Not too sure about anything this board says. At the meeting, at least 7 shareholders brought their green ballot to vote in person and they were told they already voted by proxy. When the ballot people pulled out the proxy to show them, all of the signatures on the proxies were forged and all proxies had votes for the current board.
So now even if you never signed any of the ‘at your door’ proxies – and if you want an honest vote – you have to bring your green ballot to the meeting. You don’t have to stay for the meeting but you really should. Just register in person or give your green ballot to someone you trust to be handed in and make sure your proxy is dated for the date of the Annual Meeting.
About the By-Laws. Some people asked why some things in the By-Laws can’t be changed. I think it had to do with if a board member leaves why can’t the person with the next highest votes at the election automatically move up to be on the board. The lawyer blamed the By-Laws and said she would look to see “what can’t be changed”. That was not an answer. It indicated she wants to change many things. That’s very wrong. Don’t give your life away to her sneakiness.
People here’s your answer –NOTHING HAS TO BE CHANGED. The board just has to submit an AMENDMENT to the By-Laws that says in the event of a vacancy on the 9 member board that the vacancy will be filled by the 10th person holding the most elected shares. We will still have to vote for the AMENDMENT but it should read just as simple as that. Be very cautious if they want to change more things. Changing By Laws is not good for us – you saw the cheating done during the election and you can just imagine what they will try to do by making By-Laws changes.
An Amendment just to fill any vacant seat on the board using the existing election results is all that is needed.
Don’t be fooled by more of their talking about changing the By Laws, It is the By Laws that factually stop the Board from becoming dictators.

This is the one of the longest times that the elevator has been out in 98-20. Looking at this website, it looks like elevators have been out in other buildings as well. Supposedly it’s because the new elevator company is having trouble getting parts. Why haven’t they had spare parts available in their inventory. Not very happy with this new company.

Ha anyone heard which by-laws the board wants changed? And didn’t they originally promise a list regarding what would be fined and how much for each infraction?

BEWARE OF ANY “SPECIAL ELECTION” to change our By-Laws.
In our case, our By-Laws are a set of rules that prevent the Board of Directors from becoming a total dictatorship. The Board illegally cancelled the June 2022 elections because the lawyer made her own “interpretation” of the By-Laws.
All laws, and corporation By-Laws, are WRITTEN just so they cannot simply be interpreted!
When approached to sign anything to amend or revoke any of the By-Laws you might think, by the way it’s phrased, that it means just one thing but it could have duel meanings that could give more power to the Board.
Further, the Certificate of Incorporation [see them in DOCUMENTS] clearly states that so long as there are still sponsor held shares (there currently are) that a vote of 100% of co-op shares are required to make any change to the By-Laws.
If the sponsor no longer holds any shares in the co-op, then 75% of the total co-op shares are required.
DO NOT BE DUPED BY VERBAL STATEMENTS OR PROMISES.

Not only is this impossible as they were held in a public park, but Kramberg was at almost every one of those meetings.
The new candidates posted notices of a Meet the Candidates gathering at the 62nd Street park but persons “unknown” went out of their way to plaster notices all over the lobbies stating that there was no such meeting. I wonder who had that much time and manpower to post those cancellation notices???
There were 12 of the cancellation notices just in the 9740 lobby. Also, Rose showed up at the meeting with Lucy and they were cellular recording everyone who spoke so “other candidates were NOT kept out”.

That’s true that “Chandra did not need the candidates permission to hold a candidates night”. But it’s also true that when the present board members were candidates, they held their own meet the candidates events and kept out other candidates. They did not want a fair and open exchange because it would be to their detriment. Just look at how they’ve sat silent at every meeting since, deferring to the lawyer to speak for them. Definitely a “bad look for them”. Which is why it seems suspicious that they would be reelected in an honest vote.

Just to be clear, in the past the management office and not the board would arrange for a candidates night that would be moderated by a neutral party. The last candidate’s night was moderated by a shareholder named Ted who has since moved out. When the present board members first ran for office, they were not interested in attending a candidates night nor were they in this election. Hopefully shareholders will insist on a candidate’s night to be held 2 weeks before the next election.

Thanx to whoever posted today at 3:06pm today and addressed the post that sarcastically brought up the COVID pandemic but wasn’t ballsy enough to ID him/herself. Thank U for addressing this much more diplomatically then I was going to. Obviously I was stating the need for Candidates Night(s) for THIS year’s election when we ARE having in person shareholders meetings!

The highest number of people that we would get for candidates night was maybe 50 people. Imagine what the number would have been during the hight of Covid in the Spring of 2020. There was definitely no annual meeting in 2020. As for 2021, there originally wasn’t a candidates night since there were no opposition candidates. Afterwards, there was that challenge from the present group and they were not interested in a candidates night just like they didn’t want one this time. You can see why they don’t want a candidates night by the fact that they have had nothing to say at the last 2 meetings and need on relying for our lawyer to do all the talking. And those are the facts.
