The underhanded co-op Board and Akam Property Manager are pulling every scam they can think of.
I called the office asking for an exterminator for the recycle room on my floor.
They took down my information and then asked if I had already signed a paper proxy.
I said no.
Then I was told that I should stop by the office and sign a paper proxy to vote for the present Board.
I wonder, do the words “lying, cheating, lousy rotten eunuch SOBs” mean anything to you?
This Board – with Akam’s management office help – is doing everything they can to secure another year of a high priced lawyer getting $450.00 an hour to take charge of our co-op while the elected Board of Directors sit like zombie sheep.
They say they meet once a week. Is it just for the free lunch or do they just sit and listen to her talk and talk and talk?
THINK! If she talks for two hours every week at $450.00 an hour it’s $46,800.00 a year

The Nominations for the co-op Board of Directors was closed at 12pm today.
Below is an alphabetical list of all known NEW candidates – just for information purposes.
ONE VOICE will repeat the list of NEW candidates every Monday until the election on September 8th.
Keep in mind that the “official” ballot/proxy will come to you BY MAIL from the Honest Ballot Association. At that time ALL candidates (including the current Board Members) will be listed alphabetically on a cover page and attached to it should be the individual biography of every single candidate. When that time comes, I encourage you to read each INDIVIDUAL biography and decide if that person is best suited to represent you as a Director of this co-op.
To be certain that it is a fair and honest election, AFTER you have selected the candidates you wish to vote for, you should draw a line through the names of everyone you are not voting for. Also, while it is preferred that you vote for NINE candidates – you can vote for less than nine. You can vote for just one, two, or three preferred candidates but remember to draw a line through the names of all other candidates… but voting for NINE is best.
You are the shareholder. You are in control of deciding who can best represent you and your neighbors until May 2023. The NEW candidates are:

Just received the Board Newsletter of August 12th.
Now I need to scrape all of their bullshit from my knee boots.
They said “don’t sign proxies without knowing for whom you are voting”… I asked one of the door knockers why she was soliciting proxies listing only the current Board members and she said ‘because Rose called me and asked me to help the co-op”. So the Newsletter “caution” is basically Bullshit.
On another Newsletter issue – No one is attacking the Board, David, or the lawyer.
There is no attack! People are just pointing out what they personally see in those people – and none of it appears to be positive.
The deepest bullshit is what they say about assessments.
The TRUTH is that NYC Department of Finance [DoF] issues an annual and quarterly Property Tax Bill to our co-op.
On June 4, 2022 the QUARTERLY tax bill was $837,297.77.
From that month of June amount, the co-op is authorized to deduct shareholder credits, as follows:
There are individual NYC tax credits payable to different shareholders for STAR, Enhanced STAR, Senior Citizen Homeowner, Disabled Homeowner, Veteran Basic/Combat/Disabled, a tax abatement for 891 of our RESIDENT shareholders, and a J-51 abatement.
Instead of NYC mailing individual checks to shareholders for the above “credits” – NYC sends a list that authorizes the co-op to issue those credits to the specific shareholders on their June maintenance bill – and then the co-op deducts the total amount of issued credits from the Property Tax that the co-op must pay to NYC DoF.
The Capital Assessments are what building’s use to cover the cost of major building repairs, unexpected large expenses or to shore up the building’s reserve fund. The only relationship to the two issues is that they are both given/taken in the month of June each year.
The rest of the Newsletter is mumbo-jumbo about how bad the former Board was. Yes, they weren’t a good Board but every month you had an idea of what was going on. This Board can’t even speak for themselves. They just sit back and let the expensive lawyer talk for them. MAYBE they do that because THEY don’t know what’s going on either!
Feel free to figuratively use the Newsletter to scrape the bull shit from your own shoes.

In spite of Akam’s policy that signage can only be posted in the laundry rooms, the current board members have been plastering “DO NOT DESTROY PARK CITY!!” signs on elevator doors. Even before the opposing slate is announced, they are trying to connect them with real estate agent Miriam Ruiz, lawyer Robert Cecere and Chandra Jain. This is ridiculous since I believe that Ron Migut would have nothing to do with Cecere or Jain. These are the smear and scare tactics that they’re starting with and I”m sure there’s more to come. Hopefully the new slate will expose their pitiful performance.

Next week, ONE VOICE will publish the list of all NEW candidates for the Board of Directors. We will continue to do that once a week – every week – until the September 8th election.
If you signed the paper proxy from people knocking on your door – you should know their only interest was getting the current board elected. You will find more qualified people to represent you in the NEW candidates.
If you want this co-op to be run by efficient and qualified shareholders and you mistakenly signed one of those paper proxies then you MUST bring the official Honest Ballot Association proxy to the Annual Meeting and hand it to the Honest Ballot representative. By doing that you will void the paper proxy scam to elect only the current board.
The official Honest Ballot Association proxy will be mailed to you before the election. It will provide the name and biogarphy of every candidate. READ the biography for each NEW candidate and then decide who will best protect your investment in this co-op.
The current board members have already displayed their underhandedness by circulating the un-dated paper proxy for your signature.
Once a sneak – always a sneak. Do you really want them to represent you?????

If the phony supporters of the Board come to your door asking you to sign a paper proxy – ask them to wait a minute and then take their picture with your cell phone AND take a paper proxy from their hand and text me with their photo and picture of the proxy.

Legitimate proxies will be mailed by Honest Ballot Association AFTER they have received the complete list of all candidates running for the Board. Candidates have until Monday August 15th to file their photo and papers.

Why we as residence pay so much in fees and stuff and cannot get free pool membership? What a waste living here. The pool gets so packed like this is a public pool. It should only be for residence of park city. Schemers. The schemers knew that they can make so much running park city that’s why they cause this whole mess. When the people came to the door of a shareholder asking to sign the paper proxy – the shareholder asked why there was no date?
The scammer said – oh, we’ll add the date when we know the date of the election.

Anyone who signs anything NOT DATED and without all names on the ballot is a fool & just lazy.
Rumor has it the pool lease will be signed once again under the same leasing company, Aquatic Management Co (Basically one guy who pays off everyone) although it has become a sh-t show the past five tears. I assure you it’s NOT a selling/buying point anymore. If the deal is signed without new regualtions in place and with more attention to share holders, then 1000% the new board is on the take. No board in their right mind would sign again with that company.
And again, if you sign a ballot with NO DATE, you are a fool.

No more Chandra and no more David, akam and Emma. We need a real property manager who will work ethically and diligently. Please understand that the controls in place are not really ethical. When Chandra was in office he had too much control example he had the accounting company working with him. But the whole situation with the akam team and attorney seems to be like there are controls in place, however it’s just as shady as when Chandra was in office but in a more sneakier version. Property manager related to Rose and Zarina, real estate agents running the show and board, favortism is happening, and The fact that we have an attorney speaking so much at meetings we do not need her speaking all the time. The attorney charges $300 to 350 an hour. Let’s go over the budget. Also, suing Chandra won’t get them anywhere but just waste our money even more. Please I advise everyone to do their research and protect park city if you are a caring resident. I hate to live in a place where people are trying to steal and sabotoge everything to steal and make that easy $$$$. The new board is playing victim and every thing that goes wrong they will blame Chandra as a way to scapegoat once they find out that they made things worse. I don’t blame akam for being involved in this. However the fact that they hired David was definately an inside deal and agreement between the Queen z and them in order to manage our properties. Let’s get rid of all and get to making park city great again. People should be aware of this because this is the truth!

The proxy collection is old news. One of the board members from the previous board have already begun collecting as of two weeks ago. Chandra has also been forced to pay people to collect for him this year.

OPEN COMMENT TO ALL SHAREHOLDERS
I was told there are people going around asking you to sign some form of proxy for the September 8th election.
Two people just knocked on my neighbors door with the proxy. I stopped my neighbor from signing it.
Since today is August 9th and the new candidates have until August 15th to submit their BIOS – those “proxies” are nothing more than a scam by people supporting the current Board.
What those people are asking you to sign is a proxy that has no date…(they will put a date on it the night of the election and hand it to the election people).
What they are doing is illegal since, as of today, no one knows who the new candidates are.
They are misrepresenting the purpose of their proxy with some scam to get you sign a proxy that they will use on September 8th to ensure the current Board gets re-elected.
DO NOT SIGN ANYTHING!
The election count is supposed to be based ONLY upon the actual Ballots mailed FROM YOU to HONEST BALLOT (in the prepaid mailing envelope they provide).
Just tell those people you will wait to see the actual Honest Ballot proxy with candidate biographies – but take a copy of their proxy and hold it – it will be evidence if we need to file a grievance with the Office of the New York Attorney General.
You have an obligation to yourself and other shareholders to wait for the actual Honest Ballot proxy that will be mailed to you and it will have the description of everyone who wants to represent you by being on the Board of Directors. You should read about each one of their Biographies and then make an informed decision.
Don’t become a victim of co-op voter fraud.

I cannot leave a comment accusing anyone of stealing from the co-op on this website.
It makes me liable for libel if I leave it there. I just deleted it.
It actually reads as if you were on the Board and that the Board believes there was theft and I’m sure you have no authority to speak for the Board.
If you want to re-post it and put your actual name on a new comment – I will leave it there. You CANNOT accuse people of anything on this website unless you are willing to sign your own name to the accusation (so the accused knows who to sue for damages to their reputation).
That also applies to ALL distasteful comments where recently someone stated another person was a whore.
ps: To the two people who commented on August 8th at 5:16pm and at 9:04pm. In my personal opinion you both did an excellent job of putting things into perspective. I can only hope both of you are running for the Board in the next election. You have a little more than five days to submit your BIO/photo/proof of residency to the office. Deadline is noon Monday.
