KeymasterJain had to “fix” the votes because he needed to have an unchallenged QUORUM – 51% or more of mailed proxies. See our By Laws page 2.
When he fixed the votes, the existing board got highest number of votes and new candidates always got the least amount of votes.
There’s a detailed report in the DOCUMENTS tab titled “Analysis of past co-op elections” (it might open up in your Downloads folder)
Here’s your facts:
1,070 proxies mailed each year 2017, 2018, 2019.
Election proxies counted 571 551 547 respectively for those years. All just over 51%.
Existing board members got highest number of votes and new candidates had the lowest.

To the comments about Chandra “fixing the votes”. Does anyone remember how many opposition candidates there were in most elections? Usually one or none. So why would there be any need for “fixing the votes” when there was no need. Accuse people, but at least back it up with facts.

YES we all knew Chandra “fixed” the votes. THAT’S WHY WE GOT RID OF HIM.
What we did not know is that the new board is doing the same thing [389 false proxies in the last election].
Each proxy is an apartment and 389 proxies is the equivalent of two entire buildings worth of phony votes.
Jain cheated behind our backs. This board cheated openly in our faces.
Let’s see… the board president is a former employee of a real estate agency; she got her coworker’s boyfriend a job as the property manager. It is a fact that all applications to buy an apartment must go through the property manager. Not too many of ‘other’ agent’s sales got through. It is a fact that all letters to the board must go through the property manager… do you really think he forwards all or any of them?
Just recently we found the property manager was buying products from a company based on the recommendation of the board treasurer. The board treasurer is listed with New York State Division of Corporations as the Service of process for that company. NO CHEATING HERE, HUH!
All eggs in one basket means it takes the entire basket to approve apartment sales; to purchase products; and approve firings.
The property manager doesn’t like our Hispanic maintenance men so he’s getting rid of them one at a time. The basket is approving those firings. The problem is that WE (the co-op) are the employers of those men and the ‘wrongful termination and discrimination’ filings (caused by the Akam manager but authorized by the basket) are being filed against the co-op. The attorney is getting paid to represent the co-op and when the cases are completed WE will most likely pay restitution to all of the fired men.
It’s one basket. Don’t say it’s not corrupt just because you know one or two of the egg-layers. ASK those “nice’ people to explain why our exterminating cost for year 2022 is $40,000 MORE than year 2021; ASK why we bought bathroom products from the treasurer’s company (who first bought those same products from Staples); ASK why the cost of cameras increased from $640,000 last year to $820,864 as stated in the current financial report; ASK for a legitimate explanation of why the cameras were even needed; ASK why our costs for General repairs,maintenance and supplies went from $239,030 in 2021 to $507,440 in 2022?
ASK why, after all of the above, do our buildings still look like crap?

funny how people write here regarding forging ballots, and forgetting that Chandra Jain forged ballots every time at the election time ! How many shareholders actually came to vote or attended meetings ?
Jain was paying under the table to an election lady who was in charge at that time, and “his” board was elected every time !Why no one talks about this ? So please people, don’t say what you don’t know!
i read here that all board is corrupted ! Not true we have very good smart people on the board who cares about coop, and want what’s best for coop
I don’t know about all of the board members, i only can speak of few who i know personally and who really want to make a difference in park city!
Don’t put all the eggs in one basket!!!
So -Get candidates information and read about them, attend a meeting and get to know candidates and make your decision after for whom to vote using official ballot!

Do we know whose running from the current board and against the current members? Will staff be going around trying to get proxies signed for the current board members? Will there be forged ballots like last time? Will there once again be no candidates nights? So many questions and so few answers which will lead to more of the same.

What did you expect when you openly voted for Mata Hari Zarina and her 40 thieves.
Isn’t it ridiculous that we spent $13,137 for exterminating in 2021 and $52,707 for exterminating in 2022? Did we pay for their wedding??
Did you know that David was buying products from a company that is partially owned by the co-op treasurer Rackhmin? .. (and Rackhmin bought those same products from Staples before he resold them to the co-op).
The NYS Business Corporation Law (BCL 713) refers to conflicts of Interest between members of the board and all third parties.
The NYS Business Corporation Law (BCL 727) mandates that an Annual Report must be issued and sent to every shareholder, identifying every transaction involving a member of the board OR the board must send each shareholder a copy of a signed statement (signed by each member of the board) that they attest there are or were no conflicts of interest. Search the internet for BCL 727.
The last such signed statement was in early 2021. Has this board had too much to hide since 2021?
Does anyone believe that profitable-lawyer Emma is not aware of any of the underhandedness of the board? Do you know that each time David fires one of our Spanish-speaking maintenance men that they file a grievance with their union and Emma gets paid to represent the co-op at a hearing with the union lawyers?
Want the co-op to save a lot of money? FIRE DAVID and EMMA!
Ban ZARINA from any sales in our co-op!
Zarina being married to the AKAM property manager is in itself another CONFLICT OF INTEREST.
Now they’re calling for elections. Remember, none of them had any co-op management experience when you first put them in power. If you have common sense YOU are qualified to run against this uncaring and lame board of puppets.

The staff is being mistreated to open up spots for friends and family of Zarina and Co. for kickbacks

maintenance staff is being abused and set up for termination and ALL some care about is how many apartments are for sale ?

From public information it looks like we have 35 units listed for sale in the complex and only 5 closings in the last 6 months. All of Rego park has 275 listings of which 200 are coop apartments. This means 1 in 6 of the apartments in all of rego park for sale are in our complex, and clearly only 5 people were foolish enough to buy a unit almost year to date. The 5 families who were able to get out are very lucky.
