      The 1954 legal agreement that our co-op rescinded with Vornado will now allow for a hospital to be built across the street on 97th street and from 63rd road to 62nd drive.  It’ll be a few years before its built so shareholders in 9707 and 9710 still have time to sleep peacefully without blaring ambulances throughout the night and can still enjoy using the 97th street garage entrance without all of the future extra traffic.

       

      If the co-op got $18 million for selling us out I wonder how much has or will line the pockets of the board members???

       

      You really don;t think it was a humanitarian decision or that the $18 mil compensation is going to benefit us shareholders. No, it’ll be more of buying things we don’t need like the $864,000 security cameras – that no one is actively watching. If it’s something that a contractor can kick back money to the borad and akam – they will buy it but it won’t be to fix all of the broken things they already paid for… Can you say elevators?

       

      This is just one more thing they’ve done without the REQUIRED 75% of shareholder votes!

          A  co-op corporation & management company often need to be added as “additional insured” parties on your individual homeowner’s insurance policy as this protects them from liability for claims originating within your unit. Do with that what you will.

                Per the newsletter distributed today/yesterday 1) where is the $18Million dollar lawsuit the board claims to have settled where is all that settlement money going too where they gave praise to Emma about it where is the money going??? 2) why are we in a $550K deficit 3) no we don’t need air conditioners int he lobbys we are doing perfectly fine without them 4) why they not writing about the settlement with Doris and that we as shareholders will have to pay $250K out of our operations for doris’s settlement. Why are they lying so much

                        RENTERS INSURANCE

                        Our Proprietary Lease DOES STATE THAT WE MUST HAVE INSURANCE FOR OUR APARTMENT.

                        The Proprietary Lease SAYS NOTHING about making the Board or any Management Company (Akam) an “additional insured”.

                        The Board has no authority to change or amend the Proprietary Lease by adding an “additional insured” clause BECAUSE IT TAKES A VOTE OF 75% OF ALL SHAREHOLDERS to make any and all changes to the Proprietary Leases.

                         

                        Even if your insurance company allows “additional insured”, you are under no legal responsibility to add the Board or Akam. Especially NOT Akam and especially NOT the Board or individual members of the Board.

                        We have the power to drop individuals from the Board and, under a new and honest Board, we can change the arrogant management company and it’s lame/inexperienced property manager.

                         

                        DON’T BE INTIMIDATED BY FALSE THREATS OF ILLEGAL FINES!

                              Wise up people, they want you to include Akam in your renters policy.

                              That means theyre covering their butt for any and all of Davids screw ups and possible fraud.

                               

                              David is an Akam employee. when you insure Akam – YOU INSURE DAVID!

                               

                              There’s nothing in our co-op docs that requires us to insure the management company!

                              DON’T DO IT!!!

                                Did ya notice they let the old hedges die?  Probably waiting to buy more of the expensive hedges and more profit for them. Last year I asked a worker who was installing the newer ones how much they cost. He jusst smiled and said “no enlish:=”

                                  So is everyone happy with their Maintence moving forward? I only hear birds chirping… we can get rid of him if we want too. Due to his negligent actions causing our Maintence to go up each year very ridiculous what we are paying for. Heard a lot of neighbors are scared to call the office sometimes because they are very mean with everything and only looking to charge. So what are we paying Maintence for?
