10,281,972.00)
Why maintenance fee short in 2022 ( $51,694.00 ) under income items.
Missing Day care center income ($365,947.00) under 2021 income items.
If they missed something and correct with Day care center income, still covering their projection operational expense. Don’t need to increase maintenance bill in 2023 February.

While I’ve been opposed to the present Board and Zaria’s influence, I do agree that the negative comments about Russians (and no, I am not Russian) only helps those we oppose. If there truly is discrimination in hiring, then a discrimination lawsuit should be filed by those affected. We need support from all groups, including Russian Shareholders.

It’s completely ok to share your thoughts. It’s also ok to complain if it’s reasonable. I just don’t get what’s wrong to have Russians on the board. The fact that we have security and most maintenance same nationalities is good, which is completely ok with me also. But it’s not good to have many Russians on the board. I understand if you talk about people who are incompetent to be on the board, which I agreed 100% no matter of nationalities. But it’s repeatedly saying something bad about Russians. If someone has bad reputation or incompetent in what they are doing, that doesn’t mean that all Russians are same. Each nationalities have good and bad people. So, be mindful and don’t go against one group particularly. I’m not Zarina, if you wander and has nothing to do with the board ot management. I didn’t call people names and just expressed my opinion. And I don’t have to announce my name as everyone else here.
