        Also, when these crooks took over, the mortgage debt was around 16 million. The money received from selling away our future, approved by Rose Markov the board President, would pay off most of that and increase shareholder unit values and lower our month maintenance by reducing mortgage costs included in your bill. These inbred, greedy Russian maggots prefer to hire a bunch of idiots to do unnecessary work, overpay them, and get kick backs.

          What are the rules about the board making big money investments without approval ? I know there has to be something that gives them a spending cap prior to approval ?

            So your saying they management can pay off the debts with the settlement sure they should why don’t they how should we proceed with this request Isa any of the shareholders friends with Rose or Esther the treasurer?

              Do you know, you still have debt 18 million when Akam & Mafias start won to manage our apartment ?

              That is why you received 1098 form via mail to you, debt and interest.

              So that why can we request them to pay off debt with settlement money.

                If you read the bottom of comment and read pages 139 and 138 and 140 you will see our situation has been brewing since 2021.  The board doesn’t read our comments. THEY DON’T CARE! because we shareholders never attempted to put their spending and nepotism on a leash.

                 

                Where’s this secretive  “Signal group” of shareholders?  Have they ever consulted with a lawyer; filed a complaint with the district attorney; or NY attorney general; contacted the TV news advocates for help? Or do they just like reading eachothers complaints?

                 

                Hot air, No substance!! and they “Signaled” the false hope that someone was actually doing something to help us all.

                  We have to put a strike on the Maintence with the threat of mamdani increasing real estate property tax and the additional increases incorporated by management we need to pushback and get a decrease instead. David ruined our Maintence and how it’s heading with thr large increases he placed it will never be lower again. Sitting like a pig in his chair f*ar**ting  all day and making  decisions

                    To anyone who bought a co-op here 5, 10 years ago, and have a mortgage to pay, we are going to take a hit on our unit value, big time. Do you know what the term “being underwater” means in a real estate sense. It means the unit you paid a lot of money for, is, and will be worth less. These things do happen in business cycles at times, but this was deliberate, done with Rose Markov’s blessing. And they had the nerve to send out a trash letter telling us this is good, and we should be grateful to Emma Lupo for her hard work. How does that make you feel. Sleep on that! Getting pi***ssed yet?

                        Also, at the meeting in the park, one of the former board members did actually attend. He was surrounded by 8 or ten big mouths yelling at him. To his left, no more than 3 feet away, was the biggest mouth of all. The same lady (more accurately bi***tch ) that volunteered $2000.00 not much later, the black hair, 5 pounds of make-up. She does not live in PC 3 &4, probably not a share holder, but she is Rose Markov’s boss. She had no business being there, other than to be part of the fraud. Don’t people understand what went on here? The fraud, the obvious racketeering. T0 Rose Markov, what are you going to say when the prosecutor asks you, under oath, under penalty of perjury, who was that lady that offered up $2000.00 for legal fee’s to you in the park. What is her relation to you. Do you have a copy of the check, the $2000.00 check Rose? This, coupled with Akam employee Navid, using 3 different names. 100 % racketeering.

                            The LIE:

                            Management states a water shut off for 9740 L&M lines on Tuesday “due to an emergency”. That’s B.S.

                             

                            Every time they are renovating a bathroom or kitchen “there’s an emergency water shut down”. WHY should we be inconvenienced for someone else’s renovation?

                             

                            I believe all shareholders that are inconvenienced by a factual “non-emergency” shut off should be compensated.

                            A reasonable $50 credit to all shareholders affected is reasonable – for each and every day the water is shut off.  They can build that shareholder compensation into the broker’s fees

                              The elevator is 9707 is still broken it bounces up and done between floors if I ever get stuck I can’t wait to sue the management for liability I will ensure to take every evidence I have because they are stealers. With such high maintenance and still a cheap elevator what kind of pr***icks of we dealing with.

                                To add to the below “factual” statements – shareholders were pis*sed at the then current board and manager Chandra Jain. That hatred truly opened the door for Rose and company to convince shareholders to vote for them. The first step was Rose/them hired Emma and challenged the 2021 June election results in court and then initiated a new election in September 2021. It was the Rose candidates vs the Jain board with overwhelming votes for the Rose board.

                                Jain initially began as a dedicated property manager; friendly and reasonable; but he later became ‘tainted’ by the board of directors who were all investors. The investors were making a lot of money and swayed Jain into helping them stay in power. It was the investors who introduced Jain to the three election services company (who were intertwined… same people operating 3 different election LLC’s) and the investors brought Jain into their fold. Jain hired a management company “AURIC” who processed all of the shareholder invoicing and payments. To no surprise, Auric also performed the same services for Jain’s co-op in Kew Gardens.  I should mention Jain’s occupation. Before managing our co-op, Jain was an importer and also served as a VP of his Kew Gardens co-op board. At least 3 of the ParkCity 3&4 co-op investors were also investors in Jain’s co-op.

                                That was all about the same time that Jain turned into a dictator using his position to instill fear in the shareholders issuing fines for numerous unfounded violations – pretty much the same as the Rose board and Navid (his real name) are doing to us daily.

                                We all willingly jumped out of the Jain era and unknowingly into the new board and management company that are, by comparison, worse than before. Jain’s probable cheating was done quietly under-the-table whereas Rose/Navid/Akam are doing out of control spending WITHOUT communicating with shareholders OR obtaining a 75% shareholder vote as stated in our ruling documents.

                                Suggest everyone read the comments on pages 139 and 138. Read comments from the bottom of each page to the top of the page – and then read the previous pages. Nothing has really changed since those comments were posted.
