Elgoarary – skunks don’t change the stripe down their back or their stink . And the smell of your favorable Board comments contaminates our air as a warning to shareholders to stay away from you as a broker and the necessity to disinfect the co-op Board and its management.

The words of a thief to support the current manager and board has no value except to say “birds of a feather flock together”.
We think you just see so much money in the co-op pot and you want a piece of it.

The problem with the board is:
1. David is the husband of Zarina. Rose is Zarina’s employee. Zarina sells apartments in PC 3n4. This is a conflict of interest.
2. The board has already been in power for two years and has not brought back candidate nights, has lessened communication with shareholders, and is afraid to talk to us without a lawyer present.
3. There are concerns about where our products are sourced, it was already pointed out that the former Treasurer was selling to us yet he was never removed from office. This was never explained.
4. It is a known fact that Rose campaigned against two active board members, Joseph and Benjamin. This was allegedly done because they brought up concerns with an unknown Conflict of Interest.
5. In the previous 2 years we have had 32 lawsuits filed. Prior to the current board, we had roughly 38 over 20 years.
This is not event a end but a start to the issues

David has so many lawsuits within a short time span of being property manager, says a lot about a person. Chandra at least it was over a 20 year span. But David is just ridiculous. Not surprised because he gets it from his wife, from what I observed when she was throwing those meetings in the park.

I just learned today that starting 3 months ago, we no longer have security overnight. Instead, there are 2 security personnel walking between buildings. Was there any notification of this change?

If we were just notified that the election would be in October how come Rose was going from Building to building soliciting shareholder votes ON JULY 24TH?????????

Now go to Google, type in – Corruption in the Residential Real Estate Industry, Dept. of Investigation Press Release. 5 Page Report, go to page 3, middle of the page and your will see a brief paragraph about Park City 3 & 4, a board member who received a 36,000.00 kickback. Same guy, in my opinion, he thought putting a (-) between the El and the G would fool people. Please print a copy of this for yourself. Now exit page and just google his name. Very interesting fellow, a very nice family, minus 1! Next time you crawl out of your sewer to speak fondly of your fellow criminals on the current Board, after bragging about your decades as a landlord here, be sure to mention you were also a board member and took in some good bribe money! This criminal was also at the park meeting with Zarina when Rose put together this clown show. He and Rose actually hugged one another after it ended. Rose is in on this up to her neck, and in my opinion her position on the board requires that she face criminal charges, including Conspiracy to Commit Fraud!

All these lawsuits that David is creating against people, in collusion with the attorney who is getting paid for all these scams he is perpetrating to. And who pays for the property managers bad habits and attempts? The shareholders!! Get David and his board out now!

For the idiot who posted about Ron- You should mind your own business. The people in this co-op are too uneducated and uncaring to realize what happened and what is happening.
Ron and a few others are watching out not only for themselves, but for the good of the community. What have you done to watch how much it is costing us and all the ridiculous new rules? How many people do we need in the office. We already have a property manager who has no experience and AKAM caved and made a deal just to make money, by taking him. AKAM had people who knew what they were doing once they came in when Jain was thrown out and then we ended up with David (or whatever his real name is) because they were told, use him or lose the contract.

KeymasterIt is rumored that current members of the Board have sold their apartments. According to our By Laws – the last paragraph of Article II Section 5 – (on page 3) –
“Except for Holders of Unsold Shares, a director who ceases to be a shareholder or whose spouse ceases to be a shareholder, as the case may be, shall be deemed to have resigned as a director.”
Further, the By Laws Article II Section 1 were amended on February 29, 2000 by deleting
“at least one less than the majority of the Directors to be elected must be residents of the building owned by the corporation”
and was replaced with the following language
“all members of the Board of Directors must be both residents of the building and shareholders or the spouses of shareholders residing in the building. This provision shall not apply to holders of unsold shares or those individuals elected as the representative of the holders of unsold shares.”
If the rumors are true then the Board must notify shareholders as such with the effective dates of each director’s resignation.
The By Laws can be found in the DOCUMENTS tab of this website and can be read as a pdf file in your Downloads folder. The Certificate of Incorporation can also be accessed there and shareholders should be aware of the fact that the terms of the Certificate legally overrule the terms of the By Laws. That is important for shareholders to know when any Board attempts to modify the By Laws.
