Our park city own, large acre lot, park, pool and parking.
Tenants and shareholders limited to use their property who paid the cost.
Whatever management team increased the fee, we paid it. However, the water leakage to the parking when rain.
That is not expensive to repair the leakage if they are willing to work. Just buy water proof cement from Homedepot and repair with workers during couple of dry days.
The plants are not healthy, less flowers in the park. Our park is private property and tenants only open the door lock.
However, allow to use very less hours per day.
Swimming Pool is treasure of Park city. Maintenance of swimming pool is very expensive. Should make income from pool season and save for after design life maintenance. Proper membership fee is backup for maintenance and part of property tax.
However, should regulated affordable membership fee for Senior citizen and the family with kids.

My windows face the pool for a decade. I have never seen any fights, although the weed smell can get bad. God knows how much of the cash revenue is stolen off the top, but even so it would be a massive burden to change the pool to residents only once the subcontract expires.

While I have never used the pool, I know that making the pool just for us shareholders would have consequences. Firstly, we would have to pay the ones that run the pool to pay to revise the contract. In addition, we would need to have their revenues made up for and that would be by us shareholders or we would have to take over and maintain the pool. Any of these situations would mean extra costs to all shareholders.
Regarding those people that use the pool. I live right next door and have regularly passed by both outside and along the side of the pool. In 20 years living here, I have yet to witness any fights. While it’s possible that I missed some incidents, I have a feeling that this is an exaggeration and I would like to hear if others have found this to be so.
I can’t speak about the lack of cleanliness since I don’t use the pool. I do know from what I’ve heard that the pool is a selling point even without exclusivity for shareholders. And shareholders do get a discount and free admission on one day a week plus 20 yearly passes in a lottery.

The fact that we have to put up with dozens of people a month gallavantng through the neighborhood causing issues and trouble at times, you woud think some kind of discount would be given. The pool use to be a selling point, now it looks like trash 90% off the summer. Who would put their baby in that baby pool? Gross, dirty and every year shut down by BOH for a few days.
Why are we not compensated at all? Last summer there were many fights outside of the pool and I fear this summer will be no different. We MUST take back the pool as it can 100% be an amazing place and a selling point!

Hey guys if Zarina is married to Navid Ahadian (David;s real name who has an arrest record in Maryland and Connecticut) then she is also a Ahadian and cannot serve on the board so long as her husband is the co-op property manager. THAT IS DEFINITELY A CONFLICT OF INTEREST!

Park city does not look good! People random people getting apartment with no board approval, under the table movies and under the table renovations. Board members getting paid under table. Garage door still broken, elevator still broken, money being spent left and right

Notice how nothing changed since Chandra but only worse and more expenses for the managements personal needs! It was better too just keep him and cheaper. 4A) The new camera system cost is 650 thousand dollars? Whoever listed the number of cameras forgot to include the ones in each elevator and the garage and the ones outside facing our entrances and all of the ones in the lobbies and laundry rooms.

Security Desk will move to inside and installed the screen and directly call from our apartment to security via that camera audio system. Someone asked that security camera manufacture company name and cloud service, David don’t know it. He will prepare terms and conditions, user manual and more about that camera in next news letter. Someone asked to David, you all are considering about security of tenants and share holders so do you plan to install bullet proof door system? They all were laughing and this area is safe. Not need or Not plan to install bullet proof door in park city 3 & 4 building.

6Q) Why do we need attorney for shareholder meeting ? How much cost for her annually?
6A) They will not invite her for upcoming meeting, last year she has been working for multiple lawsuits and lost with Phoenix case and paid about $400,000.
But she still working as a retainer for this co-op, annually pay about $36,000.
7Q) Why AKAM increasing the fee 46% during two years?
Nov 11, 2021 , Board of Directors (Current board) hiring AKAM will save $205,400.00 per year than self-management.
Management fees & Office Salaries + Professional fee from $523,400.00 to $318,000.00
In actual (2021 Statement of operations ) $500,929.00
In News letter Jan 13, 2023 ( Projection ) $464,175.00 that increased 46% from Nov 11, 2021 ( Current board) promised .
That is totally incompetency of current Board of Directors.
7A) Increased 46% but still less than previous management cost. They employed one more supervisor, so now total 4 supervisors. Each super worked 11 days per month, three super work 33 days per month more than enough! right! why they employed one more super, everything is expensive now a day.
8Q) How did you spend New Loan $30,000,000.00?
8A) Board of directors or David don’t know how much they left from that 30 millions.
That is avoiding to answer. They make the decision for capital project from reserved fund.
The questioner explained, she asked this question because if left some fund from 30 millions, do some project, that will benefit for elderly people, for example install physical exercises equipment in our parks, repair the existing ADA access ramps.

- One lady requested park opening hour as laundry room opening hour. David said Park can’t open without daylight time because of security and insurance reason. Park can open between sun rise and sun set.
- The water is safe and they do test but after travel to pipe they don’t know. So you just buy filters from HomeDepot for your health and safety.
- They made inquiry to Cable and internet service company with bulk price. Why they are not contact Starlink?
