      In every past year the board met once a month for one or two hours, Chandra would present the issues to the board and the board would do some of the following – approve work to be done after reviewing contractor bids to perform the work; disapprove the work and ask for additional information about the work or ask for more contractor bids; review applications to purchase an apartment after the applying family was interviewed by Louis Kramberg and the co-op attorney rarely attended the board meetings. He made himself available “by phone” for questions by the board or Chandra.

      NOW according to the lawyer, the board meets once a week – with no mention of how much she gets paid “every week” for her attending every meeting, Does the board really need to meet every week? Is the lawyer really needed or is that just her way of building a retirement fund???? The other downfall is the the application interviews are being done by Rose Markov. She’s the co-ops version of Joe Biden (lights are on but they’re on dimmers) as she talks more about herself than doing an interview.

       

      We voted for 9 people. 4 were smart enough to see they were pawns of the lawyer queen and they quit. The others just sat there and listened to the lawyer telling everyone what SHE is doing, The remaining board just sits there and are like those bobbly-head dolls that keep shaking their heads. They should be ashamed of themselves. They are losing their self respect and the respect of every shareholder.

       

      DO NOT think about voting for any of them and ask your friends form other co-ops for the name of the attorney they use – and their management company. We must be prepared to clean OUR house and throw out the trash.

            I heard MANY complaints today that the “owner” of the pool is employing nasty people with azero credentials and being rude to tenants. The “owner”? For 30 years plus? What “Owner”?? Do we not “own” the pool. Is that person not just leasing and  managing the pool? Owner? WHAT? It’s a dump. Try selling/buying your/an apt with the pool as a plus. Is this board on the take? Why does it look like a dump? People all over the place, so noisy, smelly, gross. People in and out all day not from anywhere near here. IFights, Pot smoking, vapes! Is anyone going to address this? It’s been years. It’s a dump, The “owner” needs to be held accountable, I’m sure the money he has made destroying the pool club & this neighborhood is in the hundreds of thousands.  I have heard whisperings, only gossip, that he thinks this neighborhood is a dump anyway. Again, just whisperings..

              Alex is reliable and knows his job well. But most importantly is always willing to assist anyone. Stop trying to smear this mans reputation.  Put your energy and focus instead on his commander.

                I have to question if the same group who wants Alex out, are those who got Zarina and her lawyer running the complex. Is the plan to give someone else’s boyfriend a job like with David?

                  *Attention all Shareholders and AKAM Management*

                   

                  With regards to the false allegations against Alex the Superintendent in  building 9805, I can attest that Alex has always exhibited the utmost integrity and professionalism in all of his work and in his interactions with tenants. In my 15+ years as a SHAREHOLDER, I have NEVER once perceived or smelled alcohol in his presence and I have had many interactions with him over the years.  As a shareholder, I do not appreciate when tenants or other shareholders attempt to smear our dedicated maintenance staff workers’ reputations. It does not help the coop neither does it create a friendly environment for us.  If you have a problem with someone, speak with them in person and privately and settle your differences like civilized individuals rather than spreading rumors/lies which although are not true, can still have a negative impact on someone’s life and career. Let’s not forget that maintenance workers and supers are human beings with families to feed just like all of us, so show some respect and compassion. Thank you.

                    They promised us that Maintence is not going to go up however I don’t believe that. Is there a way we can have them sign a letter promising us that. I don’t believe them. I believe them. It’s impossible we are in debt and the reserve fund is 0. Does not make sense.

                      The board members sat at the meeting like inert zombies.  The initial questions (one to a customer) were cut off.  The financial statement was missing ½ the pages.  The meeting ended without the question period of the meeting taking place.   They effectively stretched out that slideshow so that people would get board resulting in darkness and people leaving early.  The main information we got is that the coop is run by one lawyer with her own self-interest in collecting her fees (which we pay for).

                        Building will be bankrupt soon. Lawyer promised no Maintence increase however it’s not true. The detailed expenses were not provided. Looked so shady. Increases and the big hit will show up in two years from now. They are just covering up but shutting us up to steal as much as they can before it hits the coop. Elevators ar e being purposely shut down in order to make pretend that we need a elevator project and a new contract is made so they can get their kicks backs. All this talk about Chandra chandra, but they are doing the same things they accused him of doing as well. This is all a Ponzi scheme. Good bye park city!

                          Very nice information yesterday. At the end us shareholders spoke about filing a group complaint against Alex the Superintendant plumber. He has showed up to our apartment smelling of alcohol and does poor work. We complained a lot to AKAM, but not a lot has been done. If you want to be added to the complaint, let us know and we will add you the whatsup group.

                            Last night’s meeting we were told that the 30 mil loan was negotiated for a low 10 year interest rate. Is 10 years the full term of the loan? If not what happens after 10 years-does rate balloon???

                            I also agree with the shareholder who noted that the reserve fund should be 10% -the standard for  healthy financial standing. It’s not clear to me that the loan amt of  $2.5 mil replenishing the reserve fund meets that thresh hold…

                              Ron raised the question that the board cannot cancel the bylaws section on elections and annual meetings – Article 1 section 1. because the bylaws say no change can be made while there are still shares owned by the sponsor. The loudmouth lawyer said the sentence in the bylaws that prevents the board from doing that – was never used and the change was ok with the sponsor and she’s not going to wait until the sponsor sells the last of his apartments.

                              She’s an out and out liar! I want to find out more and then report the lawyer to the Ethics Panel of the NY Bar. She thinks she owns this co-op and none of us is going to let her get away with fraud. I talked with Ron and he’s not letting it go just because she said so. She didn’t want anybody to record the meeting but I have it all on video and so do a lot of other shareholders. No one on the board said anything because none of them even knows what they are supposed to do. They are all useless sheep and the lawyer is the evil shepard taking them and all of us to slaughter. I talked with a lot of people there and none of them is happy. This board and the big mouth are done for.

                                a train wreck, that was this meeting. run by a bully. that accountant was so out of his league with her it was pitifull to watch. she’s awful and only a few stppoed her. cowards.  talk the talk already.

                                  Got to love Ron who points out facts and the attorney just disagrees. Thank you Ron.

                                  The main take I got was that the board agreed on a $30,000,000 mortgage. HOLY CRAP!!! I think this was double the existing mortgage!!!  Some woman who seems to know her finances questioned what it was used for and whether monthly maintenance would go up. I hope she runs for the board.

                                  I do NOT trust this board. Someone will be misappropriating the MILLIONS.

                                  SCARY TIMES.

                                  Hoping some brave souls run for the board and do NOT quit.

                                  I would vote everyone off the board, starting with the president.
