There is no need to increase monthly fees , they will simple borrow money to pay friends and relations of ms Z for all the “emergency” projects they have planned, also payouts to lawyers, managers, etc. Once the building is maxed out they will declare insolvency and ms Z will offer to buy out your unit for 30k, like the playbook activists used in Anita Terrace. All sales will be via Rose.

I heard that the shareholder working in the office is Scott Schilder. Is he being paid? Where is the budget for 2022 that should have been distributed to shareholders? Supposedly Manager David will be sharing this information with us in the coming weeks. It will be interesting to see how anything will be paid for given that the inflation rate continues to rise but there was no maintenance increase this year.

Poor David. He needed to hire him since he has no Management experience and needs to keep a back up and pretend he is the one doing all the work.

Regarding the next election. In the past, candidates for the board had to say that they were running by the end of March for an election in the middle of May. I have a feeling that the current board members will try to postpone the election until October since that’s when the last delayed election was held. Does anyone know if our bylaws state when the election should be held? Hopefully, the sooner the better.

And to continue to the last post. Those people, most of them, who is on the board don’t know what they are doing. Manager has no idea what he is doing. So they call lawyer for every question who charges, she said it herself, $450 per hour. Next question will be. How much already the board spent for legal fee? Or another question. How much they spend each month for legal fee? 30k? So we have nice company. Clueless Manager and the board, and ms Z with lawyer who are here to make money. While they take money from us, they are trying to impress people with clean buildings. And most of it they think people are stupid and don’t see what’s going on. Unbelievable .

They actually think they so smart and can keep getting away with so much fraud and corruption. How on earth did Akam hired a General Manager with no Management experience . He sure tries to impress shareholders and tries to make them think he is for the Co-op. Hahahaha
That man would look at you in the face and smile and tell you how great you are and seconds later back Stab you and turn against you.
shareholders, open your eyes and make a change. You don’t have to bring Chandra back but find a Manager that actually have some Management experience and that cares about this Co-op and will do the right things by you.
I see Anita terrace in the near future if you don’t take quick action.

And I want to continue. We need to meet to make plans for coming election not to make same mistake again. And i also want to complain, since AKAM and our board members reading this site. I want to ask all of you. Do you know how security supervisor are working/sleeping? who is the woman who is coming out from the security supervisor room every morning? Is the security supervisor sleeping in that room with that woman and we are paying for their hotel room? Do we even need that supervisor at night who is scared of his own shadow? Where is new intercome system we were promised? Just asking.

One hour after my last comments, I received the February Newsletter. Awaiting promised details on “big projects” and “financial issues” – how we will pay for those “big projects” without a maintenance increase (borrowing?).

In January, we received no Coop Newsletter. February is almost over, and we have again received no Newsletter. It’s been over 3 months since the new Board began, and we have yet to receive a budget for 2022. Does anyone know if the new Board is meeting and what is happening at our Coop. Just asking.

As for the arrears charges that were removed from my account – they were illegal fees charged to me by Chandra Jain for attorney fees of Robert Cecere for answering many questions that I wrote to Jain about “conflicts of interest” in our co-op. For example, I asked who were the officers of Auric Real Estate Mgmt and if any of them were members of our current or past Board of Directors (Auric’s address was listed as 9707 63rd Road and they’d been there since the 1980’s). After 5 months of emailing Jain about that, I got a nonsense letter from Robert Cecere (and got charged for it).
I personally believe the old Board and Jain favored investor buyers because they were attempting to amass sufficient investor owned apartments in our co-op so that – as a group – they would have absolute control of our co-op… just as was done in Jain’s Kew Gardens co-op. I was always suspicious of the fact that every time Phoenix was doing work on our buildings – they were also doing work on the Kew Gardens building…
I ran for the Board a few times but then realized that even if I got on the Board – that the Board had the power to remove me. So I began to look into forming a tenants association with the expectation that the existing Board could be removed “if” the tenants association had a majority of voted shares against the existing Board. To do that, I needed a Shareholders List (as is specified in our By Laws) but my requests to Jain were again ignored.
When ParkCity4Change came along in 2021 I thought it would be a good thing and I also knew they would wipe out those co-op fees because they were ILLEGAL! My opinion of the current Board – who fails to disclose the names of the Board members – is highly questionable.
TO THE FEBRUARY 8th 3:31pm WRITER – The fees that were on my account totaled $2,840.00 – all illegal co-op fees for Cecere letters and fines because Jain would not respond to my questions..
Personally, if you are really a shareholder (and I doubt it) I think you should keep your nose out of everyone else’s business.
