Actually, there is something that can be done. Get a slate of candidates ready to run before the next election is announced. Then make sure to go around and collect proxies. That is the fastest and most effective way. Otherwise, nothing will change.

It’s too soon to tell if anything will be done on the purchasing conflict of interest.
It supposedly happened in June of 2022 and if the Board and Akam look further – it might just be one drop in a big bucket of water.
Justifiably, the Board should oust the treasurer and Akam should oust the property manager. Let’s wait and see.

KeymasterOur co-op Treasurer orders 40 cases of toilet paper from Staples to be shipped to “his” Trading Company in Glendale NY.
The Purchase Order for his purchase reads PO# Park City 3/4.
The 40 cases are now in the basement of 9707.
We know he paid approximately $2,400.00 for the shipment from Staples but the real question is
HOW MUCH DID OUR CO-OP TREASURER CHARGE OUR CO-OP FOR THE SHIPMENT?
NOTE: Our co-op could have purchased it directly from Staples so it was not necessary to buy it from a third party (the co-op Treasurer’s trading company)… unless some people decided they could personally profit from the purchase and re-sale… I would guess???
I wonder how many members of the Board of Directors approved this “deal”?

The Board has no idea that they can be personally sued. The lawyer, Emma, should be the one advising them. She can also be held liable. This should be brought up at the meeting in October. Why did they move the meeting?

David (real name Navid) is employed by Akam.
All maintenance staff are employed by the co-op. The co-op is legally their employer.
David (who is not the employer of those men) recently fired 3 of the co-op’s employees using co-op stationery for their termination letters.
That implies that their “employer” (co-op Board of Directors) consented to those firings and they authorized David to execute the terminations.
Some shareholders are of the opinion that the firing of the 3 Hispanic maintenance men was mostly personal discrimination by David.
The U.S. Equal Employment Opportunity Commission [EEOC] investigates all filed claims of wrongful and prejudicial terminations.
If the EEOC determines these were wrongful terminations they will hold the employer – Park City 3 and 4 Apartments, Inc. – responsible and liable for all assessed damages.
In that event, Akam will not be responsible for a dime, as David/Akam is/was not the employer of record.
This is what can happen when we have a totally ignorant Board compounded by an inexperienced property manager.
The Board theoretically allowed a bull in the China shop – all at our expense.
(the same would apply to maintenance men making illegal inspections at David’s instruction – should shareholders seek a Class-action against the entire Board of Directors for invasion of their privacy)

I’ve heard that the indoor security guard booths have not been completed because the camera system is not working. Does anyone know if this is true? A lot of money was spent on this system.

Hey! This Navid-David guy works for Akam so why is he puting his name on notices everywhere using co-op letterhead???? He works for Akam not our co-op
Don’t we pay Akam enough so to use their own letterheaed or maybe theyre ashamed to have his name on Akam paperwork?????

KeymasterMore on inspections. The co-op must send you an advance notice of when they hope to inspect your apartment.
It MUST state the date and approximate time window (ex: 10-11:30am).
It must give you the option to call and reschedule it for another date and time.
It MUST clearly identify the nature of the inspection – sinks and tub leaks/overcrowded electrical outlets/working apartment alarms/window guards for children/braces for air conditioners/terraces not used for storage. NOTHING MORE!
It is YOUR apartment and what you do or have in it is not the co-op’s business. To avoid suspicions, do not leave cash or valuables in the open.
You should admit only ONE maintenance man, Instruct him to keep his phone in his pocket. If he sees something he needs to photograph HE MUST EXPLAIN WHY AND ASK YOUR CONSENT. If it has nothing to do with leaks or a possible hazard -SAY NO! Pictures without your consent are an invasion of your privacy.
You have every right to contact the police. If you feel you are being harassed or intimidated by that person or the co-op tell them to leave at once. If necessary, contact the 112 precinct at 1-718-520-9311 and tell them a person(s) is harassing you about an inspection and refuses to leave your apartment.

APARTMENT INSPECTIONS:
The co-op has the right – WITH YOUR PRIOR CONSENT – to check your apartment for sinks and tub leaks – working smoke and CO2 alarms – cleared electrical outlets and that your terrace is not being used for storage. THAT’S ALL!
THE CO-OP HAS NO RIGHT TO TAKE ANY PICTURES WITHOUT YOUR PRIOR CONSENT. THEY HAVE NO RIGHT TO LOOK IN YOUR CLOSETS WITHOUT PROBABLE CAUSE AND NOT WITHOUT YOUR PRIOR CONSENT.
It only takes one ONE MAINTENANCE MAN 5 minutes to complete an inspection and he must keep his cellphone in his pocket at all times unless you consent to him taking a photo.
If the co-op cannot agree to these terms – DENY HIM ENTRY – and tell them to get a court order.
