All of us here on this site appreciates what Ron does for Park City. He and people of good character make decisions based on principle and morals – not because of social pressure or favors.
If you know for a fact that Ron himself had many charges from the old board, you’re probably one of the board members posting this and you’re trying to discredit him.
Why was the main Whatsapp chat group disabled after the new board was elected?

The new board members have removed many of the charges that the old board had fined the shareholders. I know for a fact that Ron himself had many charges from the old board. This how you speak about people who are working to help you and support positive change in Park City. You are extremely unappreciative. Ron disclose all of the charges that were on your account before the new board removed them. Should all charges be reinstated?

Some Shareholders mentioned there is a new whatsapp group where we can freely share information without being censored.
(1) Does anyone have a link to the new group?
(2) The old group was shut down by the president after she was elected.

Does anyone care that the NY State Division of Corporations still shows Chandra Jain is listed as the Chief Executive Officer of our co-op.
That’s a terrific example of the quality of legal representation we now have.

You are under no obligation to provide your email address to Akam or any member of the Board.
Providing your phone number is a different story. You should give the management office your phone number so that your phone number is properly “keyed” to your building’s intercom system.
When a visitor or food delivery is in your building lobby, the security person will dial the 3-digit intercom code that is assigned to your apartment. That code will connect to your phone. Your phone will ring and security/visitor/delivery person will announce themselves and that allows you to then press the”9″ button on your phone to buzz in the visitor or delivery person.
That system is supposed to work on both landlines and cellular phones but the management office has to first “key” your actual phone number to the intercom’s assigned apartment code number .
When I call for a food delivery, I tell them what my 3-digit intercom number is – so that if the guard has stepped away – I can still buzz them in.
It can also be used for your children or a home care person. If the guard is not there, they just have to pick up the lobby phone and dial your assigned 3-digit intercom code number. It will ring on your phone whether you are home or not and you can still buzz them into the building by pressing “9”.
The option to that is to pay the office for your children, etc. to get their own key-fob. I think that is a $50 charge per new key fob but I’m not certain of the cost.
FYI – ONE VOICE has asked the office if it is at all possible to modify the intercom system for emergencies… having the ability to call every apartment in that building to alert them of a (God forbid) fire in the building and to close all windows to prevent damage by smoke, etc.

Cheers and Happy New Year to the new great Board of Directors at Park City 3&4 Apts. Akam Management got their hands on a big trophy. (Park city account). they don’t need to put any more effort but the money in their pockets.
Now instead of Akam or Park City Management doing the hiring, turns out that
Zarina Yusupova( famous realtor on queens blvd) calls the shots and decides who gets hired to work at Park City 3&4
In my opinion zarina pulls the strings, puts her boyfriend to run the place and collect the General Manager salary, and she hires cronies to run the office.
watch, it’s only a matter of time before they replace Doris and then it becomes Zarina’s coop.

I just received a Memorandum in my apartment door from “David Javidan”, the name being used by our Onsite Manager. It is requesting our Email Addresses and Phone Numbers supposedly to be “used to properly communicate building directives and memorandums”. Is that what it’s for, or will it be used for other reasons, such as for marketing purposes (like for a certain real estate agent)? Does anyone know and do we have to give this information?

For the record, One Voice initially supported the ParkCity4Change candidates but, after seeing how disorganized the group was – and their insisting to put nine new “inexperienced” people on their board, One Voice withdrew its support. We asked our members to use their own best judgement in selecting just five of the new candidates in the last election.
Our feeling was that if five of those new candidates were elected, they would hold the majority vote on the new board and at the same time they would learn “first hand” what was already in the works from the remaining members of the old board. That would have been common sense!
Further, we asked our members that if they chose to vote for existing board members that they select from the few RESIDENT SHAREHOLDER members of the existing board and exclude all investors. One Voice then informed its members of the names of all investors on that board. It was also our suggestion that we do not vote for members of the “4change” group if they were or had ties to other investors or realty brokers.
Lastly, Ron Migut’s attorney has requested a copy of the co-op Shareholders List from the old board (in 2019) and again in November 2021 from the new board. The purpose of the request is to be able to reach out to all RESIDENT SHAREHOLDERS to become a member of the ONE VOICE Tenants Association.
On November 19, 2021, the new co-op lawyer informed Ron’s attorney that they would provide that list as soon as it was input into Akam’s system. It has been two months that Akam has sent out maintenance invoices so the Shareholders List is apparently in their system BUT this board and their lawyer decided to ignore Ron’s request; ignore the co-op By Laws that guarantee his right to that list; and they are indirectly interfering with NY State Real Property Law Article 7, Section 230 (The Right to Organize a Tenants Association).
We must come up with a slate of new candidates to challenge the current and old board members in the 2022 elections. If you are smart enough to read and understand the content of this posting then you are capable of being a member of the next Board of Directors. Do not hesitate to step up.

To the last comment. I beleave in one voice and it’s a big difference between before and now. Before most shareholders didn’t care to participate and knew that Chandra is holding everything in his hands and will only let his people in. Now it’s different time. Most shareholders finally woke up and started to participate. Those who hated Chandra helped new board to get in, but since they feel it was a big mistake they will be against the new board. Those who were for Chandra were and are against the new board. Now go figure.

I just read the entire story of the NY Times from June 1999. It talks about how our co-op manger stole money from our co-op and later tells of how that Mohamad guy took bribes in Park City Estates. This is the same Mohamad guy who wrote on December 20, 2021 -below
– and gave his full name and phone number and wrote that our board was doing a good job.
It is easy to find this whole story. Just use computer browser and type in 30 Are Charged In Bid Rigging On Co-op Work and look for the one by NY TIMES.
That other shareholder was right about to getting the bad smell out you first throw out the trash!

Yes Akam is large in getting the business of co-ops and condos but that income is their only concern as is evident by the increasing ONE-STAR reviews they get in Yelp by shareholders in other buildings they manage. And the only reason for the 1-star rating is because you can’t make a complaint with no stars.
As for the two park city’s – their boards will change when their shareholders smarten up and become aware of corruption and take action to oust members of their boards and Akam. You don’t need experience to be on a board but you do need common sense and a reputable management company.
A reputable management company is supposed to do all of the leg work and present their findings to the board for a decision. If it’s for work to be done the management company is supposed to submit three sealed bids from different contractors to the board to review and consider – or to ask more questions – or to ask for additional bids. THAT is where the common sense comes in.
Under the old board, Phoenix got every contract and everything they did here they were also doing at the old manager’s Kew Gardens co-op where him, and a member of the board and his family controlled the majority shares and basically own that entire building. Taking over OUR Park City buildings is probably what they were attempting to do here using multiple investor friends in the disguise of LLCs to buy up vacancies.
We must insist our board approve only sales for residency – not investors. The certificate of incorporation that can be read in DOCUMENTS at this site – (b) clearly reads apartments available for residential purposes.
Get the realtors and investors off of our board, they are a conflict of interest.

Zarina strikes again! She and our mystery manager live in Park City Estates and they’ve just switched over to Akam as their managing company. Looks like Putin’s threatening to take over other countries has nothing on Zarina.

We are only co-op stupid enough to do that because all of board owe favors to his realtor girlfriend and realtor board president.

the board can tell akam to replace the phoney property manager. they do not need to fire him. put him in an other of the co-ops akam represent. but they are not doing it. why? why? and why? again.
no mention of who board members are.why?
did they hire the mohamad guy to the board – he gave lot of cash for lawyer fee – i read ny times online- the one he is indicted for taking bribes from pk city estates roofers.
they board have no transparency. they have conflict just like old board and like old board they think are to important to put answesr in writing to all shareholders. never mind good stuff talk open about bad stuff
