      Not to harp on restaurants but the new Jing Li serves everything heavy with salt. Not good for high blood pressure. Pretty sure the shrimp and lobster bisque soup came from a can. An obvious seasoning they use is just soy sauce. Better to stay with JC on 63rd road

          Prefer JC Tastes on 63rd to Fu Ying.  Over the past 20 years, have had Fu Ying a few times and never better than JC.  Unfortunately, JC is now closed on Sundays.  For Thai food, Spring Thai on Queens Blvd. where Ben’s Best (sadly gone) used to be.

            Guys if you order Chinese take out from Fu Ying don’t do it late in the day especially ribs and fried chicken because they’ll send you dried out meats that are leftover from lunchtime. Otherwise ok but they burned me twice at dinnertime.

             

            The new restaurant next to the old Chase Bank is Jing Li. Nice eat in seating, reasonable prices, interesting food choices, but a bit spicy. Yay! I like spicy. The lunch Bento Box $13 can fill you up unless you’re a bit piggy.

              the new dryer machines have a great feature I just noticed today. They have an “anti-crease” function where after your dryer time has expired, the machine spins 1 time every few minutes to keep your clothes from getting wrinkled if you don’t take them out.   That’s the highlight of the day today. Cheers.

                The Board’s LIES and the TRUTH.

                Maintenance men Antonio and Adolfo did not leave on their own as is implied in the BS newsletter.

                They were FIRED by David who has always despised our Spanish-speaking maintenance men. David is so weak-minded about his inexperience that he imagines our long -time men are making fun of his incompetence so he’s firing all of them one or two at a time.

                This should concern us all because any discrimination lawsuit will be against the co-op because the co-op is the actual employer of the maintenance staff (a decent lawyer won’t sue Akam or their incompetent manager) and you and me will have to pay for Davids mistakes from our pockets.

                Isn’t it enough that we are forced to pay Akam $147 thousand a year for Zarina’s stupid husband whose negligence and childish behavior will bring us to bankruptcy. Get rid of the Board, Akam, David, and bar Zarina from doing any business here.

                  anybody wondering why akam doesn’t do unannounced drug tests on their employees?
                  they probably should to avoid negligence lawsuits. after all if something happens to me I’m suing both the co-op and akam for big bucks and against any known akam druggies. ‘nuf said.

                    The destruction of our co-op lies in the hands of all shareholders who are disgusted with the actions of “an elected” co-op board and an incompetent managing agent – and who do nothing about changing it!

                     

                    Akam’s credibility can be seen in the February 7, 2023 CBS Miami expose’ where Akam over estimated a charge of $46 million for maintenance repairs – using their sister company as a subcontractor (a conflict of interest) – on a 20 story Miami condominium.                     In my opinion, another proof of Akam’s incompetence is the fact that they hired an inexperienced property manager who is slowly firing our co-op’s Hispanic maintenance men and replacing them, most likely, with men who are favored employees of Akam from other properties -or- possibly hired on the basis of their non-Hispanic ethnicity(?)

                     

                    Just today, we are told they fired Adolfo from 9820 and Antonio from 9740.

                     

                    As shareholders you have the power of your voted shares to make immediate changes.

                    You can remove one or all members of the board at a Special Meeting.

                     

                    Go to the DOCUMENTS section of this website.  Click on Corporation By Laws [the pages might open in your Documents folder].

                    On page 1 (page 395 of the original prospectus) Section 2.”Special Meetings” – A letter must be served on the co-op Secretary (Carl Godlewski) and it must be signed by shareholders owning 1/4 of all co-op shares (roughly 80,000 shares). That’s less than the total shares of two of our six buildings.

                    The Secretary must then set a time and date for the Special Meeting “not less than 10 days nor more than 50 days” and serve “each shareholder with a notice of the meeting to remove board members, either personally or by mail”.

                     

                    Next – Scroll to page 4 (page 398 of the original prospectus), Read the 2nd paragraph of Section 4. “Resignation and Removal”. “Any director may be removed from office at any time with or without cause and at the pleasure of the shareholders meeting duly called for the purpose”

                    First you need to unite and sign a request for a Special Meeting, as described above, for the purpose of removing (six or all) board members. And once the time and date is set you MUST show up and vote them out.  Due to my age and health issues, I cannot take the lead in making this happen. It takes a younger and more active person to unite the shareholders in this cause. This website will support you.

                    A change is in your hands. Don’t just sit on them – vote with them!

                        Sex Offenders

                         

                        A concerned shareholder had previously posted the identity of a convicted sex offender residing in our co-op.

                        I had to delete the comment because it breached our confidentiality rule of personal accusations (true or false).

                         

                        However, there is a public Registry website where other concerned parties can search for offenders by zip code.

                        Also, please note that due to the recent personal (false) attacks on my reputation; slanderous comments about my mother; family; and my best friend; we’ve implemented a decency program which will not allow for the posting of vile, vulgar, 4-letter, and or filthy slang words.  The six different people who posted the personal attacks are presently unknown persons who resent this website and me personally for creating this tenant’s association and most likely about the many criticisms posted about the “Special Assessment”.

                        In my personal opinion, some Board and Management associates do not appreciate shareholders and tenants having a right to comment on this open forum.

                            The building across the street was suppose to be – and is – 20 stories tall.  The artist conception posted on the construction site shows the completed building.  As for the empty spaces, hopefully the upturn in the economy will convince some major retailer to take some spaces.  Rego Center Mall has to compete with spaces in existing and newly constructed buildings for businesses.  And that’s before Vornado builds the second building across from the Rego Center Mall.

                              Who knows how tall the under construction bldg across the street will be? I’m not happy about this bldg either. All it’s doing is blocking Park City residents (like me) views and will add to the congestion of our neighborhood. Heard in passing someone say it will up our property values. HOW?  Isn’t the bldg a rental?  I could see how a  new coop or condo could increase property values since competitive new units would attract BUYERS to our immediate area that could spill over to purchases in our

                              coop. What does a renta bldg do? Would appreciate an answer/comments  if I’m wrong.

                              I’m also concerned that both IKEA and Bed Bath and Beyond are huge empty commercial spaces.  Are stable reputable retailers coming back?  Since Sears left can we keep  commercial properties leased by stable stores??? Certainly hope so to keep our property values rising and neighborhood attractive. VMelvin

                                When are they going to stop building that building across the street. It’s accumulating too many floor s every day I look out the window and it’s another floor? How hungry can those investors be? And it’s so cheaply done.

                                  General comment – Posters (like the 6/2 poster) on this or any site that anonymously  write comments that they would never say face-to-face are cowardly individuals who probably have very sad lives if this is how they spend their time.  I hope they would consider how their parents would look upon them knowing that they act in such a manner.  Aren’t you ashamed?
