For someone like me who knows how to read financials I would like to know why they did not put the liability section of the budget how much the building is liable and what the mortgage and accounts payable is for the projects they are doing. What is the next move do we report to Aig. Also why is professional fees $243k this year how much is Emma getting and the accountant for the year so far? Luke seriously what does she do writing threatening letters to tenants who are not a fan of David we need her our and David out. Rose shouldn’t be president. And why is an incompetent lady who is forgetting and has dementia the treasurer of the cooop? She can’t even remember her apt number. How do we get these people out

This is disgusting each year this management picking up the maintenance first at 5%% now at 6%% why for zarinas vacations in Dubai)?? And now what we have to pay for this and for the illitigitamte and illiterate board members who are all taking notes from Zarina and commands??? This isn’t going to work. I agree enough is enough. We are not foced to wait another year while this board messes up. We can organize to have them kicked out.

I believe there are a lot of shareholders who are very upset and concerned with all the spending that’s going on. Why do we need all these cameras? Over $800,000? Reckless spending! We need our night security back not cameras. We also need to know how much money they have spent from the millions that was refinanced.
I agree with the previous comment we need to organize and start a Park City 3&4 shareholder committee. This is our Coop and we need to take control. Talk to your neighbors let’s ban together! This Board is not looking out for our best interest. For goodness sake one of our Board members is under RICO investigation. Get them all out and the Demon.Guest

as an afterthought – there is a time limit stipulation somewhere and that’s what started the investor trading to beat the deadline. I don’t remember where the stipulation can be found – I knew it over 10 years ago but I have no intention of doing all of the reading that I used to do to find the answer.

KeymasterInvestor apartment status (Holder of Unsold Shares) “can” pass from investor to investor so long as neither have ever occupied the apartment. Therefore, the “original sale” could have been a CAH/Holder of Unsold Shares transaction.
During the Jain administration I tracked numerous investor to investor sales. Almost like trading baseball cards. There were 10-15 investors doing that. Several of those “traders” remain existing shareholders today and may still be trading though they no longer have the Jain/Cecere collaboration.
And YES some served on the Board. It was a very tight group operating within the By Laws and original Offering Plan.

The apartment was not sold under CAH management.

You only read what you wanted to read. You didn’t give thought to him being a Holder of Unsold Shares where he can rent for eternity.
Go to ACRIS and enter the Property Number 2086 and Lot number 50 and the apartment number. It will show all transactions for that apt # in all 6 buildings. Then look at each entry until you find the one in your building. If it was bought from Carol Mgmt or CAH there’s nothing you can do about the number of renters. You can try 311 to see if the cigarette smoke is a City violation.

So I have a neighbor who is living and renting for more than 6 years and smokes on the balcony every day even though I complained to the office and it’s a 311 violation if indeed the smoke gets into the apartment. Office doesn’t do anything about it why because the person who owns the apartment is a real estate attorney himself and Bukharian. Why do these people think they have more rights than anyone else in this country?! Isn’t that shady. My best bet is that attorney pays the management on the side for allowing to rent the apartment for more than 6 years.
